Structural design turns your architect's floor plan into a building that stands up safely. It tells the contractor how deep and wide the foundations go, where each column sits, how big the beams are and exactly how much steel goes where. Without it, the contractor builds from habit, which usually means either too little steel or more than you need.

What's included

Item What you get Why it matters
Foundation plan Footing or raft sizes, depths and steel Most cracks in houses start at the foundation
Column layout Column positions, sizes and steel per floor Columns must line up with the architect's walls
Beam and slab plans Beam sizes, slab thickness and reinforcement Controls sagging and slab cracks
Staircase and water tank details Steel and sizes for stairs, overhead tank, porch and cantilevers These are common weak points
Sections and details Lapping, hooks, cover to steel, joints Tells the steel fixer exactly what to do
Bar bending schedule (BBS) Bar lengths, shapes and quantities Lets you order steel accurately
Calculations Load and design calculations Needed where the authority asks for them
Site visits Checks before concrete pours Catches mistakes before they are cast in

When you need it

  • Before you submit your building plan, if your authority asks for structural drawings.
  • Before your contractor starts the foundation, even if no one asks for it.
  • When the architect's layout has large open halls, long cantilevers, a basement or a car porch with no column.
  • When you plan to add a floor later. Ask the engineer to design the foundations and columns for the future load now.

Approvals in Lahore

What you submit depends on who approves your map. Under the LDA Building and Zoning Regulations 2019 (as amended) that we reviewed:

  • For buildings above 38 ft, the structure stability certificate, structural drawings and calculations must be vetted by a structural engineer on the LDA panel.
  • LDA defines a structural engineer as a PEC-registered consulting engineer with 5 years of professional experience.
  • In approved schemes, houses under 10 marla are limited to 3 storeys and 38 ft; 10 marla and above are limited to 4 storeys and 45 ft.
  • Plans for more than 3 storeys are not approved without a frame structure.

DHA, cantonment boards and private societies have their own bylaws. Ask your architect for the current checklist.

Step-by-step process

  1. Finalise the architectural plan with your architect. Late layout changes mean redesign.
  2. Share the plan and site details with the engineer: plot size, authority, floors, basement, future extra floor.
  3. Get soil information if the engineer asks for it, especially for basements or doubtful ground.
  4. Engineer prepares a column layout and agrees it with the architect, so columns do not land in doorways or the middle of a lounge.
  5. Full structural drawings and BBS are issued.
  6. Contractor review. Ask your contractor to read the drawings and raise questions before work starts.
  7. Submission to the authority if required.
  8. Site checks of steel before foundation, column and slab pours.
  9. Final drawings kept on file for future work.

What affects the cost

There is no fixed public rate for private house design, so collect written quotes and compare scope, not just price. Costs move with:

  • Covered area and number of storeys.
  • Basement, which needs retaining walls and often shoring and waterproofing details.
  • Design for a future floor.
  • Whether calculations, a stability certificate or panel vetting are required.
  • Site visits and revisions included.
  • A separate soil investigation, if needed.

Remember the design fee is small next to the structure itself. Grey structure in Lahore currently runs roughly Rs2,200–4,000 per sq ft of covered area depending on specification (Houseplot construction rate data, Oct 2026), and steel and concrete are a large share of that.

Questions to ask the engineer

  • What is your PEC registration number?
  • Which houses of this size have you designed recently?
  • Will the design follow the Building Code of Pakistan (Seismic Provisions 2007)?
  • Do the drawings include a bar bending schedule?
  • How many site visits are included, and at which stages?
  • Are you designing for a future floor?

Red flags

  • A "standard" design for every 5 or 10 marla house, with no reference to your soil or layout.
  • Drawings with column sizes but no steel details.
  • No PEC number.
  • Contractor-supplied drawings that you are not allowed to keep.
  • No site visits before concrete pours.

FAQs

How long does structural design take for a house? It depends on the size, complexity and how settled the architectural plan is. Ask for a written timeline in the quote, including revisions.

Is grade 60 steel needed for a house? Your engineer decides the steel grade and writes it on the drawings. Buy exactly what the drawings specify.

Can I use my contractor's structural drawings? You can, but check they are signed by a PEC-registered engineer, are specific to your plot, and include steel details and a BBS.

Do I need a soil test? For a basement, a large building or uncertain ground, your engineer will usually ask for one. For a normal house, ask the engineer what they need to design the foundations safely.

Does the design include site supervision? Not always. Check how many visits are included and pay for more if needed.
