Bedian Road Lahore Area Guide: DHA Access, Farmhouse Schemes, Prices and Risks

Bedian Road runs south-east from Lahore towards Bedian village near the Indian border, past DHA's eastern phases and a belt of farmhouse schemes, some of which appear on published illegal lists, so status must be checked with the LDA.

Bedian Road links Lahore with Bedian, a Kasur district village near the Indian border about 30 km from the city centre (Wikipedia). The road runs past DHA Lahore's eastern phases and a growing belt of farmhouse and gated schemes. Several of those schemes appear on a 2025 published list of illegal schemes, so every name must be checked on the LDA website before you pay.

Where Bedian Road goes

The Radcliffe Line fell close to Bedian, which remained in Pakistan. For buyers, that border proximity is worth remembering when you consider long-term plans for the far end of the road.

Traffic and access

Bedian Road became a formal traffic sector in January 2025. The Bedian Road sector covers Bhatha Chowk, PAF Golf Club, Gohawa, Bedian Road, Elite Center, DHA Phase 6 and Raya Club (ProPakistani). The neighbouring New Airport sector covers Barki Road, Askari 10, Paragon City and DHA Phases 6, 7 and 8.

Road works:

• In March 2023 the LDA Director General reviewed construction of an underpass on Bedian Road as part of a wider signal-free programme (ProPakistani). We did not find a completion report.
• We found no confirmed, funded widening project for Bedian Road in 2026 in the sources we checked. Treat any "road widening soon" sales pitch as unverified.

DHA and other schemes along the corridor

DHA Lahore

A DHA Lahore website article describes Phase VI as "within close proximity to Lahore ring road, Bedian and Barki road", linked to Phase VII on one side and Phase VIII on the other through Commercial Broadway (DHA Lahore). The article is written by a named author rather than as an official notice, so confirm phase boundaries with DHA. DHA Lahore was formed under a gazette notification of 19 September 2002 (Wikipedia).

DHA is not regulated by the LDA; transfers go through DHA itself.

Schemes on published illegal lists

A 2025 newspaper copy of LDA data lists three schemes with the location "Bedian Road" (Pakistan Observer):

The same list includes twelve farm-style schemes on nearby Barki Road, such as Barki Farms and Princeton Farms. We did not find any Bedian Road scheme on the published approved lists we reviewed. That does not mean none exist; it means you must check.

Land-use context

When the LDA notified Master Plan 2050 in early 2023, it said 6,000 acres along the BRB Canal were designated green or for "National Strategic Policies" (Dawn). The 2050 plan was later set aside by the High Court and is being revised, but it shows how planners view this belt. Ask the LDA for the current land-use classification of any plot before you buy.

Price data for farmhouse schemes on Bedian Road isn't available yet. We do not publish guesses for farmhouse land.

On sizes: a kanal is 20 marla, and the British revenue marla is 272.25 sq ft (Wikipedia). Farmhouse land is often quoted in kanal or acre, so convert carefully.

Hospitals and amenities

Who Bedian Road suits

• DHA Phase 6 buyers who want easy eastward access.
• Farmhouse seekers who accept that they must do heavy legal checks themselves.
• Long-term land buyers who understand the planning uncertainty along the BRB Canal.

It suits less well if you need public transport. We found no metro or bus rapid transit on Bedian Road.

Red flags when buying on Bedian Road

1. Farmhouse scheme approval. Three Bedian Road farmhouse schemes are on a 2025 illegal list. Check every name on the LDA illegal-schemes section, and scan the LDA QR code if the scheme claims approval (ProPakistani).
2. Land-use class. Agricultural or green-classified land may not be approved for housing. Get the LDA's land-use status in writing.
3. "Near DHA" claims. A scheme next to DHA is not DHA. Verify with DHA directly if a seller implies a link.
4. Revenue record. For land sold by kanal or acre, check the fard and intiqal on the PLRA system; search by CNIC or khewat (ProPakistani).
5. Road promises. We found no confirmed 2026 widening project. Price the land as it is today.

How to check land or a scheme on Bedian Road: step by step

Much of what is sold on Bedian Road is farmhouse land or land in gated farm schemes. That changes the checks.

1. Decide what you are buying. A DHA plot, a plot in a private scheme, or agricultural land by the kanal. Each has a different record.
2. For DHA plots, verify with DHA directly. DHA, not the LDA, holds the record.
3. For private schemes, check the LDA's approved and illegal sections by exact name (LDA). Three Bedian Road farm schemes are on a 2025 illegal list.
4. For land, check the revenue record. Get the mauza, khewat and Khasra numbers and search PLRA (ProPakistani).
5. Ask the LDA for the land-use class. Green or agricultural land may not be approved for housing.
6. Visit and demarcate. Get the land measured with a revenue official before you pay in full.
7. Pay by bank and register the sale properly.

Living on Bedian Road: what buyers weigh

Bedian Road's draw is space: farmhouse plots, quieter surroundings and access to DHA's eastern phases and Raya Club. The 2015 public hospital adds a basic health facility on the road.

The costs are distance, a lack of public transport and legal uncertainty for many farm schemes. Planning documents have treated the BRB Canal belt as green land, so don't assume housing approval will follow.

A visit checklist for Bedian Road

• Drive the full route from the plot to DHA and to the Ring Road at peak time.
• Check mobile signal, power supply and water source on site.
• Ask nearby owners how long their farmhouses have been built and whether any have faced LDA action.
