featured_mode: card | illustrationPick a Lahore agent who works one or two societies deeply, can show FBR DNFBP registration, puts commission and scope in writing, verifies title and society approval before showing you anything, and never asks you to pay money into their own account.
Key takeaways - A good Lahore agent is a specialist: one or two societies, known blocks, real recent deals. - Real estate agents dealing with development authorities and societies must be registered with FBR as DNFBPs under the Anti-Money Laundering Act. Ask to see the certificate. - We could not find a legal commission cap for agents in Punjab. Commission is negotiated, so agree it in writing before the first viewing. - The biggest red flag is a request to pay a token into the agent's personal account. - Punjab law also makes property dealers responsible for reporting tenants to police within 15 days, so a careless rental agent can create legal risk for you.
Lahore has thousands of property dealers, from one-room offices in Johar Town to large teams on Main Boulevard DHA. Most are honest and some are excellent. A few will cost you more than any commission. This is our checklist for telling them apart in 2026.
Quick answer
Hire the agent who knows the specific society you want, can prove they are registered, verifies the paperwork before the viewing, and agrees the commission on paper.
Interview at least two. Ask each the same questions. The gap between their answers is usually obvious within ten minutes.
What a good agent does
A good agent saves you time and stops you making expensive mistakes. A bad one just opens doors.
| Task | Good agent | Weak agent |
|---|---|---|
| Shortlist | Filters by your budget, block and possession status | Sends 40 WhatsApp photos |
| Pricing | Explains recent comparable deals in that block | Quotes "demand" with no basis |
| Society check | Confirms approval status and transfer process | Says "everyone is buying here" |
| Title | Gets fard or society record before token | Wants token first, papers later |
| Negotiation | Tells you the seller's real flexibility | Pushes you to close today |
| Transfer | Walks you through society or registry steps | Disappears after commission |
The society check is not optional in Lahore. LDA's own count, reported by Pakistan Today in May 2025, listed 206 illegal schemes out of 707. LDA has given QR codes to approved societies that show plot numbers, mortgage and development status, per ProPakistani. A good agent will scan it with you.
Specialists also price better. An agent who closes deals every month in, say, DHA Phase 6 knows that Houseplot's indicative price data (Jun–Aug 2026) puts a 1 kanal plot there at roughly 5.8–6.7 crore, and can tell you why a specific plot sits above or below that range.
Questions to ask
Ask these before you see a single property.
- Which societies and blocks do you work, and how many deals did you close there this year?
- Are you registered with FBR as a DNFBP? Can I see the certificate?
- Do you represent the seller, me, or both?
- What is your commission, who pays it, and when is it due?
- Will you get the fard, registry copy or society record before I pay any token?
- What is this society's approval status, and can you show the LDA QR code?
- Is the plot on a sanctioned map, and is possession available?
- Who holds the token money, and in whose account?
- What happens to the token if the title fails?
- For rentals: will you register the tenant with police and give me proof?
The registration question matters. Under the Anti-Money Laundering Act 2010, FBR requires real estate agents to register as Designated Non-Financial Businesses and Professions. Development authorities, cooperative housing societies and schemes are barred from doing transfer business with unregistered agents, ProPakistani reported. FBR first set a deadline of 1 January 2022, according to Profit.
Islamabad goes further. Its real estate regulatory law requires agent registration, with a number quoted in every deal, according to IIPS. We could not confirm an equivalent agent-licensing regime in force in Punjab.
Commission norms
We looked for an official commission rate or cap for Lahore agents and did not find one from a government source. In practice, commission is a private agreement.
That makes the written agreement your only protection. Settle these points before the first viewing:
| Point to agree | Why |
|---|---|
| Percentage or fixed amount | Avoids a "market rate" argument at closing |
| Paid by buyer, seller or both | Some agents charge both sides |
| Due at token, agreement or transfer | Pay on transfer where possible |
| Refund if the deal fails on title | Protects you from paying for a bad file |
| Exclusivity and duration (for sellers) | Stops five agents quoting five prices |
| Other charges (transfer "help", file fee) | Hidden extras are common |
If an agent will not write it down, assume the number will grow.
Red flags
Walk away if you see any of these:
- Token into a personal account. Pay into the seller's account after title checks, or use a bank-led process.
- "Papers later." No fard, registry copy or society record before token.
- Unapproved society, sold hard. No QR code, "approval is coming."
- Same plot, different prices. Often means a fake or double-sold file.
- Pressure to close today. Real sellers rarely vanish overnight.
- No office, no registration, no surname. You cannot pursue someone you cannot identify.
- Careless on rentals. The LUMS analysis of the Punjab Information of Temporary Residence Act 2015 says landlords and property dealers must inform police within 15 days of possession. Penalties include fines of Rs10,000 to Rs100,000 and up to six months' imprisonment. The Punjab Police runs an online registration portal for this.
Using Agent Score
Houseplot plans to show an Agent Score on agent profiles in future. The idea is to reflect things like response time, customer feedback and complaints. It is not live yet, so do not rely on it today.
What works today on Houseplot is simpler. You post a requirement, choose how many agents (one to five) may contact you and how, and Houseplot's team checks the request before it goes out. Your number is never published. That lets you run the interview above with a short list of agents, instead of fielding calls from everyone who saw your number.
Until a score exists, your own notes are the score. Write down who answered your ten questions straight, who sent papers before asking for money, and who pushed.
What we'd do
We would shortlist two agents per society, each with at least a year of deals there. We would ask the ten questions by message so the answers are in writing.
We would pay nothing until the agent produced title documents we could verify independently. And we would put the commission, payer and due date in a one-page agreement, signed before the first viewing.
This guide is general information; confirm legal and tax points with FBR, the society and a lawyer before you pay.
