In Lahore, 50 lakh buys a 5 marla plot in societies such as Bahria Orchard, Al Jalil Garden or Bahria Nasheman, or a 10 marla plot in Lahore Motorway City, according to Houseplot's indicative Jun–Aug 2026 data; add roughly 2.5–3.5% for a filer's taxes and fees, check approval first, and compare the plan against savings certificates paying about 12–13%.

With 50 lakh in Lahore you are mostly buying a 5 marla plot in a mid-market society, or a bigger plot further out. Houseplot's indicative price data (Jun–Aug 2026) puts 5 marla plots at roughly 43–49 lac in Al Jalil Garden and 45–51 lac in Bahria Orchard.

Set aside another Rs1.2–1.7 lac for taxes and fees if you are a filer. A non-filer pays more than Rs5 lac in buyer tax alone on the same deal.

Fifty lakh does not buy a ready house in any society in our data. The cheapest houses we track, 5 marla in Lahore Motorway City and Sui Gas Housing Society Phase 2, sit at roughly 1.11–1.29 crore.

Price is only the start. Several of these names come up in the red flags section below.

The real cost of a 50 lac purchase

Taxes depend heavily on whether you are on FBR's Active Taxpayers List. The rates below are from FBR's withholding tax rate card for 2026-27 and Punjab's 1% stamp duty, signed in April 2026.

Cost on a Rs5,000,000 plot Filer Non-filer
Buyer advance tax, 236K 1.25% = Rs62,500 10.5% = Rs525,000
Stamp duty 1% = Rs50,000 1% = Rs50,000
Local government (TMA) transfer charge, if levied reported at 1% = Rs50,000 Same
PLRA Property Transfer System, societies Rs3,000 Rs3,000
Approximate total about Rs1.65 lac about Rs6.28 lac

The TMA figure comes from a Daily Pakistan breakdown of a Rs20 million sale and is not confirmed by an official schedule. The PTS fee is from PLRA's 2026-27 charges. Society transfer fees are extra and vary.

When you sell, a filer pays 2.75% under 236C and a non-filer 11.5%. On a gain, filers pay 15% CGT for property bought after 1 July 2024, per Baco Consultants.

Becoming a filer before you buy is the single biggest saving available at this budget.

Option 1: a 5 marla plot in an established society

This is the default Lahore play at 50 lac. Bahria Orchard, Bahria Nasheman and Al Jalil Garden all fall in range.

Why it works: Five marla is the most traded plot size, so the buyer pool on exit is wide. A plot needs no maintenance and carries no tenant risk.

What to watch: A plot earns nothing while you hold it. Your return is the price rise minus roughly 5–6% in round-trip taxes and duties as a filer (buying plus the 2.75% seller tax), and CGT on the gain.

Check possession and development before paying. A plot you cannot build on is harder to sell.

Option 2: a bigger plot further out

Lahore Motorway City lets you buy a 10 marla plot for roughly 39–45 lac, or two 5 marla plots for roughly 52–60 lac together.

Why it works: Peripheral land has the most room to rise if roads, utilities and population arrive.

What to watch: It can also stand still for years. Distance from the city matters to end-users, who are your eventual buyers. Confirm the society's approval status and layout plan with the relevant authority first.

Option 3: an instalment plan or file

Many 50 lac budgets go into instalment bookings. Be cautious here.

The LDA announced that file trading in private schemes under its jurisdiction would end from 1 July 2026. Plot deals were to move to PLRA-issued property certificates with QR codes, as ProPakistani and Pakistan Observer reported.

If someone is still selling you a "file" in Lahore, ask what it represents, whether the society has moved its records to PLRA, and what document you will hold.

Option 4: compare with non-property choices

Property should beat what your money earns elsewhere, after its costs.

Option Return / price point Date Notes
Regular Income Certificates 12.12% a year from 21 Oct 2026 Daily Pakistan
Special Savings Certificates 12% for first five payments from 21 Oct 2026 Same
Gold, 24k Rs432,200 per tola (about 11.5 tola for 50 lac) 20 Oct 2026 Minute Mirror
KSE-100 index down 5.11% in calendar 2026 to 20 Oct 20 Oct 2026 Mettis Global
Listed REITs six listed on PSX April 2026 SECP

Fifty lac in Regular Income Certificates at 12.12% would pay about Rs6.06 lac a year before any tax. For a plot to match that, its price must rise about 12% a year plus enough to cover buying and selling costs.

Option 5: a down payment on your own home

If you do not own a home, 50 lac can be equity rather than an investment. The federal Mera Ghar Mera Ashiana scheme finances first-time owners at a fixed 5% for the first 10 years, up to Rs10 million and 20 years, with 90:10 financing, as ProPakistani reported in March 2026.

Size caps apply, and sources differ on the house limit (5 or 10 marla). Confirm current terms with your bank.

Due diligence before you pay

  1. Check approval. Look the society up on the LDA's website. LDA-approved societies carry QR codes showing total plots, mortgage status and development status, per ProPakistani.
  2. Check the LDA's illegal societies list, which it updates on its site, as Daily Pakistan noted.
  3. Get the plot number, block and possession status in writing from the society office, not just the dealer.
  4. Verify the seller's ownership at the society and, where records have moved, through PLRA.
  5. Pay by bank instrument in the seller's name. Never pay cash to an agent.
  6. Get the transfer done in your name at the society and keep every receipt.

Red flags at this budget

  • NAB complaints. At a NAB open court in Lahore on 1 August 2026, complaints were mostly about societies failing to deliver plots. Al Jalil Garden, New Lahore City, Khayaban-e-Amin and Pak Arab Housing Scheme were among the 16 schemes named. Being named in complaints is not a finding of wrongdoing, but read the case status before buying there.
  • Prices well below the ranges above.
  • Pressure to pay a "booking" in cash today.
  • A dealer who cannot show the plot on the ground.
  • A file with no plot number.

Common mistakes

  • Buying as a non-filer and paying over Rs5 lac in avoidable tax.
  • Forgetting society transfer and NDC fees in the budget.
  • Spending the full 50 lac and leaving nothing for development dues.
  • Picking the cheapest society rather than the one with the clearest approval.
  • Expecting a plot to produce income.

FAQs

Frequently asked questions

What is the best investment with 50 lakh in Pakistan?

There is no single best. In Lahore property, 50 lakh typically buys a 5 marla plot in a mid-market society. Savings certificates paid about 12% from October 2026 with no price risk. Property only wins if prices rise faster than that after costs.

Can I buy a 5 marla plot in Lahore for 50 lakh?

Yes. Houseplot's indicative data (Jun–Aug 2026) shows 5 marla plots at roughly 43–49 lac in Al Jalil Garden, 45–51 lac in Bahria Orchard and 48–55 lac in Bahria Nasheman, among others.

How much tax will I pay on a 50 lakh plot?

A filer pays 1.25% buyer tax (Rs62,500) plus 1% stamp duty (Rs50,000), with other fees on top. A non-filer pays 10.5% (Rs525,000) buyer tax instead.

Can I buy a house in Lahore for 50 lakh?

Not in the societies in Houseplot's data. The cheapest houses we track, 5 marla, are roughly 1.11–1.29 crore.

Is investing in a file safe?

Files carry more risk than allotted plots. The LDA said file trading in its jurisdiction would end from 1 July 2026 in favour of PLRA certificates. Verify exactly what you are buying.

Should I buy one plot or split 50 lakh into two?

Two cheaper plots spread risk across societies but double the transfer work and fees. One plot in a stronger society is usually easier to sell.
