Warehouse Design: what it covers

A warehouse earns its keep by how much it can store and how quickly goods move in and out. Two buildings with the same covered area can perform very differently depending on clear height, column spacing, door positions, floor quality and yard layout. That is why warehouse design is a planning job first and a building job second.

Around Lahore, demand ranges from traditional godowns near wholesale markets to modern distribution buildings along the ring road and motorway approaches. Whatever the scale, a designer should start with what you store, how it is handled and how many vehicles visit each day. On Houseplot you can brief verified architects and engineers once and receive comparable quotes.

Planning Storage: Height, Grid and Aisles

Clear height under the roof structure is often the most valuable dimension in a warehouse, because going up is cheaper than spreading out. Decide early how high you will stack or rack, then set eave height and roof structure to suit. Column spacing should line up with racking bays so columns sit inside rack runs rather than blocking aisles.

Aisle widths depend on handling equipment. Hand trolleys, counterbalance forklifts and narrow-aisle trucks all need different widths, so name the equipment you use or plan to buy.

  • Column grid matched to racking bays
  • Aisle widths matched to handling equipment
  • Separate zones for receiving, storage, picking and dispatch
  • Office and staff facilities placed to oversee the floor

Logistics Center Design

A logistics centre is less about long-term storage and more about speed: goods arrive, are sorted and leave, sometimes within hours. The design focuses on the yard and docks as much as the building. Separate entry and exit gates, a one-way truck circulation loop, waiting bays off the road, and enough dock doors for peak hours keep the site from jamming.

Inside, a cross-dock layout places receiving doors on one side and dispatch doors on the other with a sorting area in between. Dock levellers or raised dock platforms, canopies over doors for rain, and good lighting for night shifts make loading safer. Space for a driver rest area, a security cabin and a control office near the gate is part of a well-planned hub.

  • One-way truck flow with separate in and out gates
  • Dock doors sized for peak arrivals, with canopies
  • Marshalling and sorting area between inbound and outbound docks
  • Driver facilities and gatehouse near the entrance

Floors, Fire Safety and Drainage

Warehouse floors take concentrated loads from rack legs and repeated wheel loads from forklifts. Uneven or cracked floors damage equipment and make high racking unsafe. Your engineer designs the slab thickness, reinforcement, joints and surface finish from the soil report and the equipment you use.

Stored goods can be a large fire load, especially paper, plastics, textiles and packaging. Plan fire exits, hydrant access, extinguisher points and, where needed, sprinklers and smoke venting at the layout stage. Yard drainage and roof gutters should be designed so monsoon water never backs up into the building or dock pits.

How it works

Step by step

Understand the stock

Share what you store, typical pallet or package sizes, stacking method, and daily inbound and outbound vehicle movements.

Site, access and soil

The designer studies road access, gate positions and truck turning, and a soil test is arranged before foundations and floors are designed.

Layout options

Racking and aisle options are tested against column grids and door positions to balance storage capacity with handling speed.

Building and services design

Structure, roof, floor, fire safety, lighting and drainage are designed together so racking, sprinklers and lights do not clash.

Drawings for approval and tender

Approval and working drawings are issued so contractors and racking suppliers can price against the same layout.

What changes the cost

  • Covered area, clear height and roof span
  • Racking system and the floor quality it demands
  • Number of dock doors, levellers and canopies
  • Fire-fighting scope, such as hydrants or sprinklers
  • Yard paving, drainage and boundary works
  • Soil conditions and foundation type
  • Whether the design includes offices, mezzanines or cold rooms
Before you hire

Checklist

  • Decide your stacking or racking height before design starts
  • Share peak-hour truck numbers, not just daily averages
  • Ask how column spacing suits your racking layout
  • Confirm the floor slab is designed for your forklifts and rack loads
  • Check that fire safety is planned with the layout, not added later
  • Ask for truck turning paths to be shown on the site plan

FAQs

Warehouse Design: questions

What is the difference between a godown and a warehouse?

In everyday use they mean much the same thing. A traditional godown is often a simple store near a market, while a modern warehouse usually has racking, docks and a planned yard. The design principles of height, access and safe handling apply to both.

Should a warehouse be steel or concrete?

Most single-storey warehouses use steel frames for wide spans and quick erection, with RCC used for foundations, floors, dock walls and office blocks. Your engineer can recommend the mix for your site.

Why does a warehouse need a soil test?

The floor and foundations carry heavy, long-term loads. Weak or uneven ground can cause floor cracking and settlement that make racking unsafe. A soil investigation lets the engineer design for the actual ground.

Can I add cold storage inside my warehouse?

Yes. Insulated cold rooms can be built inside a warehouse shell, but they need their own floor insulation, power supply and equipment space. Tell your designer early so these are planned in.

Which authority approves a warehouse in Lahore?

It depends on the plot location: LDA, a TMA, a Cantonment Board, an industrial estate or a private scheme. Each has its own rules for covered area, setbacks and parking, so confirm with the relevant office.
