featured_mode: card | illustrationCanal Gardens suits buyers who want a smaller, built-up society beside Bahria Town on Canal Road and will pay more per marla for plots, while Formanites is cheaper but carries a long NAB fraud history, so only buy there after checking the exact phase and plot against LDA and NAB records.
Canal Gardens is the simpler buy: a compact society next to Bahria Town on Canal Road, with plots that cost more per marla but come with fewer legal questions in the public record. Formanites Housing Scheme is cheaper for plots, and its Phase I is on the LDA approved list. But the scheme has a long NAB history, including a Rs1.5 billion alleged scam, so only buy there after a plot-by-plot check.

Location and commute
Canal Gardens sits on the Canal Road side of Bahria Town. An agency page puts it about 2 km from Multan Road and 1 km from Defence Road, with Sukh Chayn, Jubilee Town and Izmir Town as neighbours (Our UPN). A map listing places it beside Sukh Chayn Gardens, about 3 km north of the Bahria Town Grand Jamia Mosque (Mapcarta).
That makes it a fit for people who work along Multan Road, around Thokar Niaz Baig or in Bahria Town itself. The agency page quotes about 20 minutes to Thokar. Drive times like these come from a promotional source, so test the route at rush hour.
Formanites is harder to pin down from official records. The LDA list copies give its mouzas as Kamahan and Leel for Phase I, and Kamahan, Jaythol, Leil and Wadahwah for Phases I and II (Pakistan Observer, Nov 2025). A Lahore agency includes it in its list of Ferozepur Road societies (Saiban).
Ask the seller for the exact block and drive the route yourself. The two societies are on opposite sides of south Lahore, so the choice often comes down to where you work.
Approval and legal status
This is the section that decides the comparison.
Formanites. A reproduced LDA approved list shows "FORMANITES H/S PH-I", Mouza Kamahan and Leel, approved on 10-09-2006, area 1,191.3, sponsor Formanites Co-operative Housing Society (ABS Developers, Oct 2025). A November 2025 copy lists "Formanites Housing Phase-I & II". Both are secondary copies, not the LDA's own page.
The legal history is long:
- In January 2016 NAB arrested a director over an alleged Rs1.5 billion scam. The allegations included selling plots on land outside the LDA-approved area, selling more plots than the plan held, and selling Phase II plots from 2003-04 with no land specified (The Nation).
- The same report said the LDA approved 1,119.30 kanals, while over 3,900 kanals were allegedly sold. NAB had received over 1,100 complaints.
- In August 2023 affectees told a NAB open court they had paid in full but had no possession (Dawn).
- In September 2024 Dawn reported two inconclusive auction attempts of seized property (Dawn).
- In May 2025 NAB Lahore distributed Rs1.34 billion to 1,446 affectees (ProPakistani). In June 2026 Formanites was still named among cases behind further payouts (Business Recorder).
Canal Gardens. We did not find it under that name in the LDA approved list copies of May and November 2025, or in the April 2025 illegal list copy (Pakistan Observer, Apr 2025). The agency page says it began as a cooperative society, so it may be listed under its older name. MCB includes Canal Gardens on its list of Lahore areas eligible for Roshan Apna Ghar finance (MCB). A bank list helps, but it is not an approval.
The LDA's own approved and illegal scheme pages are at lda.gop.pk. Check both names there.
Prices and value
Both societies have plots and houses in all three sizes in our data. The table below divides each range by size. This is our arithmetic, using 20 marla to a kanal.
| Size | Canal Gardens, per marla | Formanites, per marla |
|---|---|---|
| 5 marla plot | about 19–24 lac | about 14–19 lac |
| 10 marla plot | about 13.5–16.5 lac | about 6–17 lac |
| 1 kanal plot | about 10–12 lac | about 10–15 lac |
| 5 marla house | about 40–52 lac | about 42–56 lac |
| 10 marla house | about 30–43 lac | about 36–48 lac |
| 1 kanal house | about 22–33 lac | about 27.5–35 lac |
- Small plots cost more in Canal Gardens. A 5 marla plot there runs about 96 lac–1.2 crore, against about 69–97 lac in Formanites.
- Formanites has a very wide 10 marla plot range, from about 61 lac to 1.6 crore. A spread that wide usually means very different blocks or files. Some may be in the disputed phase.
- Houses are closer. Formanites houses are slightly higher per marla. A built house with clear title is the part of Formanites that trades most like a normal society.
In plain terms, the Formanites discount is mostly a risk discount on plots. It is not a bargain unless the file is clean.
Development and amenities
The agency page describes Canal Gardens as completely developed, with carpeted roads, street lights, parks, a mosque, a commercial area and gas, water and electricity. It says possession is available (Our UPN). That is promotional copy. Visit the block before you pay.
For Formanites, we found no independent recent account of development. What the record shows is that, as of 2023, some buyers who had paid in full were still waiting for possession. One agency calls it "established rather than exciting" (Saiban).
On a site visit, check:
- whether the plot is demarcated on the ground and matches the society map
- whether gas and electricity are connected in that block
- whether houses on the street have lawful meters and approved maps
Rental demand
Houseplot's rent data (Oct 2026) has no rows for either society, so we can't give rent ranges.
Canal Gardens sits beside Bahria Town and a university cluster on the map (Mapcarta). That may support tenant demand, but we have no figures. In either society, ask two or three local dealers for recent signed rents, not asking rents.
Resale and liquidity
Resale depends on how easily a buyer can verify the file.
Canal Gardens is small and, per the agency page, mostly sold out. Small societies can be slow to resell, but a clean, developed plot is easier to sell.
In Formanites, many buyers will discount any file from a phase linked to the NAB case. Expect harder negotiation and longer selling times for plots. Built houses with a registry and intiqal should sell more normally.
Red flags in each society
Canal Gardens
- Name mismatch: confirm the registered name and the approving body before paying.
- Promotional claims about "fully developed" status, until you have seen the street.
- Agency pages with clashing price figures. The one we opened had typos in its own price list.
Formanites
- Any plot in Phase II or outside the 1,119.30 kanals the LDA approved, per the 2016 NAB case.
- Duplicate or cancelled files. NAB's allegations included both.
- A seller offering a deep discount on a file "pending possession".
- Pressure to pay before you check the plot number with the society office, the LDA and NAB.
Who should choose which
- Family buying a 5 marla house: either can work. Canal Gardens is slightly cheaper per marla and has the cleaner public record.
- Plot investor with a small budget: Formanites is cheaper, but only for a built-up, verified block. Canal Gardens costs more and carries less risk.
- Overseas Pakistani using Roshan Apna Ghar: Canal Gardens is on MCB's eligible list. Formanites is not.
- Commuter to Multan Road, Thokar or Bahria Town: Canal Gardens.
- Buyer who can't spend time on legal checks: Canal Gardens.
