Punjab's land record is computerised and managed by the Punjab Land Records Authority (PLRA) through its site, punjab-zameen.gov.pk. You can book a fard or mutation by calling 042-111222277 and collect it from an Arazi Record Centre (ARC), per PLRA.
For FY2026-27, a standard fard costs Rs900 and an express copy Rs4,000. Overseas Pakistanis in the UAE can now get fards through the Pakistan Embassy in Abu Dhabi and Consulate in Dubai.
Who keeps Punjab's land record
Two bodies matter. The Board of Revenue (BoR) sets policy and government fees. PLRA runs the computerised record and the service centres.
PLRA's network was 1,533 Arazi Record Centres across 143 tehsils when it announced online fard issuance in 2019, ProPakistani reported. Digitisation is still going on in phases: in July 2026, the BoR ordered records of 42 more mauzas digitised, including mauzas in Lahore city, Lahore Saddar, Model Town, Shalimar, Ravi, Wagha and Nishtar towns, Dawn reported.
So most Lahore land is in the system, but some mauzas are being added. If your fard request is refused as "not digitised", ask the ARC which tehsil office holds the manual record.

How to get a fard step by step
- Call 042-111222277 to book an appointment at your nearest ARC.
- Carry documents: a copy of the registry, a copy of the mutation, and your CNIC.
- Collect a token at the ARC and wait to be called.
- Receive and pay the challan at the bank counter.
- Collect the fard and check names, shares, khasra numbers and area line by line.
PLRA says no appointment is needed for a fard presented as surety in court. A power-of-attorney holder must submit an attested copy of the POA, which the sub-registrar verifies first.
The fard has no fixed expiry, but ownership can change at any time. Get one fresh, ideally within days of paying the bulk of the price.

Land records for overseas Pakistanis
From 8 September 2026, Pakistan's Embassy in Abu Dhabi and Consulate General in Dubai began issuing Punjab fards in partnership with PLRA, the Consulate announced. The service lets Pakistanis in the UAE handle land-record matters without travelling home.
The announcement did not list documents or steps, so contact the mission's helpline first. Under PLRA's FY2026-27 schedule, a fard through a foreign mission carries an extra US$50 charge, and a mission acting as local commission for e-registration costs US$100.
For overseas buyers, the practical sequence is: get a fresh fard through the mission, have a trusted lawyer in Lahore check it against the site, then complete the deal through e-registration with the mission as commission, or through a registered power of attorney.
Verifying a property before you buy
A fard alone is not a full check. Combine it with these steps:
- Fard from the ARC in the seller's name, with the right khasra numbers and area.
- Mutation history. Ask for copies of the mutations through which the seller acquired the land. PLRA's DG said in April 2026 that 182,000 mutation cases are pending and 221,000 mutations are missing province-wide, per APP.
- Registered deed copy from the sub-registrar (Rs1,400).
- Court orders. Ask the ARC whether any stay order is marked on the record.
- Site demarcation by the revenue staff, so the khasra on paper matches the land on the ground.
- Bank verification, if you are taking a loan. Banks verify on the PLRA system for Rs1,000 per successful check.
For plots inside DHA, Bahria Town or other societies, verify the file with the society's own transfer office instead. Check the scheme's approval status as well: PLRA has launched a Housing Societies Management System to register residential schemes.
Revenue courts and record corrections
Some record problems cannot be fixed at the ARC counter. Wrong entries, disputed mutations and partition cases go to revenue courts, which now take filings through the Revenue Courts Management System at Rs3,500 per case for FY2026-27, per APP.
PLRA is also deploying drone teams at divisional level for on-site land inspections and introducing central dashboards for revenue courts, its DG said in an April 2026 review, APP reported.
If a court has passed a stay order, submit the latest attested copy with an application so it is entered in the system. To remove a stay, submit the attested order vacating it; the ARC verifies it with the court before clearing the record, per PLRA.
Red flags in land record checks
- Name spelling or CNIC mismatch between fard and seller's ID.
- Seller's share smaller than the area offered. You may be buying from one co-owner who cannot sell the whole.
- "Record not available" for a central Lahore mauza. Ask why before paying any token money.
- Pressure to skip the ARC visit and rely on a photo of a fard.
- Inheritance land with no inheritance mutation in the seller's name.
- Agent offers to "arrange" an express fard for cash. The official express fee is Rs4,000 against a challan.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
