featured_mode: card | illustrationDHA Lahore is a statutory authority with higher prices (1 kanal houses roughly 10.1–14.1 crore in Phases 5, 6 and 8 versus roughly 7.1–8.2 crore in Bahria Town, Houseplot's indicative data Jun–Aug 2026) and higher reported rents (about Rs281,000 versus Rs165,000 average in March 2026), while Bahria Town is a privately developed gated community that costs less per marla for similar plot sizes.
DHA Lahore costs more than Bahria Town Lahore for the same plot size, rents for more, and sits on a different legal footing. On Houseplot's indicative price data (Jun–Aug 2026), a 1 kanal house is roughly 10.1–14.1 crore across DHA Phases 5, 6 and 8, against roughly 7.1–8.2 crore in Bahria Town.
Bahria Town gives more house for the money. DHA gives a statutory authority, a larger and older city-side footprint, and stronger rental demand.

Two things stand out. Built houses carry the biggest gap: a 10 marla house in DHA Phase 5 costs roughly 1.4–1.8 times the Bahria Town equivalent. And newer DHA land is close to Bahria pricing: a 1 kanal plot in DHA Prism and in Bahria Town fall in almost the same range.
Some Phase 5 and 8 rows are from June or July 2026 rather than August. Bahria Orchard is a separate project and is not included here.
Approval and legal standing
DHA Lahore began in 1973 as the Civil and Defence Housing Society, became the Lahore Cantonment Co-operative Housing Society in 1975, was converted to DHA by provincial ordinance in 1999, and was federalised in 2002, validated by Parliament in 2004 (DHA Lahore). Wikipedia records the federal gazette as 19 September 2002 (Wikipedia). It is managed by the Pakistan Army, with the Defence Secretary as chairman.
Bahria Town Lahore is a privately owned gated community developed and owned by the Bahria Town Group (Wikipedia). A published copy of LDA's approved list shows "Bahria Town (Safari Town)" in Mouza Paji approved on 27 September 2007 for 446.10 kanals (ABS Developers, secondary copy). That is one part of a larger community. Check the approval of the specific sector or block with LDA before you buy.
DHA itself warns that it "categorically disowns all advertisements, pricing, installment plans, booking offers, and ballot details circulating on social media" (DHA Lahore). Treat unofficial DHA files with care.
Development and infrastructure
DHA: Possession in Phase 9 Prism opened in two stages in May 2026: Sector A (743 residential plots) and its commercial zone from 5 May, then Sectors J, L and M from 18 May (DHA Lahore). DHA says Prism has access from the Ring Road, Bedian Road and neighbouring DHA phases.
Bahria Town: It sits on the Ring Road's Southern Loop. Wikipedia notes that Bahria Town litigated against the SL-3 section and obtained stay orders that were later vacated, after which it bought back 600 plots and 300 houses in the road's path (Wikipedia). Business Recorder reported in 2023 that SL-3's route runs through Bahria Town near Multan Road (Business Recorder).
Amenities
DHA lists four clubs on its website: Defence Club J-Sector (Phase I), R-Sector (Phase II), FF (Phase IV, with gym, pool and jogging track) and Leminscate Club in Phase 8. It also lists medical facilities, a business hub, a shopping mall, petrol pump and graveyard services (DHA Lahore). Phase 9 Prism plans a championship golf course and theme park, per DHA.
Bahria Town features a replica of the Eiffel Tower, Jasmine Mall and well-known blocks such as Iris, according to Wikipedia. Its own amenity listings could not be verified for this page; check them on site.
Rent and resale
Profit reported March 2026 average house rents of about Rs281,000 a month in DHA and Rs165,000 in Bahria Town. In some DHA phases, 1 kanal houses were renting for Rs300,000–400,000.
An agency guide (August 2026) put Bahria Town 10 marla rents at about Rs120,000–145,000 in Sector E and Rs130,000–280,000 in Sector C (Habibi Holdings). It cites no data, so treat those as estimates.
At those numbers, DHA charges about 70% more rent on average, while built houses cost roughly 20–100% more depending on phase and size (our calculation from the ranges above). The area averages mix house sizes, so they cannot be turned into a reliable yield.
Running costs and transfers
Property tax in cantonment areas. In 2022, Profit reported that the Walton Cantonment Board raised property tax on DHA Phase I and III houses, with 1 kanal bills around Rs65,000–70,000 a year (Profit). In March 2026, the Lahore High Court upheld cantonment boards' power to levy property tax (ProPakistani). Check which authority taxes your phase.
DHA transfer. Property verification costs Rs2,000 and takes 24 hours; transfer follows a No Demand Certificate, and fees depend on phase, size and type (DHA Lahore).
FBR value. FBR's notified rate is Rs1,350,600 per marla for Bahria Town and Rs1,132,460 for DHA Phase 6 (SRO 1722(I)/2024; pkrevenue on SRO 876(I)/2026). Because Bahria market prices are lower, its FBR value sits much closer to market, so advance tax is a bigger share of the actual price.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
Who should choose which
Choose DHA if: - You want a statutory authority behind the title and transfer process. - You plan to rent to corporate or expatriate tenants, where demand and rents are higher. - You can afford a premium of roughly 1.2–2 times the Bahria price for a built house of the same size. - You prefer the newer DHA phases for land priced close to Bahria levels, and can wait for development.
Choose Bahria Town if: - You want the most house per rupee in a gated community. - You are an end user who values the community's own amenities and maintenance. - You work on the Multan Road or Raiwind Road side of the city. - You will check the approval status of the specific sector before paying.
Common mistakes
- Comparing a DHA plot with a Bahria house. Compare like with like, size for size.
- Buying DHA files from social media. DHA disowns them.
- Assuming one approval covers all of Bahria. Approvals are by scheme and area.
- Ignoring FBR value in Bahria. Taxes there can come close to the full market price.
- Forgetting cantonment property tax in older DHA phases.
