featured_mode: card | illustrationModel Town is a gated 1920s cooperative society around a 125-acre park where prime 1 kanal houses reach the highest prices, while Garden Town is an older LDA scheme between Canal Road and Model Town with slightly higher 10 marla prices, higher 1 kanal rents and Barkat Market on its doorstep.
Model Town is the choice for buyers who want a gated, park-centred society with a long history and room at the top end for large houses. Garden Town suits buyers who want a central LDA neighbourhood beside Canal Road and Barkat Market, with 10 marla houses that sit a little higher in our data. The two are neighbours, and Garden Town's southern edge meets Model Town.

Location and commute
Model Town is a gated neighbourhood that Wikipedia places in Gulberg township. Four entrances stay open 24 hours: Ferozepur Road, Link Road, Mariyan and Arfa Karim Park. Other barriers close after 9pm (Wikipedia). Model Town Link Road connects it to Faisal Town and Township.
Garden Town lies just north. Its boundaries are Canal Bank Road and Punjab University's New Campus to the north, Model Town to the south, Gulberg to the east and Faisal Town to the west (Wikipedia).
Both sit close to Ferozepur Road, the route of the Metro Bus. That 27 km corridor runs from Gajjumata to Shahdara, and 8.6 km of it is an overhead section from the Ferozepur Road–Canal crossing to Texali (Dawn, 2013). Garden Town has the edge for Canal Road and Gulberg commutes. Model Town's gates and quieter interior suit people who don't need to cross the city every day.
Approval and legal status
Neither is a new private scheme, so the LDA approved-list check does not apply. What matters is who governs your block.
Model Town is a cooperative society, registered in 1924 under the Cooperative Societies Act of 1912 and supervised by the Registrar, Cooperatives Punjab (Wikipedia). It has ten core blocks: A, B, C, D, E, F, G, H, J and K. Blocks L, M, N, P, Q, R and S were sold to the LDA and are administered as "Model Town Extension". So a plot in J Block and one in Q Block go through different offices.
Its history includes long breaks in normal governance. The society was declared evacuee property after 1947, re-registered in 1963 and placed under an administrator in 1982. The Supreme Court restored it in 2002. Old files can carry that history, so trace the chain of title.
Garden Town is an LDA scheme. The land was acquired in 1958 by what was then the Lahore Improvement Trust (Wikipedia). In 2024 an LDA record review in Garden Town identified nine commercial plots whose ownership it was trying to prove (Dawn). For any Garden Town purchase, get the LDA transfer record alongside the registry.
Prices and value
Both areas have 10 marla and 1 kanal houses in our data. The per-marla figures below are our arithmetic, using 20 marla to a kanal.
| Size | Model Town, per marla | Garden Town, per marla |
|---|---|---|
| 10 marla house | about 37–62.5 lac | about 47.5–68 lac |
| 1 kanal house | about 37.5–80 lac | about 37–57 lac |
The pattern flips with size:
- At 10 marla, Garden Town is dearer. About 4.75–6.8 crore against about 3.7–6.2 crore in Model Town.
- At 1 kanal, Model Town has the higher ceiling. Its range runs to about 16 crore, against about 11.3 crore in Garden Town. The low ends are almost the same.
Model Town's top end likely reflects large, park-facing houses in the core blocks. Its wide range means block and frontage matter more than the society name.
Garden Town also has 5 marla houses in our data at about 2.75–2.9 crore. We have no Model Town 5 marla figure, and no plot figures for either area.
One measurement note: Wikipedia equates Garden Town's smallest plots of 125 square yards with 5 marla. That is smaller than the standard 272.25 sq ft marla (Wikipedia). Check the actual square footage on the title, not just the marla count.
Development and amenities
Both are fully built-out, mature neighbourhoods.
Model Town's centrepiece is its park, about 125 acres with a circular 2.5 km jogging track. It also has Bank Square market in C Block, a library in F Block with about 40,000 books, and schools including Beaconhouse, Lahore Grammar School and The City School (Wikipedia). Land use is planned: 56% residential and 19% parks.
Garden Town's strengths are shopping and healthcare. Barkat Market was redeveloped in 2005 with more parking and wider footpaths. Hospitals in the area include Hameed Latif, Rasheed Hospital and Lahore Medical City. Schools include Cadet College Lahore and Beaconhouse Boys Public School (Wikipedia).
Rental demand
Houseplot's rent data (Oct 2026) shows both areas renting at the upper end of central Lahore:
| Unit | Model Town | Garden Town |
|---|---|---|
| 1 kanal house | about Rs275,000–425,000 | about Rs320,000–450,000 |
| 1 kanal upper portion | about Rs150,000–210,000 | not in data |
| 1 kanal lower portion | about Rs125,000–260,000 | not in data |
Garden Town's 1 kanal houses rent a little higher, which fits its Canal Road and Gulberg access. Model Town has an active portion market. Owners of big houses there often let one floor and live on the other.
Resale and liquidity
Both resell well because supply is fixed and both areas are established. In Model Town, core blocks around the park are the most liquid. Extension blocks trade at their own level, under the LDA.
In Garden Town, houses near Barkat Market and the canal side sell fastest. Watch for commercial conversions on main roads, which can lift a plot's value but change the street.
Older houses in both areas often sell close to land value, so a buyer planning to rebuild should budget for it.
Red flags in each area
Model Town
- Confusing a core block (A–K) with an Extension block (L–S). They have different administrators and records.
- Title chains that cross the evacuee-property and administrator years without a clean record.
- Extensions or commercial use without a society-approved map.
Garden Town
- Plots or commercial units linked to the LDA's 2024 ownership review.
- Old houses with structural problems. Get an engineer's check.
- Plot area smaller than the marla count suggests. Check the square footage.
Who should choose which
- Family wanting a gated, quieter setting with a big park: Model Town.
- Buyer looking for the largest, top-end 1 kanal homes: Model Town, core blocks.
- Buyer wanting a 10 marla house near Canal Road and Gulberg: Garden Town, though it costs a bit more.
- Family that needs hospitals and Barkat Market nearby: Garden Town.
- Landlord letting by floor: Model Town has the deeper portion market in our data.
