featured_mode: card | illustrationRaiwind Road has both LDA-listed societies such as Lake City, Bahria Town Sectors A–D, Ali Town and Sunny Park and a long record of illegal schemes, including 36 razed near the BRB canal and Raiwind in September 2025, so every new society there must be checked with the LDA before booking.
Raiwind Road is one of Lahore's busiest growth corridors, and one of its riskiest. It holds well-known LDA-listed societies such as Lake City and Bahria Town's early sectors. It also has a long record of illegal schemes: in September 2025 the LDA razed the infrastructure of 36 illegal schemes near the BRB canal and Raiwind in a single week. Treat every "new" society here as unverified until the LDA confirms it.
Key takeaways
- A 2025 developer-compiled list of LDA-approved schemes on Raiwind Road includes Ali Town, Dubai Town, Eden Abad, Icon Valley, Sunny Park and its extension, Lake City and Lake City Bella Vista, and Bahria Town Sectors A–D.
- An LDA illegal list published in August 2024 named seven entries on or off Raiwind Road, including Al Kabir Town.
- Ring Road SL-2 ends at an interchange on Raiwind Road, and SL-3 runs from Adda Plot near Raiwind to Maraka. It opened in May 2024.
- Since 1 July 2026, the LDA has banned trading in property files in private schemes within its jurisdiction.
Quick answer
If you want Raiwind Road, the safest options are established, LDA-listed societies with possession and building activity. Lake City and Bahria Town are the best-known. New launches can be cheaper but carry approval and possession risk. In Houseplot's indicative price data (Jun–Aug 2026), a 5 marla plot costs about 1.07–1.23 crore in Lake City and about 74–85 lac in Bahria Town.
Societies on and off Raiwind Road
| Society | Where it is listed | Status we could source |
|---|---|---|
| Lake City, Lake City Bella Vista | Raiwind Road | On a developer-compiled LDA-approved list (Oct 2025) |
| Bahria Town Sectors A–D | Raiwind Road | Same list |
| Ali Town | Raiwind Road | Same list; Orange Line's southern terminal is named Ali Town |
| Dubai Town, Eden Abad, Icon Valley | Raiwind Road | Same list |
| Sunny Park, Sunny Park Extension | Raiwind Road | Same list |
| Al Kabir Town | Off Raiwind Road | On an LDA illegal list published August 2024 |
| Al Madina Town, Adda Mal | Sundar–Raiwind Road | Same 2024 illegal list |
| Makkah Gardens, Bismillah Park | Manga–Raiwind Road | Same 2024 illegal list |

Both lists are snapshots. A scheme can be regularised, and an approved scheme can have unapproved extensions. A Dawn report in October 2025 said Punjab was drafting a proposal to regularise illegal schemes through heavy fines, but that is a proposal, not an approval (Dawn).
Approval status (with sources)
The scale of the problem is large. Dawn reported in October 2025 that Punjab had 7,905 housing schemes covering about two million kanals as of June 2025, of which 2,687 were legal and 5,118 illegal or awaiting approval. Lahore alone had 207 illegal schemes of 20 kanals and above (Dawn).
Raiwind is a focus of enforcement. In September 2025 LDA teams, with police, removed the gates, walls, roads and sewerage of 36 illegal schemes near the BRB canal and Raiwind, and officials asked for plot sales to be banned in the 207 identified schemes (Dawn). In July 2026 the LDA acted against a further batch of illegal schemes (ProPakistani).
How to check a Raiwind Road society
- Ask for the LDA QR code. LDA says every approved society has one showing total plots, mortgage and development status (ProPakistani).
- Find the sanctioned layout plan on the LDA website. The LDA's draft regulations say sanctioned plans are published there (s. 27) (LDA regulations).
- Check your block, not just the society. Extensions and new phases need their own approval.
- Check the 20% mortgage. Sponsors must mortgage 20% of plots to the LDA as a development guarantee (s. 24(h)(iv)). Avoid buying a mortgaged plot until it is released.
- Confirm no pending action with the LDA's metropolitan planning wing.
Prices
Houseplot's indicative price data (Jun–Aug 2026), as ±7% ranges. We only include societies we could place on the corridor from a source.
| Society | 5 marla plot | 10 marla plot | 10 marla house | 1 kanal house |
|---|---|---|---|---|
| Lake City | about 1.07–1.23 crore | about 2.23–2.57 crore | about 4.93–5.67 crore | about 9.24–10.64 crore |
| Bahria Town Lahore | about 74–85 lac | about 1.36–1.56 crore | about 3.66–4.22 crore | about 7.11–8.17 crore |
| Al-Kabir Town | about 69–79 lac | about 1.26–1.46 crore | about 4.45–5.11 crore | data not available |
We have included Al-Kabir Town because buyers ask about it, not as a recommendation. Its name appeared on the 2024 illegal list. If you are considering it, get the LDA's written status for the exact block first. We do not have reliable price data for the other societies in the tables above.
Installment plans
We could not find official, dated installment plans for Raiwind Road societies to cite here. Plans change with each launch. Before you sign one, check these points:
- Is the scheme sanctioned? LDA's draft regulations say that if plots are marketed before sanction, possession "shall not be given" until sanction (s. 24(k)).
- Are you buying a numbered plot? From 1 July 2026 the LDA banned trading in property files in private schemes. Transactions now move to official property certificates with QR codes (ProPakistani).
- What is the total price, including development, possession, corner and boulevard charges?
- What happens if you miss an installment? Get the cancellation and refund terms in writing.
- When is possession promised, and what compensation applies if it is late?
New Punjab rules approved in June 2026 set daily fines of Rs5,000–20,000 for illegal development or delays (ProPakistani). That gives regulators a tool, but it does not refund buyers.
Access: Ring Road, Motorway
Raiwind Road's big advantage is its links.
- Ring Road SL-2 runs from the Gajjumatta interchange on Ferozepur Road to an interchange on Raiwind Road, passing near Halloki and through the Fazaia Housing Society area (Punjab government project page).
- Ring Road SL-3 runs about 8 km from Adda Plot near Raiwind to Maraka (Wikipedia). CM Maryam Nawaz inaugurated it with the Multan Road interchange in May 2024 (Business Recorder).
- Motorway. Wikipedia lists the M-2 and M-11 among the Ring Road's connections, which gives Raiwind Road an orbital route to both.
- Orange Line. The metro's southern terminal is Ali Town, after Thokar Niaz Baig.
Living further out saves money. One tenant told the Express Tribune his housing costs nearly halved after he moved to Raiwind Road (Tribune). The cost is time on the road.
Red flags
- No LDA QR code, or a code that does not match the society name.
- A layout plan that is not on the LDA website.
- "Approval in process" offered as reassurance.
- Prices far below Lake City or Bahria Town with no possession date.
- Files or "booking forms" instead of numbered plots.
- A sales office with no visible development on site.
- A name close to a scheme on an illegal list.
- Pressure to pay a token the same day.
What we'd do
On Raiwind Road we would stick to established, LDA-listed societies with houses already built, and pay the higher price for that certainty. We would treat any new launch as a high-risk bet, check it in person at the LDA, and never commit money we could not afford to lose.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
