Choosing the right professional
What a good agent does for you
A good agent narrows the market to a few properties that genuinely match your budget, checks the documents before you visit, arranges viewings around your time and negotiates on your behalf. On Houseplot, agents also have to respond within two hours of unlocking your request and stay within the contact rules you set.
Agree the commission and what it covers in writing before you start. Rates are negotiated case by case; ask whether the agent represents the buyer, the seller or both.
How to compare agents
- Agent Score — reply time, ratings, confirmed deals and complaints, recalculated continuously.
- Areas served — someone who works your society daily knows which blocks have possession issues.
- Verified listings share — how many of their listings have checked documents and recent availability.
- Reviews — only customers who used the agent through Houseplot can rate them.
Questions to ask before you hire
- Which societies and property types do you handle most?
- Can you show recent, verifiable work in this area?
- What exactly is included in your fee, and when is it paid?
- Will you put the scope, fee and timeline in writing?
- Who else will work on my case?
Red flags
- Asking for token money or fees before any written agreement.
- Pressure to decide today because "another buyer is waiting".
- Refusing to show documents, registrations or past work.
- Offering "guaranteed returns" or files in unapproved schemes.
- Asking you to pay into a personal account instead of the developer or society.
