featured_mode: card | illustrationIn 2026, sourced Lahore finishing rates were about Rs3,200–4,200 per sq ft of covered area for standard specification (Rs4,450 in DHA) and Rs5,000–9,450 for premium to luxury, so standard finishing on a 10 marla house of 3,000–3,400 sq ft comes to roughly Rs96 lakh to 1.43 crore.
Rates dated July–September 2026. Finishing a house in Lahore cost roughly Rs3,200–4,200 per sq ft of covered area for standard specification in mid-2026, and about Rs4,450 in DHA. Premium and luxury finishing ran from about Rs5,000 to Rs9,450 per sq ft.
On a typical double-storey 10 marla house, standard finishing alone is roughly Rs96 lakh to Rs1.43 crore. That is on top of the grey structure.
Finishing rates per sq ft (sourced)
| Specification | Rate (PKR per sq ft, covered area) | Where | Date | Source |
|---|---|---|---|---|
| Standard | 3,200 | Pakistan (Lahore-based figures) | Jul 2026 | Toolsfluent |
| Standard | 4,200 | Lahore, outside DHA | Sep 2026 | Avenir Developments |
| Standard | 4,450 | DHA Lahore | Sep 2026 | Avenir Developments |
| Premium | 5,000 | Pakistan (Lahore-based figures) | Jul 2026 | Toolsfluent |
| Full range, essential to luxury | 3,500–9,450 | Lahore | Sep 2026 | Avenir Developments |
| General range | 2,500–5,500 | Lahore | 2026 update, undated | Dailycapital |
For context, the same Avenir guide puts standard grey structure at Rs3,300 per sq ft in Lahore and Rs3,500 in DHA, and a complete standard house at Rs7,500 and Rs7,950. Finishing is therefore more than half the cost of a standard house.
What "standard" and "premium" actually buy
The tiers are not industry standards. Each builder defines them. Toolsfluent's July 2026 guide is one of the few that names what goes in:
| Item | Standard (≈Rs3,200/sq ft) | Premium (≈Rs5,000/sq ft) |
|---|---|---|
| Floor tiles | Master tiles or equivalent | Imported tiles |
| Doors | Malaysian ply | Ash wood |
| Sanitary | Faisal / Sonex standard range | Grohe / Faisal premium |
| Paint | "Decent quality" emulsion | Textured paint |
Avenir describes the move up to luxury as upgrading "stone, joinery, glazing, sanitaryware, lighting and the services." Neither source prices individual items, so a line-by-line estimate needs quotes from your own suppliers.
Finishing cost by house size (our calculation)
Covered area drives the bill. Toolsfluent assumes 1,575 sq ft for a double-storey 5 marla, 3,150 for 10 marla and 6,300 for 1 kanal. Avenir uses 1,800–2,100, 3,000–3,400 and 5,500–6,300. The totals below multiply those areas by the sourced rates.
| House | Covered area (sq ft) | Standard finishing | Premium to luxury finishing |
|---|---|---|---|
| 5 marla | 1,575–2,100 | ≈Rs50 lakh–88 lakh | ≈Rs79 lakh–1.98 crore |
| 10 marla | 3,000–3,400 | ≈Rs96 lakh–1.43 crore | ≈Rs1.50–3.21 crore |
| 1 kanal | 5,500–6,300 | ≈Rs1.76–2.65 crore | ≈Rs2.75–5.95 crore |
Standard uses Rs3,200–4,200 per sq ft; premium to luxury uses Rs5,000–9,450. Plot sizes in these guides use a 225 sq ft marla (5 marla = 1,125 sq ft). If your society uses a different marla, recalculate covered area first.
Method notes
- Covered area, not plot area. Every rate here is per sq ft of built floor area across all storeys.
- Rates include labour. Avenir says its rates include "materials and site labour." None of the sources split finishing labour from finishing materials.
- Range ends come from different builders. The low end is Toolsfluent's standard; the top is Avenir's luxury. We have not averaged them.
- Dates. Toolsfluent is July 2026; Avenir is September 2026; Dailycapital is an undated 2026 update. Prices after these dates are not reflected.
What is moving finishing prices
Government data point to steady increases in finishing inputs. In PBS's wholesale price index for January 2026, bricks, blocks and tiles were up 6.71% year on year, ceramics and sanitary fixtures 5.02% and pipe fittings 5.44% (PBS Monthly Review, Jan 2026). The same release shows urban construction wages up 6.24% year on year.
Cement and steel matter less at finishing stage but still affect plaster and boundary work. ARY News put cement at Rs1,500–1,610 per bag and Grade 60 steel at about Rs277,000 per ton on 18 October 2026 (ARY News).
Timing helps a little. Toolsfluent says labour rates run 5–8% lower from October to February.
How to budget finishing (step by step)
- Fix covered area from your approved map, not the plot size.
- Pick a tier per room. Many owners finish kitchens and bathrooms at premium and bedrooms at standard.
- Get three item-wise quotes for tiles, sanitary, woodwork, kitchen, electrical fittings, paint and aluminium/glass.
- Add 10–15% contingency. This is our suggested buffer, not a sourced figure; finishing overruns usually come from mid-project upgrades.
- Buy long-lead items early. Imported tiles and fittings carry exchange-rate risk.
- Hold back a retention from the contractor until snagging is done.
Common mistakes
- Quoting per sq ft without a spec sheet. "Rs4,000 finishing" means nothing until brands and grades are written down.
- Forgetting the roof, stairs and boundary. Check whether these are inside the contractor's covered-area rate.
- Upgrading mid-way. Swapping tile or sanitary ranges after ordering is the fastest way to blow the budget.
- Mixing grey and finishing contractors without a handover. Plaster and plumbing faults become arguments about who pays.
- Assuming DHA rates apply everywhere, or vice versa. Avenir prices DHA about 6% higher across specifications.
