featured_mode: card | illustrationJohar Town is an LDA-run scheme with more universities, hospitals, flats and commercial activity, while Wapda Town is an LDA-approved employees' cooperative society just to its south with a quieter residential feel; 10 marla houses cost roughly 4–5.5 crore in Johar Town and 3.8–5.8 crore in Wapda Town (Houseplot's indicative price data, Oct 2026).
Johar Town and Wapda Town are neighbours with near-identical house prices, so the choice comes down to lifestyle. Johar Town suits families and students who want universities, hospitals and markets on the doorstep; Wapda Town suits buyers who want a quieter cooperative society next door.
On Houseplot's indicative price data (Oct 2026), a 10 marla house is roughly 4–5.5 crore in Johar Town and 3.8–5.8 crore in Wapda Town. The bigger differences are in who runs each area and how busy it is.

Approval and legal status
Johar Town is an LDA scheme. The Punjab government has approved "regularization of pending plots in Johar Town" and talks to acquire land in Mouza Chak Mozing there (Punjab Government). In April 2024 Dawn reported that LDA chose Johar Town as the first scheme for its new sustainable-growth model (Dawn).
One caution: several small private schemes sit inside the Johar Town revenue mouza and appear under their own names on LDA's list, such as Abid Town, Ayoubia Town, Campus View Town and Sunflower Housing Scheme (Pakistan Observer, Nov 2025). An address that says "Johar Town" may be one of these. Ask which scheme the plot belongs to.
Wapda Town is a cooperative. A reproduced LDA list shows "WAPDA Empl:C:H:S: Phase-I, Sattokatla" (9,109 kanals, date not given), "Phase-I EXT" (1997, 388 kanals) and "Wapda Town P2, Khamba" (30 July 1995, 1,817.55 kanals) (ABS Developers). Another copy gives Phase I as 9,280.55 kanals (Plotistan). Different copies show different areas, so confirm on LDA's site (LDA).
Don't confuse Wapda Town with WAPDA Retired Officers Housing Society (Rakh Bawale) or WAPDA Finance Officers' farm homes scheme; they are separate entries on the same lists.
Location and commute
Wapda Town lies south of Johar Town and south-west of Township. Its main entrance is north-east of Shahrah-e-Nazaria-e-Pakistan, with a secondary entrance west of Khayaban-e-Jinnah (Wikipedia). In 2016 LDA built a 7.5 km alternative route from Valencia Town to Adda Plot that it said would serve Wapda Town, Valencia, Lake City and other southern schemes (Dawn).
Johar Town is closer to the city's education and hospital cluster. If you commute to the Canal, Model Town or Gulberg side, Johar Town usually saves time. If you head to Raiwind Road, Thokar or the motorway, Wapda Town is the easier start.
Prices and value
Per-marla view from Houseplot's indicative price data (Oct 2026), our arithmetic:
| Type and size | Johar Town | Wapda Town |
|---|---|---|
| House, 5 marla | about 46–69 lac/marla | about 45–70 lac/marla |
| House, 10 marla | about 40–56 lac/marla | about 38–59 lac/marla |
| House, 1 kanal | about 31.5–70 lac/marla | about 36.5–48 lac/marla |
| Plot, 5 marla | about 24–40 lac/marla | about 25–32 lac/marla |
| Plot, 10 marla | about 22.5–35 lac/marla | about 22–29 lac/marla |
| Plot, 1 kanal | about 20–25 lac/marla | about 15–24 lac/marla |
House figures include the building, so they are not land rates.
For 5 and 10 marla houses, the two are almost level. The real spread is at the top: Johar Town's 1 kanal houses reach roughly 14 crore, while Wapda Town tops out at about 9.6 crore. Plots run a little cheaper in Wapda Town at every size.
Worked example. With roughly 2.9 crore for a 10 marla plot, you are at the top of Wapda Town's range (2.2–2.9 crore) but in the middle of Johar Town's (2.25–3.5 crore).
Marla definitions vary; the revenue marla is 272.25 sq ft (Wikipedia). Check the area in square feet on the site plan.
Schools, hospitals and amenities
Johar Town has a dense cluster of institutions. Wikipedia lists the University of Central Punjab, University of Management & Technology and Bahria University's Lahore campus; schools such as Lahore Grammar School and Beaconhouse branches; and Shaukat Khanum Memorial Cancer Hospital, Doctors Hospital and Mughal Eye Hospital (Wikipedia).
Wapda Town is quieter. Its schools are mostly on or near Wapda Avenue, including Beaconhouse, Aurora, The City School and Allied School, and seven bank branches sit on the same avenue. Evercare Hospital is named as the nearest major hospital, with Shaukat Khanum and Health City Hospital also nearby (Wikipedia).
Rental demand
Houseplot's indicative rent data (Oct 2026):
| Property | Johar Town | Wapda Town |
|---|---|---|
| House, 5 marla | about Rs110,000–155,000 | about Rs90,000–100,000 |
| House, 10 marla | about Rs160,000–300,000 (thin sample) | about Rs150,000–245,000 |
| House, 1 kanal | about Rs255,000–400,000 | about Rs290,000–325,000 |
| Upper portion, 1 kanal | about Rs110,000–175,000 | about Rs70,000–135,000 |
| Flat, 1 bed | about Rs32,000–55,000 | No data |
Johar Town's student and hospital population supports higher 5 marla rents and a flat market. Wapda Town's portion market is active, with 10 marla upper portions at about Rs70,000–80,000 and lower portions at Rs75,000–95,000. Johar Town's 10 marla range rests on very few listings, so read it loosely.
Resale and liquidity
Both are mature, built-up areas with steady resale. Johar Town's mix of residential, commercial and institutional demand gives it more buyer types. Wapda Town's buyer pool is mainly families, which keeps it stable but narrower at the top end.
Transfers run through different offices: LDA for Johar Town, and the cooperative society for Wapda Town. Ask for the society's or LDA's transfer fee schedule and dues clearance before you agree a price.
Risks and red flags
Johar Town - A "Johar Town" address that is really a separate private scheme in the mouza. - Commercial use in residential streets; in July 2026 LDA sealed 73 properties for unauthorised commercial use across several Lahore areas (ProPakistani). - Traffic around universities and hospitals at peak hours.
Wapda Town - Confusing Wapda Town with other WAPDA-named societies elsewhere in Lahore. - Approval areas differ between list copies; confirm the phase on LDA's site. - Fewer flats and commercial options.
Both - Verify title with the authority or society office and check for pending dues before paying token money.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
