How we rank these surveyors & map services

Each business gets a Houseplot Trust Score from 0 to 100. We weigh its public star rating (30%), the number of reviews (15%), how many independent places mention it (15%), a working website of its own (10%), a published registration or licence (10%), years in business (10%), contact details that match across sources (5%) and an active social presence (5%). Mostly positive feedback adds 5 points; mostly negative feedback removes 10. Businesses can't pay to rank higher. Where no public reviews exist, the score rests on the other signals — so treat it as a starting point and compare written quotes.

A land surveyor tells you what is actually on the ground: where your plot starts and ends, how big it really is, how high it sits against the road, and what is built around it. In Lahore that matters more than many buyers expect. The same "10 marla" label can describe very different areas, because Punjab's revenue records use a marla of 272.25 sq ft (Wikipedia) while most housing societies sell on a smaller marla. A survey turns a label into measured feet.

This guide explains the main surveying and map services, when each one is needed, how to choose a surveyor, and how quotes are usually built.

What surveyors and map services cover

Service What it is When you need it
Plot demarcation Fixing the plot corners and boundary lines on the ground from the approved plan or revenue record Before construction, before building a boundary wall, after possession
Plot measurement and verification Measuring the plot and comparing the result with the allotment letter, site plan, fard or registry Before paying bayana, before transfer, when area looks short
Topographic and level survey Recording ground levels, slopes, road and sewer levels, trees and existing features Before design, before earth filling, for drainage and plinth planning
Site plan and layout plan A scaled drawing of the plot (or a scheme) showing dimensions, setbacks, roads and features For architects, map approval files, subdivision or a farmhouse layout
Boundary dispute survey An independent survey to show where a wall or fence sits against the legal boundary When a neighbour encroaches or a wall is in the wrong place
GPS / digital land survey Survey using GNSS (GPS) receivers and total stations, delivered as digital coordinates and CAD files Large or rural land, agricultural parcels, schemes, accurate records

Most surveyors offer several of these. A homeowner with one society plot usually needs demarcation, a measurement check and a level survey. A developer or a landowner outside a society is more likely to need GPS work and layout plans.

Society plots and revenue land are different jobs

Inside a managed society the society's own plan is the reference. DHA Lahore, for example, issues a site plan that it describes as a certificate of "area and the dimensions of the plot" (7 days, Rs5,250) and carries out demarcation through its Building Control Branch before construction, free of charge (DHA Lahore Building Control). A private surveyor's role here is usually to check the pegs, record levels and prepare drawings for your architect.

Outside societies boundaries come from the revenue record held under the Punjab Land Records Authority. The fard is "an official document that provides detailed information about a piece of land" (PLRA FAQs), but a fard gives area and khasra numbers, not pegs on the ground. Official demarcation of revenue land is done through the revenue staff. A private surveyor can prepare an independent measurement and map, which is useful evidence, but it does not replace official demarcation where the law requires it.

How to choose a surveyor

Surveying in Pakistan does not have a single consumer-facing licence that every surveyor holds, so check experience and method as well as paperwork.

  1. Ask what qualification they hold. Many survey teams are led by a civil engineer or a diploma holder in surveying. If they say they are an engineer, ask for their Pakistan Engineering Council (PEC) registration number and check it with PEC.
  2. Ask about equipment. Tape and chain surveys suit small society plots. A total station, auto level or GPS receiver is the right tool for levels, larger land and disputes.
  3. Ask for a sample report. A good report shows measured dimensions, the reference used (plan, fard, society map), a sketch or CAD drawing, and the date and names of the team.
  4. Check local experience. Someone who works regularly in your society or tehsil knows where the reference points and old boundary markers are.
  5. Confirm who signs the report. For a dispute or a court matter, the report needs a named person who can stand behind it.

How pricing usually works

Surveyors in Lahore price in a few common ways. We do not publish figures because rates vary by job; get two or three written quotes.

  • Per visit or per plot: common for demarcation and measurement checks on society plots.
  • Per kanal or per acre: common for agricultural land, farmhouses and larger parcels.
  • Lump sum: common for topographic surveys, layout plans and dispute reports with a defined scope.
  • Drawing charges: CAD drawings, extra copies and revisions are often priced separately.

Factors that move the price:

  • Plot size and shape, and whether the land is open or built up
  • Whether there are fixed reference points nearby or the team must establish them
  • Equipment needed (tape, total station, GPS)
  • Travel distance outside the city
  • Number of drawings and revisions
  • Whether the surveyor must attend a hearing or a joint survey with officials

From request to completed survey

  1. Send your request with the location, plot size, and what you need the survey for.
  2. Share documents: allotment letter, society site plan, fard, registry or previous maps.
  3. Receive quotes that state scope, equipment, timeline and deliverables.
  4. Fix a visit date and tell neighbours if pegs will be placed near shared walls.
  5. Fieldwork: the team measures, places pegs or records levels.
  6. Report and drawings: review the measured figures against your documents.
  7. Follow-up: if figures do not match, take the report to the society, the revenue office or your lawyer.

Red flags

  • A quote with no stated deliverable ("survey done") and no drawing
  • Refusal to say what reference the measurement is based on
  • Promises to "adjust" a boundary or area in your favour
  • No named person on the report
  • Pegs placed without anyone checking the society plan or the record
  • Pressure to pay the full amount before fieldwork

FAQs

Do I need a private surveyor if my society does demarcation? Not always. The society's demarcation fixes your boundary. Many owners still hire a surveyor to verify the pegs and record levels before an architect starts work.

Why is my plot smaller than the marla figure on the file? Usually because of the marla basis. A revenue marla is 272.25 sq ft (Wikipedia), while many societies use a smaller marla. Ask for the dimensions in feet and compare.

Can a private survey settle a boundary dispute? It gives you evidence. Settlement comes through the society, the revenue authorities or a court. Take legal advice before acting on a report.

What is a level survey for? It records how high your plot is compared with the road and sewer. Architects use it to set plinth height and drainage, and it tells you how much earth filling you may need.

How long does a survey take? It depends on size and scope. A single society plot is often a short field visit; larger land and digital mapping take longer. Ask for a timeline in the quote.

What documents should I keep ready? Allotment letter or site plan for society plots; fard, registry and any previous maps for revenue land; and your CNIC.
