How to use LDA City price data
Indicative averages are a starting point for negotiation, not a valuation. Before you make an offer in LDA City, compare the asking price with the average for the same size, then adjust for the specific property: its road width, whether it is a corner or park-facing, its condition and age, and whether it has gas and a separate electricity meter.
For houses, split the price into land and structure. Multiply the plot size by a recent plot rate for the area to estimate the land value; what remains is what you are paying for the building. An old house priced well above the land value needs a good reason — a recent renovation, an extra storey with approval, or an unusually good location.
Finally, add transaction costs. Advance tax, stamp duty and transfer or registration fees can add several percent to the price — run them through the property tax calculator and compare against the FBR valuation table, which sets the minimum value for federal taxes.

Where do these figures come from?
Typical asking-price ranges compiled from current public listings for the month shown — the low end is an ordinary plot or house, the high end a corner, park-facing or prime-block one. Not sale prices or valuations. Houseplot's own verified listing, agent-survey and deal data replaces these figures as it grows.
