Home Affordability Calculator
Estimate the most you can spend on a property from your income, existing instalments, down payment and bank debt-burden limit.
What the result means
Banks cap your total monthly instalments at a share of income (the debt-burden ratio). The calculator turns the instalment you can afford into a loan amount at your rate and tenure, then adds your down payment. Treat it as a ceiling, not a target.
See eligibility and documents, then search houses in your budget.
How to read the result
A household earning PKR 4 lac a month with no other loans, a 40% debt-burden limit, a 15% rate and a 20-year tenure can carry an instalment of about PKR 1.6 lac. That supports a loan of roughly PKR 1.2 crore; with PKR 50 lac saved for the down payment, the ceiling is about PKR 1.7 crore before taxes and transfer costs.
Leave a margin. Budget separately for advance tax, stamp duty, society transfer fees and moving costs — together they can add several percent to the price. Use the property tax calculator for the tax part.
What the number means
The figure is a ceiling, not a target. Banks cap your total instalments at a share of your income and then check your credit history, job stability and the property's title. Leave room for taxes, transfer fees and furnishing, which come on top of the price.

Frequently asked questions
What debt-burden ratio do banks use?
It varies by bank and product; ask your bank. The default here is an assumption you can change.
Should I include rent?
Include existing loan instalments; rent ends when you buy.
Does this check eligibility?
No — banks assess income, credit history and the property title.
