featured_mode: card | illustrationTo check property ownership online in Punjab, open the PLRA Punjab Zameen portal (punjab-zameen.gov.pk), choose the district, tehsil and area, and search by CNIC, owner name or khewat number; for society property such as DHA or LDA schemes, confirm with the society or authority, and treat any online result as a first check before getting a printed fard or Green Property Certificate.
You can check property ownership online in Punjab through the Punjab Land Records Authority (PLRA) portal at punjab-zameen.gov.pk, searching by CNIC, owner name or khewat number. Green Property Certificates issued since 2026 also carry QR codes that show the record. Housing society property, such as DHA Lahore, is held in the society's own records and still needs a visit or the society's verification service.
This guide explains each route, what it shows and where it stops.
What an online check can and cannot tell you
An online search confirms whether a name appears against a property in the land record. It is useful for spotting obvious lies early, such as a seller who is not on the record at all.
It does not prove the record is clean. Mortgages, court cases, pending mutations and possession disputes may not show up in a simple search.
| Route | Covers | Shows | Limits |
|---|---|---|---|
| PLRA Punjab Zameen ownership search | Revenue land in Punjab | Owner details against khewat | First filter only |
| PLRA Online Fard | Revenue land | Record of rights | Confirm with printed copy |
| Green Property Certificate QR code | Properties with a GPC | Verified ownership record | Only if a GPC has been issued |
| LDA certificate QR code | Private schemes in LDA area | Ownership details | From 1 July 2026 |
| DHA Lahore verification | DHA property | Society's ownership record | In-person service, 24 hours |
| LDA illegal scheme list | Lahore housing schemes | Whether scheme is illegal | Approval status only |
Method 1: PLRA ownership search by CNIC, name or khewat
The PLRA portal is the main online route for land outside housing societies. ProPakistani describes the steps as follows (ProPakistani):
- Go to punjab-zameen.gov.pk.
- Open the ownership search on the homepage.
- Select the district where the property is located.
- Select the tehsil, then the area or mauza.
- Choose the search type: CNIC, owner name or khewat number.
- For a CNIC search, enter the full CNIC number.
- Submit and review the result.
Pakistan Observer describes a similar flow under the "Property Registration" section, where you pick a district and service centre and search by bahi number, CNIC, registration number or person name (Pakistan Observer). The portal's layout has changed over time, so the menu names may differ when you visit.
ProPakistani reported that online searches are free. If anyone asks you to pay for a basic portal search, check the official site first.
Tips for a clean search
- Search by CNIC if the seller gives it to you. Names are often spelt differently across records.
- Try the khewat number if you have a fard copy.
- Note the mauza name carefully. Similar names exist across tehsils.
Method 2: Online Fard
PLRA's website lists "Online Fard" and "Get Online Fard" among its services, along with E-Registration, Sale Deed, E-Stamp and a mobile app (PLRA).
The fard (record of rights) shows the owners of a khewat, their shares and the area. It is the document banks and buyers ask for.
For a purchase, do not rely on a screenshot. Get a printed copy from an Arazi Record Centre. Under PLRA's FY2026-27 fees, an ordinary copy costs Rs900 and an express copy Rs4,000 (Profit).
Method 3: Scan the Green Property Certificate QR code
The Green Property Certificate is PLRA's newest tool. Punjab made it mandatory for land and property transactions from 1 July 2026 (TechJuice).
Each certificate carries a digitally secured QR code that lets owners check their records online (APP). If a seller shows you a GPC, scan the code yourself on your own phone.
Compare what comes up with the seller's CNIC and the plot details. A mismatch, or a code that does not scan, is a reason to stop.
The GPC has been rolled out across districts including Lahore, Gujranwala, Sheikhupura, Kasur and Gujrat (Radio Pakistan). PLRA says the record stays valid until a new transaction or update (Pakistan Observer).
Method 4: LDA-area private schemes and QR certificates
Private housing schemes inside the LDA's jurisdiction used to trade on paper files. That has changed.
The LDA said private schemes had to move their records to PLRA's digital system by 30 June 2026, and that file trading would be banned from 1 July 2026. Schemes now issue green certificates and registration documents through a digital portal, and each certificate has a QR code buyers can scan to check ownership (ProPakistani).
Before you buy in such a scheme, ask for the certificate and scan it. If the seller only has an old file, ask the scheme office whether it has been converted.
Is the scheme itself legal?
The LDA publishes lists of illegal housing schemes, and Daily Pakistan reported that citizens can check their society's status through the LDA portal (Daily Pakistan). An ownership record in an illegal scheme does not protect you.
Method 5: DHA Lahore and other societies
DHA Lahore keeps its own ownership records, separate from PLRA. We could not find a public online ownership search on DHA Lahore's site.
What DHA offers is a Verification of Property service (DHA Lahore):
- Download or collect the verification form from DHA Reception.
- Attach a copy of the allocation, intimation or allotment letter and CNIC copies.
- Pay the Rs2,000 verification fee and attach the original voucher.
- Submit at Reception and collect the verification performa the next day.
If a property dealer applies for you, their registration card and estate agent's stamp are required.
Bahria Town, LDA schemes and other societies have their own procedures. Ask the society office for written confirmation of the owner, plot number and dues.
For overseas Pakistanis
PLRA and the Ministry of Overseas Pakistanis announced digital land record services through Pakistani missions abroad, including fard, e-girdawari and e-registration. Saudi Arabia was first, followed by the UAE, US and UK (Profit).
PLRA's FY2026-27 schedule lists an extra US$50 for land record services through foreign missions (Daily Times).
Overseas owners should check their own property record at least once a year. Several fraud cases in Punjab involve property of owners living abroad.
When to go offline
Move from an online check to an in-person check when:
- You are about to pay a token.
- The online result does not match the seller's name.
- The property is in a society or authority scheme.
- The seller is acting through a power of attorney.
- The record shows multiple owners in one khewat.
At that point, get a printed fard, a Green Property Certificate and the society's verification. A lawyer can run a court-case search alongside.
Common mistakes
- Treating a WhatsApp screenshot of a fard as proof.
- Scanning a QR code from a photo the seller sends instead of the original certificate.
- Checking PLRA records for a DHA plot and assuming the result means something.
- Searching by name only, and missing an owner whose name is spelt differently.
- Skipping the scheme-approval check because the ownership looked fine.
