What affects the price
- Approving authority and its current fee schedule

Good to know
- Official fees are charged on total covered area of all floors; commercial rates are 3-4x residential.
- LDA's online schedule was not found; the Rs 15/sq ft figure dates from 2022 and may have been revised.
- Society fees vary widely and are often bundled with the society's own architect services.
- Refundable securities are separate from approval fees.
- Architect and structural engineer fees for preparing the drawings are not included.
How we calculate
We researched current rates from several Pakistani suppliers, contractors, price lists and market reports in October 2026 and use the low and high end of what we found. Your inputs are multiplied by those rates to give a range, not a single figure. Labour, transport, taxes and your exact specification can move the final price, so treat the result as a budget guide and confirm with written quotes.
