Buying a house in Lahore is usually the largest purchase a family makes, yet many buyers rely on a quick walk-through. A home inspection puts an independent engineer or inspector through the house to find what a fresh coat of paint can hide: seepage, cracks, poor wiring, weak plumbing and building defects. Inspections are also used when you take over a newly built house and during your own construction.

Types of home inspection

Service What it is When you need it
Pre-purchase house inspection Full condition check of a house you plan to buy After agreeing a price, before paying the full amount
New house snagging inspection Detailed defect list on a newly built house Before final payment to a builder or developer
Construction stage inspection Visits at key stages to check work quality During your own house construction
Structural assessment Engineer's check of cracks, slabs, columns and beams Visible cracks, sagging, before adding a storey
Damp and seepage survey Tracing the source of damp and leaks Recurring damp, stains, peeling paint
Electrical safety check Wiring, distribution board, earthing, loads Old houses, frequent tripping, before adding loads

What a typical inspection covers

  • Structure: cracks in walls, beams, columns and slabs; signs of settlement; quality of exposed concrete and steel.
  • Damp and leaks: walls next to bathrooms and kitchens, ceilings below wet areas, roof and parapets, plinth-level damp.
  • Roof: waterproofing condition, slopes, drain outlets, water tank area.
  • Plumbing: water pressure, leaks, drainage flow, pipe material visible at access points.
  • Electrical: distribution board, earthing, wire condition at accessible points, overloaded sockets.
  • Finishes: hollow tiles, plaster cracks, doors and windows, woodwork condition.
  • Documents (for purchases): whether the house matches its approved plan.

How to choose an inspector

  1. Prefer a qualified engineer. For structural opinions, use a civil engineer registered with the Pakistan Engineering Council (PEC). The LDA Building and Zoning Regulations 2019 define a structural engineer as "a consulting engineer registered with PEC with 5 years of professional experience as structural engineer" (LDA Regulations 2019). Ask for the PEC registration number and check it with PEC.
  2. Ask for a sample report. A good report has photos, locations, a description of each defect, how serious it is and what to do.
  3. Check independence. For pre-purchase and snagging, the inspector should not be connected to the seller or builder.
  4. Ask what tools they use. For example, moisture meters, levels, tile tapping, and simple electrical testers. Ask what they cannot check without opening walls.
  5. Agree the scope in writing, including what is excluded.

How pricing usually works

Inspection fees in Lahore are not standard. Common bases:

Pricing basis Typical use
Per visit Construction stage inspections, single-issue checks
By covered area or house size Pre-purchase and snagging inspections
Package of visits Construction monitoring across several stages
Lump sum Structural assessments with a written report

What affects the fee:

  • Size of the house and number of floors.
  • Depth of the report: a checklist versus a detailed photo report.
  • Specialist testing, such as concrete testing, which may involve a lab.
  • Travel and urgency.

Ask for a written fee quote and a sample report before booking.

Process from request to report

  1. Post your requirement with the house location, size and purpose.
  2. Agree the scope and fee in writing.
  3. Arrange access with the seller, builder or site contractor, including power and water on.
  4. Inspection visit. Attend if you can; it helps to see defects in person.
  5. Written report with photos and recommendations.
  6. Follow-up. For snagging and construction, a re-check after defects are fixed.

Red flags

  • An "inspector" recommended by the seller or builder.
  • No written report, only a verbal opinion.
  • No engineering qualification when giving structural opinions.
  • Very fast inspections of large houses.
  • Guarantees that a house is "100% fine" without any limitations stated.

FAQs

Who should inspect a house in Lahore? For structural issues, a PEC-registered civil or structural engineer. For general condition checks, an experienced inspector can help, but ask about their qualifications.

Can an inspection find hidden problems inside walls? Only partly. Inspectors can spot signs such as damp, stains and hollow sounds, and use moisture meters, but they cannot see inside walls without opening them. A good report states its limits.

How long does an inspection take? It depends on the house size and scope. Ask the inspector when you book.

Do I need an inspection for a newly built house? Yes, a snagging inspection before final payment helps you get defects fixed while the builder is still responsible.

Can an inspection report help in price negotiation? Yes. Buyers often use repair needs found in the report to negotiate or to ask the seller to fix items before transfer.

Should I be present during the inspection? It is helpful. You can see the defects and ask questions on the spot.
