Pakistani banks finance house construction on a plot you own, or a plot plus construction, releasing money in three or four stages against a bill of quantities; in October 2026 products such as Bank AL Habib Home Construction (up to Rs50 million, 30/30/40 stages, two-year markup-only grace) and Bank Alfalah Build Your Home (up to 100% of construction cost, four tranches) priced salaried borrowers at about 1-year KIBOR + 3%.

Most Pakistani banks will finance building a house on a plot you own, and several will fund the plot and the construction together. Money is released in three or four stages as work progresses, not as one lump sum.

Pricing in October 2026 is typically 1-year KIBOR + 3% for salaried borrowers. On the 12-month KIBOR offer rate of 12.75% on 23 October, per SBP's rates page, that is about 15.75%.

How construction disbursement works

Banks pay against progress so that the money goes into the house. Bank AL Habib's schedule is the clearest published example:

  1. Approval. The bank approves a limit based on your income and the bill of quantities (BOQ).
  2. First release, 30%, for work up to plinth level.
  3. Second release, 30%, once the structure is up.
  4. Final release, 40%, for finishing.
  5. Grace period. Bank AL Habib allows up to two years of markup-only payments during construction.
  6. Full instalments start after the grace period, covering principal and profit.

Bank Alfalah and BankIslami use up to four tranches instead. BankIslami ties releases to your BOQ and caps the construction period at two years.

Before each release, expect a site inspection. Delays in one stage delay the next payment.

What it costs to build: the numbers banks will check

Your BOQ has to be realistic, because the bank will value it. Avenir Developments published these standard-specification Lahore estimates, updated September 2026. It takes a marla as 225 sq ft.

Plot Covered area Grey structure Complete house Build time
5 marla 1,800–2,100 sq ft about 57.6–67.2 lakh about 1.30–1.52 crore 5–6 months
10 marla 3,000–3,400 sq ft about 98 lakh–1.11 crore about 2.23–2.52 crore 6–7 months
1 kanal 5,500–6,300 sq ft about 1.82–2.08 crore about 4.13–4.73 crore 11–12 months

Avenir puts the standard complete-house rate at about Rs7,500 per sq ft outside DHA, and about 6% higher in DHA. Material prices move the totals: on 18 October 2026, ARY News reported cement at Rs1,500–1,610 per bag and Grade 60 steel at about Rs277,000 per tonne.

Worked example: building a 10 marla house

Say you own a 10 marla plot in Bahria Town Lahore, which Houseplot's indicative price data (Jun–Aug 2026) puts at roughly 1.36–1.56 crore. Your BOQ for a standard house is Rs2.4 crore, inside Avenir's range.

Under Bank AL Habib's rule, the limit is the lower of 100% of BOQ (Rs2.4 crore) or 70% of construction cost plus land value. With land at about Rs1.46 crore, 70% of Rs3.86 crore is about Rs2.70 crore. So the limit is Rs2.4 crore.

Stage Release Markup-only payment once drawn (15.75%, our calculation)
Plinth (30%) Rs72 lakh about Rs94,500 a month
Structure (cumulative 60%) Rs1.44 crore about Rs189,000 a month
Finishing (cumulative 100%) Rs2.4 crore about Rs315,000 a month
After grace: 20-year instalment — about Rs329,400 a month

Bank AL Habib caps debt burden at 50% of net income. To carry Rs329,400 a month, you would need roughly Rs6.6 lakh a month in net income, before any other loans.

A smaller 5 marla build of about Rs1.4 crore over 20 years at 15.75% works out to about Rs192,200 a month.

Plot plus construction loans

Some banks fund the land and the house together.

  • Bank AL Habib releases a plot tranche first, up to 50% of the approved amount or 50% of land value, then three construction tranches.
  • Bank Alfalah Plot and Build finances up to 80% of total home value, split equally between plot and construction, in four tranches.
  • UBL Address lists a Land + Construction variant.
  • MCB lists buying a plot and building on it.

Ask the bank whether it sets a deadline for starting construction after the plot tranche, and get the answer in writing.

Islamic construction finance

Islamic banks structure construction through Diminishing Musharakah or Ijarah. Meezan Bank offers Easy Builder. It notes a 12-month wait from the bank's last disbursement before any unit purchase on builder, renovation and replacement products, to avoid Bai Inah.

BankIslami's MUSKUN Construction runs up to 25 years, excluding a construction period of up to two years, with a maximum 75% bank share. It charges 5% if you settle in the first year and nothing after.

Low-cost and government options

Mera Ghar Mera Ashiana. The federal scheme covers building on your own plot, or buying a plot and building, for first-time owners. Loans go up to Rs10 million at 5% fixed for the first 10 years, per ProPakistani. Size caps apply.

Apni Chhat Apna Ghar (Punjab). Interest-free loans of up to Rs1.5 million to build on a 5 marla urban or 10 marla rural plot you own, repaid at Rs14,000 a month, per Aaj News. In August 2026 the Express Tribune reported approved applicants waiting months for the first instalment.

Documents and approvals you need

Item Why the bank needs it
CNIC and income proof (salary slips or business statements) Eligibility and debt burden
Bank statements (SBP allows up to 60 days old for the latest) Income verification
Plot title documents and transfer letter Security for the mortgage
Approved building map from LDA or the society Legal construction
Bill of quantities from an engineer or contractor Sets the loan amount and tranches
Construction schedule Ties tranches to stages
Valuation report Required from a PBA-approved panel valuator above Rs10 million

The document-age and valuation rules come from SBP's 2026 housing finance regulations, which also require insurance or takaful covering the outstanding finance.

Common mistakes

  • Submitting a BOQ that is too low, then running out of money before finishing.
  • Starting work before the map is approved, which puts both the build and the financing at risk.
  • Forgetting that markup is charged on each tranche from the day it is drawn.
  • Not planning for the jump from markup-only payments to full instalments.
  • Ignoring material price swings between approval and the final stage.
  • Paying the contractor ahead of work in the hope the next tranche arrives quickly.
