featured_mode: card | illustrationBahria Orchard is far cheaper than Bahria Town Lahore (10 marla plots roughly 0.52–1.4 crore vs 0.97–2.2 crore, Houseplot's indicative price data, Oct 2026), but only Orchard Phase I appears on published LDA approved lists while Phase II, Phase II Extension and Phase 4 appear on an April 2025 published list of illegal schemes; Bahria Town Lahore is the more established, more liquid community.
Start with approval. Bahria Orchard Phase II, Phase II Extension and Phase 4 appear on a published April 2025 list of illegal housing schemes, while Orchard Phase I and parts of Bahria Town Lahore appear on published copies of LDA's approved list (Pakistan Observer; Plotistan).
Bahria Town Lahore suits buyers who want an established community with tenants and resale depth. Bahria Orchard suits budget buyers who will buy only in an approved phase and accept a longer wait for value.

Approval and legal status
Bahria Orchard. A Pakistan Observer copy of the illegal-schemes list (29 April 2025, 156 schemes) includes "Bahria Orchard Phase-II, Mouza Paji, Araian, Manak & Bhai Kot, Raiwind Road", "Bahria Orchard Phase-II Extension, Mouza Manak and Badoki Sani, Sharif Medical City Road" and "Bahria Orchard Phase-4, Mouza Paji, Raiwind Road" (Pakistan Observer).
Phase I is different. A reproduced LDA list shows "Bahria Orchards Phase-I, Mouza Paji and Rai" as approved for 3,737.55 kanals (Plotistan). LDA's list also carries "Bahria Town (Safari Town), Mouza Paji" approved on 27 September 2007 for 446.10 kanals (ABS Developers). In 2013 Dawn described Bahria Safari Town as "also called Bahria Orchard" on Raiwind Road, and reported that LDA put up banners telling people not to buy there until approval (Dawn).
Bahria Town Lahore. The same secondary list shows "Bahria Town Sectors A, B & C" approved for 14,243.2 kanals (Plotistan), and another copy dates Sector A to 18 January 1997 (ABS Developers). The 2013 Dawn report said LDA objected to sales in Sectors D, E and F near Mohlanwal before approval. We did not find those sectors on the lists we opened.
LDA's own scheme pages (LDA) did not load for us, so these are secondary copies. If they conflict with what a dealer tells you, believe LDA's site or QR code.
Location and commute
Bahria Town Lahore sits on the Ring Road's Southern Loop: SL-III runs from Raiwind Road past Bahria Town and NFC-II to Multan Road (Punjab Ring Road Authority). Bahria Town fought that section in court; once the stay was vacated, the society bought back 600 plots and 300 houses in the road's path (Wikipedia).
Bahria Orchard is further out on Raiwind Road, in mouzas such as Paji and Rai. Its Phase II Extension is listed off Sharif Medical City Road. Expect a longer daily drive to central Lahore than from Bahria Town.
Prices and value
Per-marla view from Houseplot's indicative price data (Oct 2026), our arithmetic:
| Type and size | Bahria Town Lahore | Bahria Orchard |
|---|---|---|
| House, 5 marla | about 36–50 lac/marla | about 28–46 lac/marla |
| House, 10 marla | about 28.5–61.5 lac/marla | about 32.5–43 lac/marla |
| Plot, 5 marla | about 7.6–14.6 lac/marla | about 5.4–13.6 lac/marla |
| Plot, 10 marla | about 9.7–22.5 lac/marla | about 5.2–14 lac/marla |
| Plot, 1 kanal | about 9.2–23.3 lac/marla | about 8–12 lac/marla |
House figures include the building.
The gap is widest for plots. A 10 marla plot in Orchard starts at roughly half the Bahria Town floor. Houses are closer, because construction costs are similar wherever you build.
Inside Bahria Town, sectors differ. Houseplot's data puts 10 marla plots at roughly 1.45–1.6 crore in Sector C, 1.3–2.2 crore in Sector E and 0.85–1.5 crore in Sector F. That shows the sector matters as much as the society name.
Worked example. With roughly 1.2 crore, you can reach most of Orchard's 10 marla plot range, but only the lower end of Bahria Town's, typically in Sector F. In Orchard, that money only makes sense in a phase you have confirmed is approved.
Development and amenities
Bahria Town Lahore is a privately owned gated community known for its replica Eiffel Tower, Jasmine Mall and blocks such as Iris (Wikipedia). It has a large built stock and an active rental market, as Houseplot's rent data shows.
For Bahria Orchard, we could not open an official developer page, so we cannot list its amenities from a source. Houseplot's rent data has no Orchard rows at all, which suggests a thinner lived-in market than Bahria Town. Visit the phase and check roads, power, water and occupancy yourself.
Rental demand
Houseplot's indicative rent data (Oct 2026) for Bahria Town Lahore:
| Property | Monthly rent |
|---|---|
| House, 5 marla | about Rs75,000–85,000 |
| House, 10 marla | about Rs120,000–160,000 |
| House, 1 kanal | about Rs200,000–350,000 |
| Upper portion, 10 marla | about Rs64,000–85,000 |
| Lower portion, 10 marla | about Rs65,000–85,000 |
We have no Bahria Orchard rents in our data, so we can't compare yields. If you are buying to rent, Bahria Town is the safer bet on evidence alone.
Resale and liquidity
Bahria Town Lahore has a deep, established resale market across sectors and sizes. Bahria Orchard's market is cheaper and more speculative, and the illegal-list status of some phases is a direct liquidity risk: LDA has asked revenue staff to stop registries and mutations in illegal schemes (Dawn).
Both carry group-level risk. In July 2026, Arab News reported that authorities had started auctioning Bahria Town properties amid NAB cases against founder Malik Riaz Hussain; the company denies wrongdoing and says about Rs372 billion of ordinary Pakistanis' money is tied to its projects (Arab News). Ask whether a specific property is subject to any attachment before you pay.
Risks and red flags
Bahria Orchard - A phase on a published illegal list: Phase II, Phase II Extension, Phase 4. - Dealers selling "Orchard" without naming the phase. - No rent data and limited sourced information on amenities.
Bahria Town Lahore - Sectors whose approval we could not confirm on the lists we opened (D, E, F). - Plots near the Ring Road alignment; check the site plan. - NAB auctions and litigation involving the group.
Both - Verify the file or allotment with the Bahria Town office, and the title chain, before token money.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
Who should choose which
Choose Bahria Town Lahore if: - You want to live in or rent out a built house in an established community. - You value resale depth over entry price. - You commute via the Ring Road or Multan Road.
Choose Bahria Orchard if: - Your budget is under roughly 1.4 crore for a 10 marla plot. - You will buy only in Phase I or another phase you confirm on LDA's current list. - You can hold for years and accept a longer drive into the city.
