A soil investigation (often called a soil test or geotechnical investigation) tells your structural engineer what is under your plot before they design the foundations. It is one of the cheapest parts of a building project compared with the cost of fixing a foundation later.

What is included

Part of the job What it covers
Site visit and layout Lab marks borehole positions on the plot, agreed with your engineer
Boreholes Holes drilled to the depth your engineer asks for
Field tests and sampling In-hole tests and disturbed or undisturbed samples taken at set depths
Groundwater reading Depth at which water is met in each borehole
Lab tests Classification, moisture and strength tests on samples, as specified
Report Borehole logs, test results, and foundation recommendations signed by an engineer

The exact tests depend on what your engineer needs. A good report states which test methods were followed.

When you need it

  • You plan a basement. The LDA Building and Zoning Regulations say parking basements can be built "according to the soil conditions/water table in the particular area", allow only one basement up to 12 feet deep from road level on plots up to 1 kanal, and treat the basement excavation plan with retaining structure design as a separate sanction stage (LDA regulations). Your engineer cannot design that retaining structure well without soil data.
  • You are building tall. The same regulations require structure stability certificates, structural drawings and calculations above 38 feet (4 storeys), vetted by an LDA-panel structural engineer.
  • The ground is uncertain. Filled plots, old ponds or drains nearby, low-lying land or visible cracks in neighbouring houses.
  • You are adding floors to an existing house and the engineer wants to check whether the foundations and soil can take it.

Step-by-step process

  1. Brief from your structural engineer. Ask how many boreholes, how deep and which tests. Do not let the lab decide this alone.
  2. Get two or three quotes on that same brief, with timelines.
  3. Clear the site. The rig needs access. Mark any buried pipes, septic tanks or cables.
  4. Drilling day(s). The lab drills, logs each layer, takes samples and notes where water appears. Be there or send someone you trust.
  5. Lab testing. Samples go to the lab for the agreed tests.
  6. Draft report. Ask your engineer to review it and raise questions with the lab.
  7. Final signed report. Keep the original with your approval and design file.

Approvals and documents

The soil report is a design document for your engineer. Whether your housing authority or society asks for it in the approval file depends on the building and the authority. Under LDA rules the link is clearest for basements and buildings above 38 feet. In DHA or private societies, ask the society's building control office what they require before you submit drawings.

Keep these together: plot documents, approved or proposed drawings, the soil report and the structural calculations based on it.

What affects the cost

We do not list prices because they vary by lab and job. Get written quotes. Cost depends on:

  • Number of boreholes
  • Depth of each borehole
  • Hard layers or water that slow drilling
  • Number and type of lab tests
  • Site access and distance from the lab
  • Urgency of the report
  • Repeat water table readings, if asked for

Questions to ask the lab

  • Who is the engineer signing the report, and what is their PEC registration number?
  • What drilling method will you use, and can you reach the depth my engineer wants?
  • Which lab tests are included, and which test methods do you follow?
  • When will I get the report?
  • Is mobilisation, transport and tax included in the quote?
  • Can I see a sample report from a similar plot?

Red flags

  • A report offered without anyone visiting the plot.
  • No borehole logs, depths or groundwater readings in the report.
  • The lab recommends a foundation type without your engineer's brief and without test data to back it.
  • A quote that is much lower than others and vague on depth and number of tests.
  • The contractor arranges the test and hands you only a summary.

FAQs

Is a soil test mandatory for a house in Lahore? The LDA regulations we reviewed do not list a general soil-test requirement for every house, but they tie basements to soil and water table conditions and require structural calculations above 38 feet. Your engineer may still insist on one for safety.

How many boreholes do I need? That is your structural engineer's call, based on plot size, building load and ground conditions.

Can I reuse my neighbour's soil report? It can give your engineer a rough idea, but soil can change across short distances, especially on filled land. Most engineers want data from your own plot for anything beyond a simple house.

What happens if the report shows weak soil? Your engineer adjusts the foundation design. This may change cost, so it is better to know before construction starts.

How long is a soil report valid? There is no fixed expiry, but if the site changes (filling, digging, flooding) ask your engineer whether a fresh check is needed.
