A 3 marla house in Lahore sits on about 675 sq ft (225 sq ft marla) or about 817 sq ft (272.25 sq ft marla); LDA rules for plots under 5 marla allow 80% ground coverage, three storeys and a 38 ft height, and these houses are mostly found in older central neighbourhoods and newer budget schemes.
A 3 marla house in Lahore stands on roughly 675 sq ft if the marla is 225 sq ft, or about 817 sq ft on the older 272.25 sq ft marla. Under LDA rules it can go up three storeys with 80% ground coverage, which is why most 3 marla homes are tall, narrow and built to the limit.
The 272.25 sq ft marla is the British-era standard still used across much of Pakistan, per Wikipedia. Many Lahore societies quote plots on a 225 sq ft marla instead; Avenir Developments uses that basis, with 5 marla at 1,125 sq ft and 1 kanal at 4,500 sq ft.
| Marla basis | 3 marla plot | 80% ground floor | Three floors at 80% |
|---|---|---|---|
| 225 sq ft | 675 sq ft | about 540 sq ft | about 1,620 sq ft |
| 272.25 sq ft | about 817 sq ft | about 653 sq ft | about 1,960 sq ft |
Floor totals are arithmetic on LDA's coverage figure, not a guaranteed approval. The FAR cap (below) also applies. Always check which basis the registry or allotment letter uses.
LDA's building regulations amendments have no separate 3 marla tier. Plots under 5 marla fall in one band:
A 3 marla house with four floors, or one built over the street line, is a warning sign. Ask for the approved map and the completion certificate.
Small houses cluster in two kinds of area. The first is older central neighbourhoods. Profit reported in July 2026 that 3 marla houses in Faisal Town, Iqbal Town, Samanabad and Muslim Town were renting for Rs60,000–75,000 a month (Profit).
The second is newer budget schemes on the city's edge. The same report says families priced out of central areas were moving to LDA Avenue, Raiwind Road, Jubilee Town and Bahria Orchard for smaller houses and lower rents.
Not every society has 3 marla plots in its approved layout. If a scheme's plan shows no 3 marla category, a "3 marla" house there may be a subdivided 5 or 6 marla plot.
Houseplot's price files do not include 3 marla houses. The nearest size is 5 marla, shown here clearly as 5 marla so you can scale expectations down.
| Society | 5 marla house, Houseplot's indicative price data (Oct 2026) |
|---|---|
| Lahore Motorway City | roughly 0.72–1.4 crore |
| Khayaban-e-Amin | roughly 0.96–1.9 crore |
| Al Jalil Garden | roughly 1.23–1.7 crore |
| Bahria Orchard | roughly 1.4–2.3 crore |
| New Lahore City | roughly 1.4–1.6 crore |
| Township | roughly 1.63–2.5 crore |
| Samanabad | roughly 1.95–3.5 crore |
| Allama Iqbal Town | roughly 2.38–3.4 crore |
A 3 marla house is not simply 60% of these figures. Location, age and how many floors are built matter more than plot size at this end of the market.
A 3 marla house suits first-time buyers, small families and landlords who rent floor by floor. In older areas it buys a central address that a 5 marla budget may not.
The trade-offs are light, ventilation and parking, since parking is not mandatory under LDA's under-5-marla band. Resale demand is mostly from end users, so buy where you'd live.
