House and rent prices
Buying
Houseplot's indicative price data (Jun–Aug 2026), as ±7% ranges:
| Type and size | Gulberg | Johar Town |
|---|---|---|
| 5 marla house | about 3.62–4.16 crore | about 2.57–2.95 crore |
| 10 marla house | about 7.35–8.45 crore | about 4.21–4.85 crore |
| 1 kanal house | about 14.50–16.68 crore | about 7.83–9.01 crore |
| 5 marla plot | about 3.84–4.42 crore | about 1.69–1.95 crore |
| 1 kanal plot | about 14.96–17.22 crore | about 6.18–7.12 crore |
The plot prices tell the story. In Gulberg, a 1 kanal plot costs about as much as a 1 kanal house. Buyers are paying for land and its future use, and many older houses are valued at little more than the plot. In Johar Town the house adds real value over the land.
Renting
The March 2026 averages reported by Profit put Gulberg at over Rs600,000 a month and Johar Town at about Rs224,000. Gulberg's figure is pushed up by large houses and properties with commercial potential, so it is not a guide to a modest family rental.
Flats are the realistic way to live in Gulberg on a smaller budget, and they are rising fast. One tenant told the Express Tribune that a Gulberg flat that rented for Rs45,000 two years earlier now cost over Rs80,000 (Tribune).
Commute and transport
Gulberg. As the CBD, Gulberg is the destination for many commuters, so living there cuts your commute if you work there. Wikipedia describes its main boulevard as a 3.7 km signal-free corridor (Wikipedia). The LDA has also worked on making the boulevard fully signal-free as part of its plans for a central business district (ProPakistani).
Johar Town. Johar Town is further from the CBD, so office workers in Gulberg face a daily drive. The upside is that much of daily life is local: schools, universities and hospitals are inside or next to the scheme. For students at UCP or UMT, Johar Town is the short commute.
Metro. The Orange Line's 26 stations do not include Gulberg or Johar Town, according to Wikipedia's station list (Wikipedia). Most residents of both areas rely on cars and ride-hailing.
Working nearby. Both areas host coworking. Regus lists Gulberg, MM Alam Road, Main Boulevard and Johar Town among its Lahore locations (Regus), and COLABS operated in both Gulberg and Johar Town by 2022 (Aurora).
Schools and hospitals
Johar Town has an unusually strong list. Wikipedia names:
| Category | Johar Town (per Wikipedia) |
|---|---|
| Hospitals | Shaukat Khanum Memorial Cancer Hospital & Research Centre, Doctors Hospital, Horizon Hospital, Latif Hospital, Mughal Eye Hospital |
| Universities | University of Central Punjab, University of Management & Technology, Bahria University Lahore Campus, Pakistan Institute of Fashion and Design, Lahore College of Arts and Sciences |
| Schools | Lahore Grammar School (four branches), Beaconhouse (three branches), Bloomfield Hall, International School of Choueifat, L'ecole Mondiale and others |

For Gulberg, Wikipedia names Forman Christian College as the main educational institution and does not list hospitals (Wikipedia). Gulberg sits close to other central neighbourhoods, so families there often use schools and hospitals just outside its boundaries. Map the school run from the exact house before you commit.
Markets and food
Gulberg is the city's main shopping and dining district. Wikipedia lists Liberty Market, MM Alam Road and Hafeez Centre, and describes malls, upscale businesses and a busy restaurant and café scene. Gaddafi Stadium is also in the zone.
Johar Town is quieter. Daily shopping is done in the block markets and along the main roads. For a big night out or major shopping, many residents drive north to Gulberg.
One caution for buyers in either area: the LDA is enforcing land-use rules. In July 2026 its town planning teams sealed 73 properties for illegal commercial use in Gulberg, Faisal Town, New Muslim Town, Samanabad and Allama Iqbal Town, including shops, restaurants and offices (ProPakistani). Do not pay a "commercial" premium for a residential plot.
Who each suits
Gulberg suits: - Professionals working in the CBD who value a short commute. - Couples and small households happy in a flat. - Buyers with a long horizon who see value in central land.
Johar Town suits: - Families with school-age children. - University students and staff at UCP, UMT and Bahria University. - Households that want strong medical access, including Shaukat Khanum. - Buyers who want a 10 marla or 1 kanal house at roughly half Gulberg's price.
Worked example: same 4.5 crore budget
With about 4.5 crore, you could buy a 10 marla house in Johar Town (about 4.21–4.85 crore). In Gulberg, the same budget buys only a 5 marla house (about 3.62–4.16 crore), with little room left for transfer costs at the top of that range. The choice is space in Johar Town or a small foothold in the CBD.
Bottom line
If your work and social life are in the CBD and you can afford it, Gulberg saves you hours a week. For most families, Johar Town is the better buy: the institutions are already there, and the house you get is roughly twice the size for the money.
