Buying, selling, inheriting or renting property in Lahore involves papers from several offices: the Punjab Land Records Authority (PLRA) for revenue land records, development authorities such as LDA, housing societies and cantonment or DHA offices for their own transfer records, and the courts and rent tribunals when things go wrong. A property lawyer checks those papers, prepares the documents and represents you if there is a dispute.

How to choose a property lawyer
- Confirm they are an enrolled advocate. Advocates practising in Punjab are enrolled with the Punjab Bar Council. Ask to see their Bar Council licence card and note their enrolment details.
- Ask about property experience specifically. A good criminal or family lawyer is not automatically a good conveyancing or rent-case lawyer.
- Check local knowledge. Records in Lahore differ by area: PLRA revenue records, LDA schemes, private housing societies and DHA each have their own processes. Ask which ones they deal with regularly.
- Get the scope in writing. What they will check, what they will draft, what they will file, and what is excluded.
- Ask who will actually do the work. In many offices, junior associates or clerks handle routine filings. That is fine if a senior lawyer reviews it.
How fees usually work
Lawyers' fees in Lahore are not fixed by any public schedule you can rely on, so ask for a written fee quote. Common bases:
- Fixed fee per task, such as one title verification or one deed draft
- Fixed fee per transaction, covering verification, drafting and registry support together
- Case fee for litigation, sometimes split into stages (filing, evidence, arguments) with separate fees for appeals
- Out-of-pocket costs passed through at actual: government fees, stamp duty, PLRA service charges, copying fees and travel
Government charges are separate from the lawyer's fee. For example, PLRA's service charges for FY2026-27 include Rs900 for an ordinary copy of a fard, mutation or girdawari and Rs4,000 for the express copy, and an e-registration service fee of 0.1% of land value with a minimum of Rs3,600 (Profit, July 2026). Stamp duty and other taxes are charged in addition at government rates; ask your lawyer to list every government charge before you start.
Process from request to completion
- Initial consultation. Share what you are buying, selling, inheriting or disputing, and copies of whatever papers you have.
- Document list. The lawyer tells you what is missing and where to get it.
- Searches and verification. Records are checked at PLRA, the society or authority, and courts where relevant.
- Advice note. A written opinion on title and risks, or on the strength of your case.
- Drafting. Agreements, deeds, notices or plaints prepared and reviewed with you.
- Filing or registration. Documents executed and registered, or the case filed.
- Follow-up. Mutation, transfer letters, hearings and final orders.
- Closing file. Certified copies of all final documents handed to you.
Red flags
- A "lawyer" who will not show a Bar Council licence
- Advice to under-declare the property value on documents
- Promises of a guaranteed court result or a fixed date for a judgment
- No written fee agreement, or vague "expenses" with no receipts
- Asking you to sign blank stamp papers or undated documents
- Pressure to pay the full litigation fee before the case is even filed
FAQs
Do I need a lawyer to buy a house in Lahore? The law does not require one for every purchase, but a title check before you pay the token is one of the cheapest ways to avoid a costly mistake, especially for resale property and plots.
What is the difference between registry and intiqal? Registry is the registration of a deed, such as a sale deed, with the sub-registrar. Intiqal (mutation) updates the revenue record held by PLRA. In many transactions you need both; society and authority properties also have their own transfer process.
Can a lawyer handle everything if I live abroad? Many steps can be handled through a properly drafted special power of attorney, but some steps need the owner's own verification. Ask the lawyer which steps need you in person.
How long does a property dispute take? It depends on the type of case and the court. Some laws set target timelines: for example, rent tribunals are required to make a final order within four months of filing under the Punjab Rented Premises Act, 2009, and partition suits are to be decided within six months under the Punjab partition law. In practice, ask your lawyer for a realistic estimate.
Are lawyers' fees negotiable? Often, yes, especially for fixed-scope work. Compare two or three written quotes with the same scope.
What documents should I bring to the first meeting? CNIC copies, any fard, registry, allotment or transfer letters, the draft agreement if any, rent agreements, death certificates for inheritance, and any notices or court papers you have received.
