BUYING, SELLING & RENTING GUIDES Lake City vs DHA Lahore
Featured image — illustration · switch with featured_mode: card | illustration

DHA Lahore is a statutory authority with a far larger footprint, the deepest rental market and the widest price spread, while Lake City is an LDA-approved private scheme on Raiwind Road whose houses sit in a similar band (10 marla roughly 4.2–6.9 crore vs 4.85–7.1 crore in DHA, Houseplot's indicative price data, Oct 2026) but whose rents for 10 marla homes run lower.

Choose DHA Lahore if you want a statutory authority, the city's largest gated footprint and the strongest tenant demand. Choose Lake City if you want a single, planned private scheme on Raiwind Road with LDA approval on record and house prices that overlap with DHA's lower phases.

On Houseplot's indicative price data (Oct 2026), a 10 marla house costs roughly 4.2–6.9 crore in Lake City and 4.85–7.1 crore in DHA. The gap is smaller than most buyers expect; the difference lies in legal structure, location and rental depth.

Prices and rents: Houseplot's indicative price data (Oct 2026), society-wide ranges. DHA ranges cover all phases, which explains the wide spread.

DHA Lahore is not a private scheme. It began in 1973 as the Civil and Defence Housing Society, became the Lahore Cantonment Co-operative Housing Society in 1975, was converted into DHA Lahore in 1999 through a provincial ordinance, and was federalised in 2002, a step Parliament validated in 2004 (DHA Lahore). DHA approves and transfers its own plots, so it does not appear on LDA's private-scheme lists.

Lake City is a private scheme that does appear on those lists. A reproduced copy of LDA's approved list shows "Lake City Bella Vista, Raiwind Road" approved on 17 May 2008 for 7,514 kanals, with Lake City Management as sponsor (ABS Developers, Oct 2025). A November 2025 copy adds Lake City Bella Verde (Mouza Halloki, Janjatay and Khananepal) and separate entries for the revised plan and "approval of unapproved pockets" in Bella Vista (Pakistan Observer).

That "unapproved pockets" line matters. It shows parts of the scheme were regularised later, so check that your block falls inside the approved layout. LDA's own scheme pages (LDA) load dynamically, so we could only use secondary copies; confirm on LDA's site or the scheme's QR code.

DHA has its own warning: it "categorically disowns all advertisements, pricing, installment plans, booking offers, and ballot details" circulating outside its official platforms (DHA Lahore).

Location and commute

DHA spreads across south-east Lahore from older Phases I–IV near the cantonment to Phases V–IX further out. DHA's Phase IX Prism has access from the Ring Road, Bedian Road and neighbouring DHA phases (DHA Lahore).

Lake City is on Raiwind Road. Its Bella Verde extension lies in Mouza Halloki, and the Ring Road's SL-II section runs from Gajjumata through Halloki and Adda Plot to Raiwind Road (Punjab Ring Road Authority). Wikipedia lists both DHA and Lake City among societies the Southern Loop links (Wikipedia).

A 2016 LDA project built a 7.5 km, three-lane-each-way alternative route from Valencia Town to Adda Plot, explicitly meant to serve Lake City and other southern schemes (Dawn). Older DHA phases suit a Gulberg commute; Lake City suits Raiwind Road and Thokar.

Prices and value

Compact view from Houseplot's indicative price data (Oct 2026); the site's automatic table shows more detail.

Type and size Lake City (per marla) DHA Lahore (per marla)
House, 5 marla about 52–72 lac about 50–66 lac
House, 10 marla about 42–69 lac about 48.5–71 lac
House, 1 kanal about 37.5–67.5 lac about 39–85 lac
Plot, 10 marla about 22–31.5 lac about 16.5–42.5 lac
Plot, 1 kanal about 21–30 lac about 12.5–36 lac

Per-marla figures are our arithmetic: the range divided by the number of marlas. House figures include the building, so they are not land rates.

Lake City's ranges are tighter because it is one scheme. DHA's run lower and higher because a 1 kanal plot in a newer phase and one in Phase 6 are very different products. DHA's Phase 6 1 kanal plots sit at roughly 5.35–8.2 crore, while the society-wide floor is about 2.5 crore.

Worked example. With roughly 3 crore for a 10 marla plot, you are inside Lake City's whole band (2.2–3.1 crore) but only in DHA's middle band, which typically means a newer phase and a longer wait to build.

Marla size can differ between schemes. The revenue marla is 272.25 sq ft (Wikipedia); check the square footage on the allotment letter or site plan before comparing.

Development and amenities

DHA lists clubs including the Defence Club J-Sector (Phase I), R-Sector (Phase II), FF (Phase IV) and the Leminscate Club in Phase 8, plus its own medical, security, maintenance and horticulture departments (DHA Lahore). In Phase IX Prism, possession opened for Sector A (743 residential plots) on 5 May 2026 and Sectors J, L and M on 18 May 2026, with a championship golf course and theme park planned (DHA Lahore).

Lake City has a mixed history. In 2014 the Express Tribune reported the society "deserted a decade after launch," with no complete house in some sectors, an undeveloped commercial area, no grid station and plot owners still waiting for ownership papers (Express Tribune). Houses now sell and rent across 5 marla to 1 kanal in Houseplot's Oct 2026 data, which points to a lived-in market. We could not open an official Lake City page to confirm current amenities, so inspect them on site.

Rental demand

Houseplot's indicative rent data (Oct 2026):

House size Lake City DHA Lahore
5 marla about Rs90,000–145,000 about Rs90,000–120,000
10 marla about Rs115,000–190,000 about Rs170,000–250,000
1 kanal about Rs370,000–425,000 (thin sample) about Rs325,000–525,000

DHA's rental market is much deeper: its 1 kanal range draws on dozens of listings, while Lake City's 1 kanal range rests on only a handful, so treat it as a rough guide. For 10 marla homes, DHA's range sits clearly higher. Lake City's 5 marla rents overlap with or exceed DHA's.

Resale and liquidity

DHA's scale and long history make it the more liquid market, with transfers handled by the authority. DHA verification costs Rs2,000 and takes 24 hours; a transfer starts with a No Demand Certificate, and fees vary by phase, size and type (DHA Lahore). Older phases also need cantonment board tax clearance.

Lake City is a single scheme, so buyers compare like with like and pricing is easier to read. It is a smaller pool of buyers, though. Expect resale to depend more on block, development and whether the plot sits in a later-regularised pocket.

Risks and red flags

DHA Lahore - Unofficial files, ballots and "booking offers" on social media; DHA disowns them. - Wide price spread: a "DHA plot" quote means little until you know the phase and sector. - Newer phases may have possession but little construction yet.

Lake City - Past delays: the 2014 reporting on missing infrastructure and title papers is a reminder to verify development and allotment documents. - Approval by pocket: confirm your block is inside the approved or regularised layout. - Thin 1 kanal rental data; don't bank on a yield.

Both - Check the seller's title through the society and, for revenue land, the PLRA record. - LDA counts 207 illegal schemes in Lahore and has asked revenue staff to stop registries in them (Dawn); don't confuse a nearby unapproved scheme with these two.

This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.

Who should choose which

Choose DHA Lahore if: - You want a statutory authority behind allotment and transfer. - You plan to rent out a 10 marla or 1 kanal house and want the deepest tenant pool. - You work closer to Cantt, Gulberg or the Walton side. - You can study phases closely; the cheapest DHA plots are in the newest, least built areas.

Choose Lake City if: - You want a single planned scheme with LDA approval on record. - You work or travel on Raiwind Road, Thokar or the motorway side. - You want 5 marla houses, where Lake City rents hold up well against DHA. - You will check block approval and development on the ground before paying.

FAQs

Frequently asked questions

Which is better, Lake City or DHA Lahore?

For rental depth, a statutory authority and the widest choice, DHA. For a single planned scheme on Raiwind Road with house prices close to DHA's lower phases, Lake City. Your workplace and budget usually decide it.

Is Lake City Lahore LDA approved?

Published copies of LDA's list show Lake City Bella Vista approved on 17 May 2008 for 7,514 kanals, with Bella Verde and regularised pockets listed later. Confirm your block on LDA's site or QR code.

Is Lake City cheaper than DHA?

Not by much for houses. A 10 marla house is roughly 4.2–6.9 crore in Lake City and 4.85–7.1 crore across DHA (Houseplot's indicative price data, Oct 2026). Newer DHA phases can be cheaper for plots.

Where is rent higher, Lake City or DHA?

For 10 marla houses, DHA: about Rs170,000–250,000 a month against Rs115,000–190,000 in Lake City (Oct 2026). For 5 marla, the ranges overlap.

How do I reach Lake City from the Ring Road?

The Southern Loop's SL-II runs through Halloki and Adda Plot to Raiwind Road, and LDA's Valencia–Adda Plot route serves Lake City. Check the drive at your usual commute time.

Does DHA approval come from LDA?

No. DHA Lahore is a statutory authority, federalised in 2002, and handles its own allotment and transfers.
