Building Information Modeling: what it covers

Building information modeling, or BIM, builds a project as an intelligent 3D model rather than separate flat drawings. Walls, slabs, columns, doors and windows are objects carrying information such as size, material and level. Plans, sections, elevations and schedules are then taken from the same model.

The main benefit is consistency. Change a window in the model and every plan, elevation and schedule updates. That reduces errors that creep in when drawings are revised separately. For larger houses, commercial buildings and multi-storey projects in Pakistan, BIM is increasingly used to coordinate design teams.

On Houseplot, describe your project and the BIM outputs you need. Verified BIM modellers, architects and engineers will send quotes.

Who it is for

  • Developers of commercial, residential and mixed-use buildings
  • Architects and engineers who need modelling support
  • Contractors who want models for quantities and planning
  • Owners of large houses who want clear 3D coordination
  • Consultants working on overseas projects from Pakistan

Quantity schedules for key elements
3D views for client review
Model files and PDF drawing sets

BIM Architectural Modeling

The architectural model captures the building's spaces and envelope: walls, floors, roofs, stairs, doors, windows, ceilings and facade elements. Rooms are tagged with names and areas, which helps when checking covered area and producing room schedules.

Detail can start simple for early design and grow as decisions are made. Agree in advance how much detail you need. A model for concept views needs far less than one used to produce construction drawings.

  • Walls and floors with material layers
  • Doors, windows and openings with schedules
  • Stairs, ramps and railings
  • Room tags with areas
  • Plans, elevations and sections from one model

BIM Structural Modeling

The structural model shows the frame: foundations, columns, beams, slabs, shear walls and stairs. It is built from the structural engineer's design and is used to produce general arrangement drawings and to check that structure and architecture line up.

A structural model is not a structural design. Sizes and reinforcement are decided by a PEC-registered engineer through analysis and calculation. The model represents those decisions and makes them easier to coordinate and quantify.

  • Foundations and plinth beams
  • Column and beam layouts by level
  • Slabs, openings and drops
  • Structural general arrangement drawings
  • Concrete and steel quantity estimates where briefed

Is BIM worth it for your project?

For a simple single-family house, 2D drawings are often enough. BIM earns its place when a project has several floors, a basement, complex services or multiple consultants, or when the owner wants reliable quantities and fewer clashes on site.

Talk to the provider about your goals. They should be honest about whether full BIM, a simpler 3D model or 2D drawings suit your budget and timeline.

Getting a BIM model you can keep using

A model is only valuable if it stays usable after handover. Ask for a sensible file structure, clear naming of levels and views, and a short note explaining how the model is organised. That way another consultant, or the same team a year later, can open it and continue without rebuilding parts.

Agree who owns the model and its files once the work is paid for, and keep a copy at each major milestone. If the project later moves into coordination with MEP engineers, a clean architectural and structural model makes that stage much quicker.

How it works

Step by step

Define the purpose

Agree what the model is for, such as drawings, quantities or coordination, as this sets the level of detail.

Collect inputs

Gather design drawings, sketches, structural layouts and standards you want followed.

Build the models

Architectural and structural models are built level by level using agreed naming and detail levels.

Review and refine

You and your design team review 3D views and drawings, and the model is updated.

Extract outputs

Drawings, schedules and quantities are produced from the model and issued with the model files.

FAQs

Building Information Modeling: questions

What are BIM services?

BIM services create and manage intelligent 3D models of buildings, from which drawings, schedules and quantities are produced. They also support coordination between architects, engineers and contractors.

Is building information modeling used in Pakistan?

Yes, particularly on larger commercial, institutional and multi-storey projects, and by firms working on overseas projects. Use on smaller houses is growing but is still optional.

Does BIM replace 2D drawings?

No. Drawings are still needed for site work and approvals, but in BIM they are produced from the model. This keeps them consistent when changes are made.

Can a BIM model give me material quantities?

A well-built model can give quantities for elements like concrete, walls and openings. Accuracy depends on the level of detail, so agree what quantities you need at the start.

Do I need separate architectural and structural models?

Often yes, as each discipline models its own elements. They are then combined to check that structure and architecture line up, which leads into coordination and clash detection.
