featured_mode: card | illustrationNo asset wins every year in Pakistan: the KSE-100 returned about 44% in FY26 and beat gold, bonds and the dollar, gold fell roughly 22% from its January 2026 record to October, and property offers slower, harder-to-measure gains plus rent, but costs about 5–6% in duties and taxes to buy and sell as a filer.
In 2026 the answer changed by the month. The KSE-100 returned about 44% in FY26 and beat gold, government bonds and the dollar. Gold hit a record Rs551,662 per tola on 28 January 2026, then fell to about Rs432,200 by 20 October, a drop of roughly 22%.
Property moves more slowly and is harder to measure. Its strength is rent and stability, not quick gains, and it costs far more to buy and sell.

Stocks: the best performer of the last three years
Profit reported on 1 July 2026 that the KSE-100 returned about 44% in FY26 (AKD Research: 43.5%; Topline: 44%). In dollar terms the gain was about 46%. Over FY24–FY26 combined, the index rose 335%.
The same report says the index beat gold, T-bills, Defence Savings Certificates, PIBs, MSCI Frontier Markets and the dollar in FY26. It was the third year in a row stocks led.
Then came the pullback. By 20 October 2026 the KSE-100 closed at 165,151.64, down 8.4% in the fiscal year to date and 5.11% in calendar 2026, per Mettis Global.
That is the nature of equities: big gains, real drawdowns. You need to hold through both.
Gold: a record, then a sharp fall
Gold's 2026 path, from prices reported by the All-Pakistan Sarafa Gems and Jewellers Association:
| Date | 24k per tola | International | Source |
|---|---|---|---|
| 28 Jan 2026 | Rs551,662 (record) | $5,293/oz | Aaj News |
| 19 Mar 2026 | Rs499,462 | $4,767/oz | Aaj News |
| 21 Jul 2026 | Rs429,236 | $4,068/oz | Aaj News |
| 20 Oct 2026 | Rs432,200 | not stated | Minute Mirror |
Anyone who bought at January's peak was sitting on a loss of about 22% by late October. Gold in Pakistan follows the world price in dollars and the rupee exchange rate. You control neither.
Gold pays no income. Its case is as a store of value when the rupee weakens. In FY26 the rupee actually gained about 2% against the dollar, per the Profit report, which did not help gold holders.
Property: slower, steadier, harder to measure
There is no official monthly price index for Lahore property that we could source. That is a real limitation when comparing it with assets priced every second.
The best long-run evidence we found is a 2020 Profit analysis of January 1999 to June 2020. It estimated Pakistani property prices rose about 11.3% a year against about 7.6% inflation, plus roughly 3% in rent. Over that period it ranked property third, behind stocks and gold.
Property's advantages are rent and the ability to use it. Lahore rents rose fast through 2025–26. Profit reported one-kanal DHA houses letting for Rs300,000–400,000 a month in some phases.
Against Houseplot's indicative price data (Jun–Aug 2026) for DHA Phase 5 and 6 kanal houses, roughly 10.2–14.1 crore, that implies a gross yield of roughly 2.6–4.7%.
Inflation and the safe benchmark
Any investment has to beat two things: inflation, and what you could earn with no risk.
| Benchmark | Figure | Date | Source |
|---|---|---|---|
| Average CPI inflation, FY26 | 7.1% | FY2025-26 | Profit (July 2026) |
| Average CPI inflation, FY25 | 4.5% | FY2024-25 | Same |
| Average CPI inflation, FY24 | 23.4% | FY2023-24 | Same |
| Headline CPI, year on year | 10.3% | September 2026 | PkRevenue |
| SBP policy rate | 11.5% | October 2026 | SBP |
| Regular Income Certificates | 12.12% | from 21 Oct 2026 | Daily Pakistan |
| Behbood Savings Certificates | 12.96% | from 21 Oct 2026 | Same |
With savings certificates paying 12–13%, property and gold must beat that after costs to justify the extra risk.
Taxes on each asset (FY2026-27)
| Asset | Tax on gains | Other taxes | Source |
|---|---|---|---|
| Property bought on/after 1 July 2024 | 15% flat for ATL filers; slab rates (minimum 15%) for non-filers | Buyer 236K 1.25% (filer) / 10.5–18.5% (non-filer); seller 236C 2.75% / 11.5%; 1% stamp duty | Baco, FBR, The News |
| Listed shares bought on/after 1 July 2024 | 15% for ATL persons (ATL at purchase and sale); slab rates, minimum 15%, for others | Brokerage | Baco Consultants |
| Gold jewellery | Taxed at normal slab rates for individuals; no loss allowed | Making charges at purchase | Baco Consultants |
Property carries the heaviest transaction taxes. A filer pays 1.25% plus 1% stamp duty to buy and 2.75% to sell, so roughly 5% before other fees. That is a hurdle stocks and gold do not face.
Liquidity: how fast can you get your money?
Listed shares can be sold on any trading day and in part. Gold can be sold quickly to a jeweller, though usually at a spread to the quoted rate.
Property is the slowest. A sale needs a buyer, a price agreement, tax payments and a transfer at the society or PLRA. In a slow market it can take months.
If there is any chance you will need the money in the next two or three years, that should weigh heavily.
The middle path: REITs
Real estate investment trusts let you own a slice of property through the stock exchange. SECP approved the JS Rental REIT offer on 17 April 2026, bringing the number of listed REITs to six.
REITs trade like shares, so they are liquid. They do not give you a plot you can build on, and their prices move with the stock market.
How to choose: a step-by-step approach
- Set your time horizon. Under three years, property's costs and slow sale process work against you.
- Decide whether you need income. Property rents and savings certificates pay; gold does not.
- Check your filer status. Non-filers pay 10.5–18.5% buyer tax on property, which can wipe out years of gains.
- Size each position. Many investors hold some of each rather than betting on one.
- Compare after costs. Deduct taxes, fees and spreads before comparing any return with a 12% savings rate.
- Only buy property you can verify. Approval, title and possession come before any return calculation.
Common mistakes
- Judging gold or stocks by one good year. Both had big swings in 2026.
- Ignoring the 5–6% round-trip duties and taxes on property.
- Comparing property price growth without counting rent, or counting rent without tax.
- Buying gold jewellery as an investment and forgetting making charges.
- Treating property as risk-free because it does not show a daily price.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
