featured_mode: card | illustrationEtihad Town costs about three times as much per marla for plots but has its main phases on the LDA approved list copy and is south of the city near Raiwind and Ferozepur roads, while Al Jalil Garden at Faizpur Interchange on the M-2 is far cheaper but is not on the LDA list copies we checked and has been the subject of NAB complaints from 2024 to 2026.
Etihad Town is the safer and much dearer choice. Its main phases appear on the LDA approved list copy we checked, and Phase II has been handed over. Al Jalil Garden, at Faizpur Interchange on the M-2, costs a fraction per marla. But it is not on the LDA list copies we checked, and NAB has heard affectees' complaints about it from 2024 to 2026.
| Etihad Town | Al Jalil Garden | |
|---|---|---|

Location and commute
The two societies sit on opposite edges of Lahore.
Etihad Town is in the south. A November 2025 LDA list copy gives the first scheme's mouzas as Rakh Khamba and Ameerpura, and Phase II's as Jedu (Pakistan Observer). A partner article places Phase II on Pine Avenue, with access to Ferozepur Road, Raiwind Road and Jia Bagga Road, about two minutes from the Ring Road (ProPakistani, Sep 2026). That article is paid partner content, so treat drive times as claims.
Al Jalil Garden is in the north-west. The developer says it faces Faizpur Interchange on the M-2, on the Sharaqpur–Jaranwala Road side, and calls the area Lahore West (Al Jalil Garden). An agency page lists Kala Shah Kaku and Al-Noor Orchard nearby, with about 19 minutes to the Ring Road (Wirasat).
So: Etihad Town suits people who work in DHA, Johar Town or along Ferozepur Road. Al Jalil Garden suits people who use the motorway to Sheikhupura or Islamabad. For central Lahore it is a long drive.
Approval and legal status
Etihad Town. The November 2025 copy of the LDA approved list shows three entries: "Etihad Town Housing Scheme" (Mouza Rakh Khamba & Ameerpura), "Etihad Town Premier Enclave Housing Scheme" (Rakh Khamba and Ameerpura) and "Etihad Town Phase-II" (Jedu) (Pakistan Observer).
A Lahore agency says Phases 2, 3 and 4 are all LDA approved and that Phase 4 launched on Pine Avenue (Saiban). We did not find Phase 3 or Phase 4 in the list copy we opened. Before you book a new phase, check it by name on the LDA site.
Al Jalil Garden. The developer calls it "a LDA-approved largest housing project in Lahore West" with "proper NOCs" (Al Jalil Garden). We did not find it in the LDA approved list copies of May 2025, October 2025 or November 2025 (ABS Developers). Nor is it in the April 2025 illegal list copy (Pakistan Observer). One agency includes "Al-Jalil Garden Lahore" in a list of TMA-approved societies (Pakistan Property Services). These sources conflict, so ask the developer for the approval letter and number, and check it with the authority that issued it.
The NAB record:
- April 2024: Al-Jalil Garden was among societies NAB acted against. The DG told the district administration to make sure buyers who paid in full got possession and ownership (Express Tribune).
- March 2025: disciplinary action was ordered against the society's administration after complaints (Dawn).
- August 2026: more than 350 affectees of Al-Jalil Garden and Al-Noor Orchard were updated on their cases at a NAB open court (Dawn).
Prices and value
Both societies have plots at 5 marla, 10 marla and 1 kanal, and houses at 5 and 10 marla, in our data. The per-marla figures are our arithmetic, using 20 marla to a kanal.
| Size | Etihad Town, per marla | Al Jalil Garden, per marla |
|---|---|---|
| 5 marla plot | about 20–30 lac | about 6–15 lac |
| 10 marla plot | about 21–29 lac | about 6.3–8.6 lac |
| 1 kanal plot | about 10–24 lac | about 5.5–9 lac |
| 5 marla house | about 61–80 lac | about 25–35 lac |
| 10 marla house | about 60–69 lac | about 31–38 lac |
The gap is large. A 10 marla plot is about 2.1–2.9 crore in Etihad Town and about 63–86 lac in Al Jalil Garden.
Two cautions. Etihad Town's figures cover the society as a whole, and its 1 kanal plot range (about 1.95–4.8 crore) starts below its 10 marla range. That suggests different phases are mixed in the data. Al Jalil's 5 marla plot range, about 30–75 lac, is also wide. Always compare like with like: same phase, same block type, same possession status.
The Al Jalil discount reflects distance from the city, the approval questions and the NAB record. Cheap only helps if you can get possession and a clean transfer.
Development and amenities
The partner article describes Etihad Town Phase II as "completely developed and livable" and reports a possession ceremony at its cricket stadium (ProPakistani). The agency source says Phase 3 is under development (Saiban).
For Al Jalil Garden, an agency page says Phase I (Rose, Tulip and Jasmine blocks) is established with "around 900 homes". It says Phase II has 17 blocks under heavy construction, and lists underground power, a filtration plant, a school and a planned 140-kanal themed park (Wirasat). These are promotional claims. The same page carries clashing payment-plan figures.
Visit both and check that the street you are buying on has gas, power and sewerage, not just the main boulevard.
Rental demand
Houseplot's rent data (Oct 2026) has one row here: 5 marla houses in Etihad Town at about Rs130,000–165,000 a month, from 20 listings sampled. We have no Al Jalil Garden rents, so we can't compare yields.
The agency claim of about 900 homes in Al Jalil Phase I suggests a resident base. Ask local dealers for signed rents before you count on rental income.
Resale and liquidity
Etihad Town has the stronger resale position. Phases on the LDA list, a handover in Phase II and bank financing through MCB all widen the pool of buyers.
Al Jalil Garden's resale market is mostly local and price-driven. Plots with open NAB complaints, or in blocks without possession, will be harder to sell. Built houses in Phase I should sell more easily than empty files.
Red flags in each society
Etihad Town
- A new phase (3, 4 or later) booked before you've checked it by name on the LDA approved list.
- Promotional "possession ahead of time" claims standing in for documents.
- Prices that look high for the block you are shown. Our range mixes phases.
Al Jalil Garden
- Approval claims without a letter number and issuing authority.
- A file from the batches named in NAB complaints. Ask the society and NAB about your plot number.
- Payment plans with conflicting figures. The agency page we opened had them.
- Pressure to pay full price for a plot that has no possession.
Who should choose which
- Family wanting a developed, approved society in south Lahore: Etihad Town, ideally Phase I or II.
- Buyer with a budget under 1 crore: Al Jalil Garden is within reach, but only buy a built house or a plot with confirmed possession.
- Motorway commuter to Sheikhupura or Islamabad: Al Jalil Garden's location fits.
- Overseas Pakistani using Roshan Apna Ghar: both appear on MCB's eligible list (MCB), but confirm with the bank before you book.
- Investor wanting easier resale: Etihad Town.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
