featured_mode: card | illustrationCentral Park on Ferozepur Road has LDA-listed approvals for Phase-II, Phase-II (Revised) and Phase-III, while Bahria Orchard on Raiwind Road has an approved Phase-I but its Phase-II, Phase-II Extension and Phase-4 appear on published LDA illegal lists, so Bahria Orchard is cheaper per marla but carries more phase-level legal risk.
Start with the legal point: Bahria Orchard's Phase-I is LDA approved, but its Phase-II, Phase-II Extension and Phase-4 appear on a published copy of the LDA's illegal schemes list (Pakistan Observer, Apr 2025). Central Park has three LDA-listed approval records. That makes it the safer pick for most buyers, though you pay more per marla for plots.
If your budget is tight, Bahria Orchard Phase-I plots are the cheapest entry of the two. Buy there only after the dealer proves, on paper, that the plot is in Phase-I.

Location and commute
Central Park sits on main Ferozepur Road, about 22 km south of Kalma Chowk, with Bahria Nasheman across the road (Pak Geography). The developer says it is reached from the Ring Road Southern Loop and Pine Avenue (which.pk).
That puts Central Park on the Ferozepur Road corridor, which suits people who work in Model Town, Kot Lakhpat or along the road toward Kasur. The same source puts it about 29 km by road from Thokar Niaz Baig.
Bahria Orchard is on the Raiwind Road side. The LDA lists place its phases in Mouza Paji, Araian, Manak and Bhai Kot on Raiwind Road, with one extension in Mouza Manak and Badoki Sani off Sharif Medical City Road (Pakistan Observer).
In practice, Bahria Orchard faces Thokar Niaz Baig and the motorway side of the city. Central Park faces the Ferozepur Road and Kahna side. Pick the one that matches your daily drive, because the two are on different arteries.
Approval and legal status
This is where the two differ most.
Central Park. LDA records show Phase-II (820 kanal) with final approval on 24 September 2021, Phase-III (294.7 kanal) approved on 7 March 2023, and Phase-II (Revised) (971.5 kanal) approved on 16 October 2024 (which.pk). A compilation of LDA's lists updated in October 2026 shows the same three entries (Avenir Developments). Older published copies also carry a 948-kanal "Central Park" entry in Mouza Julkey Badhukey (ABS Developers, Oct 2025).
One caution: the developer has claimed 15,000 kanals on its own page, far more than the LDA-listed area (which.pk). LDA records also do not say which blocks fall in which phase. Ask the society to show your block inside an approved layout plan.
Bahria Orchard. Phase-I is approved, dated 28 July 2009 in the October 2026 compilation (Avenir Developments), with an area of 3,737.55 kanal on another published copy (Plotistan). But Phase-II, Phase-II Extension and Phase-4 appear on the April 2025 illegal list. The October 2026 compilation also shows Sectors G and H, and says Phase-II Extension is also called Phase-V (Avenir Developments).
Both of these are secondary copies of LDA's lists. Confirm the exact phase on lda.gop.pk and scan the scheme's LDA QR code before you pay.
Prices and value
Both societies have plots and houses in all three common sizes in our data. Here is the per-marla view, which is our arithmetic from Houseplot's indicative price data (Oct 2026). One kanal is 20 marla.
| Size | Central Park | Per marla | Bahria Orchard | Per marla |
|---|---|---|---|---|
| 5 marla plot | about 63–95 lac | 12.6–19 lac | about 27–68 lac | 5.4–13.6 lac |
| 10 marla plot | about 0.9–1.5 crore | 9–15 lac | about 52 lac–1.4 crore | 5.2–14 lac |
| 1 kanal plot | about 1.9–2.3 crore | 9.5–11.5 lac | about 1.59–2.4 crore | 8–12 lac |
| 10 marla house | about 2.55–4.3 crore | 25.5–43.5 lac | about 3.25–4.3 crore | 32.5–43 lac |
Small plots are clearly cheaper in Bahria Orchard. At 1 kanal the two overlap. For 10 marla houses, Bahria Orchard's range starts higher.
Our data is society-level and does not split Bahria Orchard by phase. A very cheap Bahria Orchard plot may sit in a phase that is on the illegal list, so the low end of the range is not a fair price for Phase-I. The marla basis can also differ by society, so check the square feet written on the allotment.
Development and amenities
Central Park's older blocks are lived in. The developer says its Grand Jamia Mosque in B Block opened in 2010 and its teaching hospital in 2013 (which.pk). Another profile lists a 600-bed teaching hospital, Central Park Medical College, a Lahore Grammar School branch and a grid station (Pak Geography).
Newer blocks are less certain. Plots in A1 and J blocks were still being sold in October 2026, with the final payment due on possession (which.pk).
Bahria Orchard's big recent story is power. In late November 2025, LESCO cut bulk supply to four Bahria Town Lahore projects over more than Rs682 million in unpaid bills, of which Bahria Orchard owed Rs137 million (Dawn; ProPakistani). Residents said they had no electricity or water. Ask the society whether that supply is now restored and whether dues are settled.
Rental demand
Houseplot's rents file has no rows for either society, so we can't compare rents with data. Ask local agents for recent signed tenancies, not asking rents, before you count on rental income.
One pointer on financing: MCB's Roshan Apna Ghar list names Bahria Town Lahore Sectors A, B and C, not Bahria Orchard, and does not list Central Park (MCB). That can narrow the pool of buyers and tenants using that loan, though other banks keep their own lists.
Resale and liquidity
Resale is easier where the paperwork is clean. In Central Park that means a block inside an approved phase. In Bahria Orchard it means Phase-I.
The LDA has also banned trading in property files in private schemes in its area from 1 July 2026. Plots now move through officially issued property certificates carrying a QR code (ProPakistani, Jun 2026). If a seller in either society still offers a "file", ask how it will convert to a certificate.
Red flags for each society
Central Park 1. A block you can't place on an approved LDA layout. 2. A seller quoting the developer's 15,000-kanal size as if it were the approved area. 3. "Final payment on possession" plots with no possession date in writing.
Bahria Orchard 1. Any plot in Phase-II, Phase-II Extension (Phase-V), Phase-4, or Sectors G or H, without current LDA confirmation. 2. A price far below the Phase-I range. 3. No written answer on LESCO dues and supply.
Who should choose which
- Family wanting a settled block with a hospital and schools nearby: Central Park, older blocks.
- Ferozepur Road or Kahna commuter: Central Park.
- Lowest-budget plot buyer: Bahria Orchard Phase-I only, with the phase proven on paper.
- Raiwind Road or Thokar commuter: Bahria Orchard Phase-I.
- Overseas buyer who can't visit: Central Park's approved phases, or skip both until you can verify the block in person.
- Short-term flipper: neither looks ideal. Approval questions and the file ban make quick trades harder.
