featured_mode: card | illustrationValencia Town is the older, more settled and cheaper option for houses (10 marla roughly 3.8–4.9 crore vs 4.2–6.9 crore in Lake City, Houseplot's indicative price data, Oct 2026), approved by LDA in phases from 1998, while Lake City is a newer, larger Raiwind Road scheme with a higher price ceiling and LDA approval dated 2008.
Valencia Town is the better value for a built house today; Lake City is the pick if you want a newer, larger scheme and can pay more for it. Both appear on published copies of LDA's approved list, and both sit in south-west Lahore within a short drive of each other.
On Houseplot's indicative price data (Oct 2026), a 10 marla house costs roughly 3.8–4.9 crore in Valencia and 4.2–6.9 crore in Lake City. Rents are close, which tilts the yield maths towards Valencia.

Approval and legal status
Valencia Town. A reproduced LDA list shows "Valencia H/Scheme Ph I-IV, Sadhoke & Dharamchand" approved in 1998 for 7,322.55 kanals and "Ph-V, Sadhoke" approved on 18 August 2004 for 1,121.5 kanals, both under Valencia Developers (ABS Developers). The November 2025 copy carries the same two entries (Pakistan Observer).
Watch the name. "Valencia Valley, Pine Avenue Road" appears on an April 2025 published list of illegal schemes (Pakistan Observer). It is a different scheme from Valencia Town, but it shares a road and part of a name. Make sure your file says Valencia Town and names an approved phase.
Lake City. "Lake City Bella Vista, Raiwind Road" was approved on 17 May 2008 for 7,514 kanals (ABS Developers). The 2025 copy adds Lake City Bella Verde and "approval of unapproved pockets" in Bella Vista (Pakistan Observer), so some areas were regularised later.
We could not load LDA's own scheme pages (LDA). Check both on LDA's site or QR code before paying.
Location and commute
Valencia's main entry and exit points are Defence Road and Pine Avenue. It sits in Union Council 144 (Haloke), Nishtar Town, bordering NFC Housing Society and Wapda Town (Wikipedia). That puts it closer to Johar Town and the city than Lake City.
Lake City lies further along Raiwind Road. The Ring Road's SL-II runs through Halloki and Adda Plot to Raiwind Road (Punjab Ring Road Authority), and Wikipedia lists both Valencia and Lake City among societies the Southern Loop links (Wikipedia).
The two are tied by one road. In 2016 LDA began a 7.5 km alternative route from Valencia Town to Adda Plot, three lanes each way, to serve Valencia, Wapda Town, Lake City and other southern schemes (Dawn).
Prices and value
Per-marla view from Houseplot's indicative price data (Oct 2026), our arithmetic:
| Type and size | Lake City | Valencia Town |
|---|---|---|
| House, 5 marla | about 52–72 lac/marla | about 46–62 lac/marla |
| House, 10 marla | about 42–69 lac/marla | about 38–49.5 lac/marla |
| House, 1 kanal | about 37.5–67.5 lac/marla | about 34–55 lac/marla |
| Plot, 5 marla | about 18–29 lac/marla | about 21–34 lac/marla |
| Plot, 10 marla | about 22–31.5 lac/marla | about 21.5–33 lac/marla |
| Plot, 1 kanal | about 21–30 lac/marla | about 18–24 lac/marla |
House figures include the building.
The split is clear. Built houses cost more in Lake City, especially at the top of the range. Plots are close, and 5 marla plots can even cost more in Valencia. On these figures, Lake City's premium sits in the buildings rather than the land.
Worked example. For roughly 4.9 crore, you can buy near the top of Valencia's 10 marla house range (3.8–4.9 crore), but only in the lower half of Lake City's (4.2–6.9 crore).
The revenue marla is 272.25 sq ft (Wikipedia); societies can define plot sizes differently, so compare square feet on the site plan.
Development and amenities
Valencia Town was first planned in the 1990s and filled up during Lahore's 2000 property boom. It covers about 1,000 acres, with greenspace and a playground in each block. Wikipedia lists a central mosque, community centre, football, riding and cricket clubs, filtration plants, private security, fibre-to-home service and 14 bank branches. Schools include Beaconhouse Valencia, The Educators and Lahore Grammar School (Wikipedia).
Lake City has had a harder history. In 2014 the Express Tribune found it "deserted a decade after launch," with unbuilt sectors, no grid station, no hospital and plot owners still waiting for papers (Express Tribune). Houses now sell and rent across sizes in Houseplot's data. We could not open an official Lake City page, so check current amenities on site.
Rental demand
Houseplot's indicative rent data (Oct 2026):
| Property | Lake City | Valencia Town |
|---|---|---|
| House, 5 marla | about Rs90,000–145,000 | about Rs100,000–155,000 |
| House, 10 marla | about Rs115,000–190,000 | about Rs165,000–250,000 |
| House, 1 kanal | about Rs370,000–425,000 (thin sample) | about Rs215,000–350,000 |
| Upper portion, 10 marla | about Rs82,000–125,000 | about Rs65,000–95,000 |
| Upper portion, 1 kanal | about Rs102,000–130,000 | about Rs85,000–120,000 |
Valencia charges more for 5 and 10 marla houses despite lower sale prices, which points to a better gross yield there for those sizes. Lake City's 1 kanal rents look higher, but they rest on very few listings. Lake City's upper portions rent for more than Valencia's.
Resale and liquidity
Valencia is a settled, mostly built community, so resale is driven by end users and is relatively easy to price. Lake City has a higher price ceiling and attracts buyers of newer houses; its market is larger in area but younger.
For either, ask the society for the transfer fee, dues clearance and any development charges outstanding before you agree a price.
Risks and red flags
Valencia Town - Confusion with "Valencia Valley" on Pine Avenue, which is on a published illegal list. - Older houses in some blocks; budget for renovation.
Lake City - Past delays in development and title papers; check documents carefully. - Regularised "pockets": confirm your block is inside the approved layout. - Thin 1 kanal rental data.
Both - Verify title with the society and any revenue record, and never pay a token on a file you can't verify with the office.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
Who should choose which
Choose Valencia Town if: - You want a settled community with schools, banks and clubs already running. - You want a 10 marla house for less money and stronger rent. - You commute towards Johar Town, Defence Road or the city.
Choose Lake City if: - You want a newer house and can pay the premium. - You travel mainly on Raiwind Road or the Ring Road. - You prefer a larger scheme that is still developing, and will verify block approval.
