Building a house is the biggest purchase most Lahore families ever make. A design-and-build home builder puts the architect, the structure engineer, the site team and the finishing trades under one contract, so you deal with one party instead of six. That convenience only works if the scope, specifications and payment plan are written down clearly before work starts.
This guide explains what home builders in Lahore usually offer, how to compare them, how pricing works and the warning signs to watch for.
What a home builder does
A design-and-build firm can handle some or all of these stages:
- Design – architectural plans (naqsha), elevations, 3D views and structural drawings.
- Approval – preparing and submitting drawings to LDA, DHA or your housing society.
- Grey structure – excavation, foundations, columns, beams, slabs, brickwork, plaster, and the hidden plumbing and electrical conduits.
- Finishing – flooring, tiles, doors, windows, kitchen, bathrooms, paint, electrical fittings, woodwork.
- Handover – final snag list, utility connections and the completion certificate where required.
Some builders work "with material" (they buy everything), others "labour only" (you buy materials, they supply the workforce). Turnkey means they deliver a ready-to-live house.

How construction is priced in Lahore
Builders usually quote in one of three ways:
- Per square foot of covered area – the most common basis. Covered area is the built floor area on all floors, not the plot size.
- Lump sum – one fixed price for a defined set of drawings and specifications.
- Labour rate per square foot – for labour-only contracts, with materials billed separately.
For context, recent published estimates collected in Houseplot construction rate data (October 2026) put grey structure in Lahore at roughly Rs2,200–4,000 per sq ft, and a complete house at roughly Rs6,500–13,450 per sq ft depending on specification. Labour is reported at about 25–35% of grey structure cost. These are market ranges, not quotes. Your price depends on:
- Covered area and number of floors (a basement adds a lot).
- Soil condition and foundation type.
- Structural design: spans, cantilevers, double-height areas.
- Steel and cement rates at the time of purchase.
- Finishing specification: tiles, sanitary, kitchen, woodwork, windows.
- Society location and access for trucks.
- Whether design and approval fees are included.
Always get a written quote with a bill of quantities or a specification sheet, so you can compare like with like.
How to choose a home builder
- Check credentials. Ask whether the firm is registered with the Pakistan Engineering Council (PEC) as a constructor, and whether the structural engineer signing your drawings is PEC-registered. Ask whether the architect is registered with the Pakistan Council of Architects and Town Planners (PCATP). Ask for registration numbers and confirm them with the council.
- Visit live sites. A finished house photo tells you little. A site under construction shows shuttering quality, steel spacing, curing and safety.
- Talk to past clients. Ask whether the house was delivered on time and whether the final bill matched the quote.
- Read the specification. "A-grade tiles" means nothing. Ask for sizes, grades, thickness and where each material goes.
- Check the payment plan. Payments should follow completed stages, not dates.
- Ask about supervision. Who is the site engineer, how often do they visit, and who checks the steel before every pour?
From request to handover
- Post your request with plot size, location, floors and budget range.
- Site visit and brief – the builder sees the plot and discusses rooms, style and budget.
- Design – floor plans, elevations and structural drawings, with revisions.
- Approval – drawings are submitted to the relevant authority. LDA runs building plan approval online through the Punjab e-Biz portal and publishes its Building and Zoning Regulations 2019. DHA and private societies have their own byelaws.
- Contract and specifications – signed scope, rates, payment stages and timeline.
- Grey structure – foundations, frame, slabs, brickwork and plaster, with inspections at each stage.
- Finishing – floors, bathrooms, kitchen, woodwork, paint and fittings.
- Snag list and handover – you list defects, the builder fixes them, then keys and documents change hands.
Red flags
- A per-square-foot rate far below other quotes, with no written specification.
- Large advance before any work starts.
- Payment linked to calendar dates instead of completed stages.
- No structural drawings, or drawings without an engineer's name and registration.
- Reluctance to show current sites or give past client contacts.
- Suggestion to start work before approval "to save time".
- "Extra work" verbally agreed with no written variation rates.
- No mention of curing, testing or who checks the steel before slabs are poured.
FAQs
What is the difference between grey structure and turnkey?
Grey structure is the shell: foundations, frame, walls, roof and plaster with conduits inside. Turnkey adds all finishing so the house is ready to move into.
Is "with material" better than labour only?
With material is simpler and gives you one point of responsibility. Labour only gives you more control over brands and buying, but you carry the risk of wastage, theft and delayed deliveries.
How is covered area calculated?
It is the total built floor area across all storeys, usually measured to the outside of walls. Ask the builder to show how they calculated it on the drawings, because a different method changes the total price.
Do I need approval before construction?
Yes. In LDA areas, DHA and private societies, building plans must be approved before work starts. The builder can prepare the drawings, but the approval is in the owner's name.
How long does a house take to build?
It depends on size, design, approvals, weather and payment flow. Ask each builder for a stage-wise timeline in the contract.
Can I change the design mid-way?
Usually yes, but changes after drawings are approved may need revised approval and will change cost. Agree variation rates in writing.
