How a DHA naqsha differs from a general house plan
A general house plan can follow any layout you like. A DHA naqsha must follow DHA's own regulations for your phase and plot size. These cover matters such as covered area, setbacks, height, boundary walls, ramps, car porch and basement use.
DHA updates its regulations and procedures from time to time, and phases can differ. Treat any rule you hear from neighbours as a starting point only, and have your architect confirm the current position with the DHA building control office.
Owner documents to keep ready
The architect handles drawings, but DHA also needs the owner's paperwork. Missing documents are a common reason a well-drawn file still gets stuck.
- Allotment or transfer letter and possession documents
- Identity documents of the owner, and authority letter if someone acts for you
- Proof that plot dues are clear, if DHA asks for it
- Any earlier approved plan if you are extending or rebuilding
- Soil investigation report if a basement is planned
Managing a DHA build from abroad
If you live outside Pakistan, choose a professional who explains each step in writing and shares scans of submitted and approved sheets. Agree in advance who will attend DHA meetings and site inspections.
Keep a simple shared folder with the approved drawings, receipts and correspondence. When you later sell or rent the house, that record saves time and gives buyers confidence.
