A house construction cost calculator multiplies covered area by a per-sq-ft rate for your chosen quality; in Lahore in mid-to-late 2026, published rates ran about Rs3,000–4,000 per sq ft for grey structure and roughly Rs6,500–7,500 for a standard complete house outside DHA.

Key takeaways

  • Every calculator does the same sum: covered area × rate. Getting covered area right matters more than the rate.
  • Lahore's published 2026 rates: grey structure about Rs3,000–4,000 per sq ft; complete standard house about Rs7,500 outside DHA and Rs7,950 in DHA (Avenir, Sep 2026).
  • A double-storey 10 marla house of about 3,150 sq ft comes to roughly 2.0–2.4 crore at standard specification on these rates.
  • No reliable published labour-only rate exists. Sources put labour at 25–35% of grey cost.
  • Material prices move. Cement was Rs1,500–1,610 a bag and Grade 60 steel about Rs277,000 a ton on 18 October 2026.

Quick answer

Your construction cost is your covered area multiplied by a per-square-foot rate for the quality you want. In Lahore, Avenir Developments' September 2026 figures put a complete standard house at about Rs7,500 per sq ft outside DHA, made of about Rs3,300 for grey structure and Rs4,200 for finishing (Avenir). DHA runs about 6% higher at every specification.

A calculator is a planning tool, not a quote. Use it to set a budget and to compare contractors' bills of quantities line by line.

Inputs: size, storeys, quality

1. Plot size

Enter the plot in marla and check the basis. DHA defines a marla as 225 sq ft, so a 10 marla plot is 2,250 sq ft (DHA regulations).

2. Storeys and covered area

Covered area is what you build, not the plot. It depends on the number of floors and how much of each floor you cover after clear spaces. Published assumptions differ:

Plot Plot area Toolsfluent (double storey) Avenir range
5 marla 1,125 sq ft about 1,575 sq ft 1,800–2,100 sq ft
10 marla 2,250 sq ft about 3,150 sq ft 3,000–3,400 sq ft
1 kanal 4,500 sq ft about 6,300 sq ft 5,500–6,300 sq ft

Sources: Toolsfluent, Jul 2026; Avenir, Sep 2026. Toolsfluent assumes 80% ground floor and 60% first floor coverage. Avenir's higher 5 marla figure suggests extra covered space such as a mumty or partial second floor. Use your architect's drawing if you have one.

3. Quality

Tier Grey / sq ft Finishing / sq ft Complete / sq ft Source
Economy (Toolsfluent) Rs2,800 Rs2,000 Rs4,800 Jul 2026
Standard (Toolsfluent) Rs3,200 Rs3,200 Rs6,400 Jul 2026
Essential (Avenir) Rs3,000 Rs3,500 Rs6,500 Sep 2026
Standard (Avenir, outside DHA) Rs3,300 Rs4,200 Rs7,500 Sep 2026
Standard (Avenir, DHA) Rs3,500 Rs4,450 Rs7,950 Sep 2026
Premium (Toolsfluent) Rs3,600 Rs5,000 Rs8,600 Jul 2026
Luxury (Avenir) Rs4,000 Rs9,450 Rs13,450 Sep 2026

Two sources, two months apart, differ by up to Rs1,100 per sq ft at "standard". That gap is why we give ranges.

Grey structure vs finishing

Grey structure is the shell. Dailycapital lists it as foundations, brick masonry, RCC slabs, beams and columns, the staircase structure, basic plaster and basic door and window frames. Finishes, electrics, plumbing and paint are excluded (Dailycapital, Aug 2026).

Dailycapital put Lahore grey rates at Rs2,200–3,500 per sq ft, with mid-range areas such as Wapda Town, Johar Town and Model Town at Rs2,400–2,900, and outer economy areas at Rs2,200–2,500.

Finishing is where budgets swing. Tiles, kitchen, wardrobes, sanitary ware and electrical fittings can double the per-foot cost between standard and luxury. If money is tight, build the grey structure to a good standard and phase the finishing.

With-material vs labour-only

Most calculators give "with material" rates: the contractor buys everything. Labour-only means you buy materials and pay the contractor for work.

We could not find a reliable published labour-only rate per square foot for Lahore in 2026. What sources do say:

  • Labour is typically 25–35% of grey structure cost (Dailycapital).
  • Labour and other non-material items make up 35–45% of grey cost (Toolsfluent).
  • A mason's daily wage in Lahore was Rs2,260 in January 2026 (The News).

If you go labour-only, track material prices yourself:

Material Price Date Source
Cement (50 kg bag) Rs1,500–1,610 18 Oct 2026 ARY News
Steel, Grade 60 (per ton) about Rs277,000 18 Oct 2026 ARY News
Bricks (per 1,000, Lahore) Rs17,463 Jan 2026 The News
River sand (per cft) Rs65 Jul 2026 Toolsfluent
Crush (per cft) Rs105 Jul 2026 Toolsfluent

Labour-only saves the contractor's margin on materials but moves wastage and theft risk to you.

Worked example

A double-storey 10 marla house outside DHA at standard specification.

  1. Covered area: 3,150 sq ft (Toolsfluent's double-storey assumption).
  2. Grey structure: 3,150 × Rs3,300 = about Rs1.04 crore (Avenir standard).
  3. Finishing: 3,150 × Rs4,200 = about Rs1.32 crore.
  4. Total: about Rs2.36 crore.
  5. Cross-check: Toolsfluent's standard turnkey figure for 10 marla is Rs2.02 crore; Avenir's own 10 marla range is Rs2.23–2.52 crore.
  6. In DHA: 3,150 × Rs7,950 = about Rs2.50 crore.

So a sensible planning budget is roughly 2.0–2.5 crore before approvals, utility connections and contingency. Avenir gives a 6–7 month build time for 10 marla from site start to handover.

Line Amount
Grey structure about 1.04 crore
Finishing about 1.32 crore
Subtotal (standard, outside DHA) about 2.36 crore
DHA equivalent about 2.50 crore

Common mistakes

  • Entering plot area instead of covered area.
  • Using one rate for grey and finishing.
  • Forgetting the date on a rate. Steel and cement move monthly.
  • Assuming labour-only is always cheaper without pricing materials yourself.

What we'd do

We would run the calculator three times: economy, standard and premium. Then we would ask two contractors for itemised BOQs and compare their grey totals against the calculator's grey line. If a quote is far below the published range, we would ask what is missing before we ask for a discount.
