featured_mode: card | illustrationWapda Town and Valencia Town are both LDA-approved, built-up societies in south Lahore with similar house prices; Wapda Town plots are slightly cheaper at 1 kanal while Valencia has higher 5 marla and 10 marla house rents, so Wapda Town suits buyers wanting Johar Town access and Valencia suits Defence Road and Ring Road commuters.
Wapda Town and Valencia Town are a fair fight: both are LDA approved, both are lived-in, and their house prices overlap closely. The real differences are access, plot prices at 1 kanal, and rents, where Valencia earned more per month in our October 2026 data.
Pick Wapda Town if you want to be next to Johar Town and the Wapda Avenue schools. Pick Valencia if you drive Defence Road or want a slightly higher rental return on a 5 or 10 marla house.

Location and commute
Wapda Town has its main entrance on Shahrah Nazaria-e-Pakistan and a second gate onto Khayaban-e-Jinnah, with Wapda Avenue as the main boulevard. Johar Town lies to the north and Township to the north-east (Wikipedia).
Valencia's entries are on Defence Road and Pine Avenue. The society covers about 1,000 acres, and NFC Housing Society and Wapda Town are its neighbours (Wikipedia).
In 2016 the LDA started a 7.5 km, three-lanes-each-way route from Valencia Town to Adda Plot as an alternative to Raiwind Road. It was meant to serve Valencia, Wapda Town, Lake City, Fazaia Housing and other southern localities, with quicker motorway access (Dawn).
So Wapda Town is the better fit for Johar Town, Township and the city side. Valencia is a step further south, which helps if you head toward Defence Road, Raiwind Road or the motorway.
Approval and legal status
Both societies appear on published copies of the LDA approved list. Neither appeared on the illegal lists we checked.
Wapda Town. The listed entries are WAPDA Employees CHS Phase-I in Mouza Sattokatla, Phase-I Extension (388 kanal, 1997) and Wapda Town Phase-II in Khamba (1,817.55 kanal, approved 30 July 1995) (ABS Developers, Oct 2025). Phase-I's area is given as 9,109 kanal on one copy and 9,280.55 kanal on another (Plotistan).
Two other WAPDA-named schemes are on the same lists: a WAPDA Retired Officers scheme in Rakh Bawale and a WAPDA Finance Officers scheme dated 14 October 2002 (ABS Developers; Avenir Developments). They are separate schemes. Make sure your documents name the one you think you are buying in.
Valencia Town. Phases I–IV (7,322.55 kanal) and Phase V (1,121.5 kanal) are listed as approved. One copy dates Phases I–IV to 1998 and Phase V to 18 August 2004 (ABS Developers). An October 2026 reading of LDA's lists gives 22 May 1999 and 10 August 2004 (Avenir Developments). The dates differ; the approval does not.
Watch for "Valencia Valley" on Pine Avenue Road. It is a different scheme, and it is on the April 2025 illegal list (Pakistan Observer).
Prices and value
Every common size is in our data for both. Per-marla figures are our arithmetic on Houseplot's indicative price data (Oct 2026). One kanal is 20 marla.
| Size | Wapda Town | Per marla | Valencia Town | Per marla |
|---|---|---|---|---|
| 5 marla plot | about 1.25–1.6 crore | 25–32 lac | about 1.05–1.7 crore | 21–34 lac |
| 10 marla plot | about 2.2–2.9 crore | 22–29 lac | about 2.15–3.3 crore | 21.5–33 lac |
| 1 kanal plot | about 2.95–4.7 crore | 14.8–23.8 lac | about 3.65–4.7 crore | 18.2–23.8 lac |
| 10 marla house | about 3.8–5.8 crore | 38–58.8 lac | about 3.8–4.9 crore | 38–49.5 lac |
| 1 kanal house | about 7.3–9.6 crore | 36.5–48 lac | about 6.8–11 crore | 34–55 lac |
The two are close. Valencia's ranges are wider for plots, so you may find both cheaper and dearer plots there. Wapda Town's 1 kanal plots start lower.
Wapda Town's 10 marla house range has the higher top end. For 5 marla houses, Wapda Town is about 2.25–3.5 crore against about 2.3–3.1 crore in Valencia.
Development and amenities
Both are built-up, established societies.
Wapda Town has two phases. Phase I blocks include D, E, F, G, H, J and K groups; Phase II covers M, N1–N3, P1–P3 and Q1 (Wikipedia). Schools listed on or near Wapda Avenue include Beaconhouse, The City School, Allied School and Aurora School. Several bank branches line Wapda Avenue.
Valencia is divided into blocks, each with a green space, playground and commercial hub (Wikipedia). Schools listed include Beaconhouse Valencia, The Educators and Lahore Grammar School. It also has a central mosque, football and cricket clubs, and a riding club.
For hospitals, Evercare is nearest to Wapda Town, with Shaukat Khanum close by. Valencia lists Shaukat Khanum and Jinnah Hospital as its nearest major hospitals.
Rental demand
Both have deep rental data in Houseplot's indicative price data (Oct 2026):
| Unit | Wapda Town (per month) | Valencia Town (per month) |
|---|---|---|
| 5 marla house | Rs90,000–100,000 | Rs100,000–155,000 |
| 10 marla house | Rs150,000–245,000 | Rs165,000–250,000 |
| 1 kanal house | Rs290,000–325,000 | Rs215,000–350,000 |
| 10 marla upper portion | Rs70,000–80,000 | Rs65,000–95,000 |
| 1 kanal lower portion | Rs120,000–200,000 | Rs95,000–155,000 |
Rough gross yields, our arithmetic using midpoints of the price and rent ranges:
- 5 marla house: about 4% in Wapda Town, about 5.7% in Valencia.
- 10 marla house: about 4.9% in Wapda Town, about 5.7% in Valencia.
- 1 kanal house: about 4.4% in Wapda Town, about 3.8% in Valencia.
Wapda Town's 5 marla and 1 kanal rents rest on few listings. Yields ignore vacancy, tax and repairs.
Resale and liquidity
Both should resell more easily than newer schemes, because they are approved and lived-in. Both also appear on MCB's Roshan Apna Ghar list of eligible Lahore societies (MCB). A buyer using that bank financing can buy in either, which widens your resale market.
The LDA's ban on file trading in private schemes from 1 July 2026 matters less here, since most stock is built plots and houses (ProPakistani). Still, any transfer should go through the society office and the new certificate system.
Red flags for each society
Wapda Town 1. Documents naming a different WAPDA scheme, such as the Retired Officers or Finance Officers scheme. 2. A "Wapda Town" address that is outside the society's phases. 3. Rent promises based on the highest 10 marla figures.
Valencia Town 1. Confusing Valencia Town with Valencia Valley, which is on an illegal list. 2. Plots priced far below the range without a clear reason. 3. Unpaid society dues on the plot; ask for a no-dues letter before transfer.
Who should choose which
- Family with children in Johar Town schools: Wapda Town.
- Defence Road, Raiwind Road or motorway commuter: Valencia Town.
- Landlord buying a 5 or 10 marla house: Valencia had the higher rough yield in our data.
- Buyer of a 1 kanal plot on a budget: Wapda Town's range starts lower.
- Overseas buyer using Roshan Apna Ghar: either, since MCB lists both.
- Buyer wanting large green blocks with clubs: Valencia.
