Property Tax Calculator: 236K, 236C, Stamp Duty & CVT
Estimate advance tax on purchase and sale, stamp duty, CVT and registration fee in Punjab from the property value and the rates shown.
Rates used
Default rates come from our property tax guide for 2026-27 (Tax Year 2027), Finance Act 2026, effective 1 July 2026. Rates differ for filers, late filers and non-filers and can change in each budget — edit any rate to match your case.
This is an estimate. Confirm current rates with FBR and the Punjab Board of Revenue, or a tax adviser, before you pay.

How to read the result
For a property valued at PKR 2 crore for tax, a buyer on the Active Taxpayers List pays advance tax under section 236K at the filer rate, and the seller pays section 236C at the seller's filer rate. Stamp duty in Punjab is charged on the deed value, and the registration and service fees are added at the sub-registrar or through e-registration.
Non-filers pay several times more advance tax, so becoming a filer before a purchase can save a large amount. Read filer vs non-filer and confirm current rates on the FBR withholding rate card before paying.
What the number means
Advance tax rates differ for filers, late filers and non-filers, and are charged on the higher of the declared value and the FBR valuation. Being on the Active Taxpayer List before the transfer date usually lowers the bill. Confirm current rates with FBR before you pay.
