Home Loan / EMI Calculator (Pakistan)
Work out your monthly home-loan instalment, total interest and total paid from price, down payment, rate and tenure.
How the instalment is calculated
The calculator uses the standard reducing-balance formula: EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r the monthly rate and n the number of months.
Pakistani banks usually price home finance at KIBOR plus a spread, so your rate moves when KIBOR is reset. The default rate here is KIBOR (12.09% 2026-08-10) plus an assumed 3% spread — source (opens in a new tab).

How to read the result
Take a PKR 2 crore house with PKR 60 lac down payment, so the loan is PKR 1.4 crore. At an annual rate of 15% over 15 years, the monthly rate is 1.25% and there are 180 payments. The formula gives an instalment of roughly PKR 1.96 lac a month, and you would repay about PKR 3.5 crore in total — about PKR 2.1 crore of it interest.
Two levers change that most. A larger down payment reduces every instalment. A shorter tenure raises the instalment but cuts total interest sharply: the same loan over 10 years costs about PKR 2.26 lac a month but roughly PKR 80 lac less in interest. Because most Pakistani home finance is floating, re-run the numbers at a rate 2–3 points higher to see whether you could cope if KIBOR rises.
What the number means
The instalment is what you would pay each month at the rate entered for the whole tenure. In Pakistan most home finance is priced at KIBOR plus a bank spread and reset once or twice a year, so treat the result as the starting instalment. Compare the total interest across tenures: a shorter tenure costs more each month but far less in total.
