A basement (tehkhana) adds parking, storage or living space without using more of your plot. It is also the riskiest part of a house build: deep excavation next to a neighbour's foundation, water seepage and heavy retaining walls all need proper design and an experienced contractor.

What's included

Item What it involves Confirm with the contractor
Excavation Digging to the designed depth, soil removal Disposal site and transport
Excavation support Shoring, piling or staged digging to protect neighbours Method shown in structural drawing
Dewatering Pumping out groundwater or rainwater Pump and power supply
Raft or footing Foundation slab for the basement Thickness and steel as per drawing
Retaining walls RCC walls that hold back soil Steel, concrete mix, wall thickness
Waterproofing Membrane or coating on walls and floor System type, guarantee
Drainage and sump Floor drains, sump pit and pump Pump capacity, discharge point
Ventilation and light Light wells, vents, exhaust Matches approved plan

When you need it

  • You need car parking or storage that the ground floor cannot give
  • Your approved plan allows a basement on your plot
  • You can budget for the extra structure and waterproofing, which costs more than ground-floor area

LDA rules to know

In LDA-controlled areas, the building regulations amendment document sets out:

  • Setback or piling. A car-parking basement without piling must leave 4 ft open all around within the plot. Full-plot coverage is allowed if RCC piling is provided on all four sides (LDA regulations, reg. 5.3.6).
  • Minimum size. A basement should have a minimum area of 100 sq ft after leaving mandatory open spaces (reg. 6.2.1(e)).
  • FAR. Basement area is counted in the floor area ratio (reg. 2.2.3, note a).
  • Staged approvals. Basement excavation plans, including restraining structure or piling design, are released at the first stage (reg. 10.4.1).

DHA and private societies have their own basement rules. Check with your authority before design.

Step-by-step process

  1. Confirm the basement is allowed on your plot and shown on the approved plan.
  2. Get a structural design for retaining walls, raft and excavation support. A soil test helps the engineer design safely.
  3. Inform neighbours and photograph their walls before digging, so any later damage claims are clear.
  4. Excavate in stages with support in place as designed.
  5. Dewater if groundwater or rain enters the pit.
  6. Lay blinding, waterproofing and raft as per drawing.
  7. Build retaining walls with steel checked before each pour.
  8. Waterproof walls externally before backfill.
  9. Backfill and compact in layers.
  10. Install drainage, sump and pump and test before finishing.

What affects the cost

Basement work is usually priced separately from the rest of the grey structure or quoted at a higher per sq ft rate. Factors:

  • Depth and area of the basement
  • Piling on all sides vs leaving setbacks
  • Soil type and groundwater level
  • Retaining wall thickness and steel quantity
  • Waterproofing system
  • Soil disposal distance
  • Neighbour proximity and need for extra shoring
  • Steel and cement prices (Houseplot construction rate data shows cement at about Rs1,500 to Rs1,610 per bag and Grade 60 steel at about Rs277,000 per ton on 18 October 2026)

Questions to ask

  1. How many basements have you built, and can I visit one that is a few years old?
  2. What excavation support method will you use next to my neighbours?
  3. Which waterproofing system do you use, and what guarantee do you give?
  4. Who pays if a neighbour's wall cracks during excavation?
  5. How will you handle rain during excavation?
  6. Is soil disposal included?

Red flags

  • Digging the full depth at once next to a neighbour with no support
  • "Waterproofing is not needed in this area"
  • No structural drawing for retaining walls
  • Backfilling before waterproofing is inspected
  • Ignoring setbacks the approved plan requires

FAQs

Can every Lahore house have a basement? No. It depends on your authority's rules, plot size and approved plan. Check before you design.

Why do basements leak? Usually poor waterproofing, cold joints between pours, or no drainage. Ask how the contractor treats joints and where the sump discharges.

Do I need piling? In LDA areas, full-plot basement coverage needs RCC piling on all four sides; otherwise a 4 ft setback applies. Your structural engineer decides the design.

Is a soil test necessary? It is strongly recommended for basements so the engineer knows the soil and groundwater conditions.
