featured_mode: card | illustrationA double-storey 10 marla house in Lahore costs about Rs2–2.7 crore to build in 2026 with materials, with the grey structure at roughly Rs1–1.1 crore, based on 3,000–3,400 sq ft of covered area.
A double-storey 10 marla house costs roughly Rs2 crore to Rs2.7 crore to build in Lahore in 2026, with materials and labour included. The grey structure is about Rs1 crore to Rs1.1 crore of that. A basement, imported finishes or a DHA address push you to the top of the range.
A 10 marla plot is 2,250 sq ft on a 225 sq ft marla. Most double-storey designs on it give 3,000 to 3,400 sq ft of covered area.
10 marla house construction cost: 2026 summary table
| Estimate | Covered area | Grey structure | Finishing | Complete house | Source |
|---|---|---|---|---|---|
| Standard | 3,150 sq ft | Rs1.01 crore | Rs1.01 crore | Rs2.02 crore | Toolsfluent (Jul 2026) |
| Premium | 3,150 sq ft | Rs1.13 crore | Rs1.58 crore | Rs2.71 crore | Toolsfluent |
| Standard, Lahore | 3,000–3,400 sq ft | Rs98 lakh–1.11 crore | — | Rs2.23–2.52 crore | Avenir (Sep 2026) |
Avenir Developments' September 2026 Lahore guide uses Rs7,430 per sq ft for a complete 10 marla house and estimates 6 to 7 months to build. Toolsfluent's July 2026 guide uses Rs3,200 per sq ft for standard grey and Rs3,600 for premium.
The two sources agree on grey structure, within about Rs10 lakh. They split on finishing, which is where your own choices decide the bill.
What you can build on 10 marla
Covered area drives cost, so start with what the bye-laws allow.
LDA-controlled areas
LDA's published table for plots of 10 marla to under 1 kanal allows up to 70% ground coverage, four storeys excluding basement, a maximum height of 45 ft and a floor area ratio of 1:2.8, with one car porch per storey (LDA Building Regulations amendments). On 2,250 sq ft, 70% is 1,575 sq ft at ground level.
In April 2025, LDA reinstated a mandatory setback rule for 10 marla, 1 kanal and 2 kanal houses, stopped approving apartment maps on 10 marla and 1 kanal plots and banned pillar-based residential construction, Pakistan Observer reported. Plots larger than 10 marla also need greywater tanks.
DHA Lahore
The DHA Construction Regulations (updated copy posted April 2026) list a 10 ft 9 in front clear space and 5 ft 4.5 in rear clear space for 10 marla. The same document caps the first floor at 75% of the permissible ground floor and bars a second floor.
Avenir's summary of a newer April 2026 DHA edition cites 82% first-floor coverage for 7–10 marla and a 39 ft height limit. The two documents differ, so get the current figure from DHA before your architect finalises the plan.
Worked example: 10 marla double storey in Lahore
Take a 3,200 sq ft house outside DHA at Avenir's standard Lahore rates: Rs3,300 grey, Rs4,200 finishing, Rs7,500 complete.
| Stage | Calculation | Cost |
|---|---|---|
| Grey structure | 3,200 × Rs3,300 | Rs1.06 crore |
| Finishing | 3,200 × Rs4,200 | Rs1.34 crore |
| Complete house | 3,200 × Rs7,500 | Rs2.40 crore |
In DHA at Avenir's Rs7,950 standard complete rate, the same 3,200 sq ft costs about Rs2.54 crore.
At Toolsfluent's premium tier, the house could reach Rs2.71 crore on just 3,150 sq ft. That is what imported tiles, solid wood, a designer kitchen and a stone-clad elevation do to a budget.
Grey structure breakdown for 10 marla
Dailycapital's August 2026 rate note gives the share of grey structure cost by component. Applied to the Rs1.06 crore grey budget above:
| Component | Share | On Rs1.06 crore |
|---|---|---|
| Steel (saria) | 18–25% | Rs19.0–26.4 lakh |
| Cement | 12–18% | Rs12.7–19.0 lakh |
| Bricks and blocks | 8–12% | Rs8.4–12.7 lakh |
| Sand and crush | 5–8% | Rs5.3–8.4 lakh |
| Labour | 25–35% | Rs26.4–37.0 lakh |
| Tools and equipment | 3–5% | Rs3.2–5.3 lakh |
The latest material prices we could confirm are Rs1,500–1,610 per cement bag and about Rs277,000 per ton of Grade 60 steel, reported by ARY News on 18 October 2026. Government data for January 2026 put bricks in Lahore at Rs17,463 per 1,000 (The News).
Basement on 10 marla: what changes
DHA permits one basement level, up to 100% of the allowable covered area excluding the porch, with 5 ft left where a dead wall exists. LDA counts basement area towards the floor area ratio.
A basement adds excavation, shoring, retaining walls, waterproofing and extra steel. None of the 2026 sources we checked gives a separate basement rate per sq ft, so get it priced as a separate line in every quote.
Before you commit, ask three things:
- Has a soil report been done, and what is the water table?
- Who designs the retaining walls, and do they sign the structural certificate?
- What waterproofing system is quoted, and is it guaranteed?
With material vs labour-only for 10 marla
On a house this size, the material bill is large enough that some owners buy direct. Dailycapital puts labour at 25–35% of grey structure cost, so on Rs1.06 crore grey, labour is about Rs26–37 lakh. No 2026 source we checked publishes a fixed labour-only rate.
Labour-only makes sense when:
- You or a trusted family member can be on site most days.
- You can store cement and steel securely.
- You have an independent engineer checking concrete, steel placement and curing.
If not, a with-material contract with a named steel brand, a named cement and stage payments is safer.
Area-wise differences in Lahore
- DHA, Bahria, Gulberg: highest quotes. Avenir puts DHA standard grey at Rs3,500 per sq ft.
- Johar Town, Wapda Town, Model Town: Dailycapital reports grey quotes of Rs2,400–2,900 per sq ft.
- Outer Lahore: Rs2,200–2,500 per sq ft for basic economy grey work, per Dailycapital.
Lower rates usually mean lighter supervision and cheaper materials, not a better deal. Compare specification first.
Red flags in 10 marla quotes
- No structural drawings. A four-storey-capable plot needs proper design, and LDA asks for stability calculations above 38 ft.
- Pillar-frame "commercial-style" layouts. LDA banned pillar-based residential construction in 2025.
- No line for greywater or rainwater tanks. These are now part of LDA approvals for larger plots.
- One lump sum with no breakdown. Ask for grey, finishing, elevation, plumbing and electrical as separate lines.
- Pressure to skip the map. An unapproved house is hard to sell, mortgage or regularise.
