featured_mode: card | illustrationA 10 marla (2,250 sq ft) plot in Lahore typically takes a double-storey house of about 3,000–3,400 sq ft, laid out either as one family unit or as a double unit with a kitchen on each floor; DHA allows ground plus first floor only, while LDA's amended rules list 70% coverage and up to four storeys.
Key takeaways - A 10 marla plot in a Lahore society is 2,250 sq ft. A double-storey house on it is usually about 3,000–3,400 sq ft covered. - Decide single unit or double unit first. It changes kitchens, stairs, meters and how the house resells. - DHA allows ground and first floor only, with the first floor capped at 75% of permissible ground coverage, and a 35 ft height limit. - LDA's amended regulations list 70% ground coverage, up to four storeys and 45 ft for 10 marla to under 1 kanal. Confirm the version in force. - Budget roughly 2–2.7 crore to build a standard-to-premium double storey in 2026, based on published contractor guides.
Ten marla is the classic Lahore family plot: big enough for four bedrooms and a lawn, small enough to stay affordable. It is also where families most often get the design wrong, by copying a neighbour's plan without asking what their own household will look like in ten years. These are the choices we would make, and what the rules allow.
Quick answer
For most Lahore families, a double storey of about 3,000–3,400 sq ft works best. Choose a single unit if one household will live there long term. Choose a double unit (a kitchen on each floor, often a separate entrance) if you expect married children, parents, or a tenant upstairs.
Then design around three things: the society's rules, Lahore's summer heat, and your budget for finishing.
Layouts (single unit, double unit)
| Single unit | Double unit | |
|---|---|---|
| Who it suits | One household | Joint family, or owner plus tenant |
| Kitchens | One main, maybe a dirty kitchen | One per floor |
| Stairs | Internal, open to lounge | Often separate or lockable |
| Meters | Usually one | Often separate per floor |
| Privacy between floors | Low | High |
| Rental flexibility | Whole house only | Upper portion can be let |
| Resale | Wide appeal | Strong with joint families and investors |
Single unit. Ground floor typically holds the drawing room, dining, TV lounge, kitchen and a bedroom for elders. Upstairs, three bedrooms and a family lounge. The stair becomes a design feature.
Double unit. Each floor is a near-complete home with its own kitchen and lounge. The trade-off is space: a second kitchen and stair lobby take area from bedrooms. In return you get rental income or genuine separation for a second household.
What you cannot do on 10 marla in LDA is turn the house into apartments. LDA ended apartment map approvals on 10 marla and 1 kanal plots, Pakistan Observer reported in April 2025.
What the rules allow
Your society's rules set the envelope before any design starts.
| Rule | DHA Lahore | LDA (amended regulations) |
|---|---|---|
| Storeys | Ground + first; no second floor | Up to 4 (excl. basement) |
| Height | 35 ft from road crown | 45 ft |
| Ground coverage | Per setbacks | 70% |
| First floor | Max 75% of permissible ground area | Not separately capped in extract |
| Front clear space | 10 ft 9 in | Setbacks reinstated; check notification |
| Rear clear space | 5 ft 4.5 in | — |
| Porch | One for 10 marla or less | 1 car porch per storey |
| Boundary wall | Up to 7 ft from road crown | Max 7 ft from plinth |

LDA also requires a 500-gallon rainwater storage tank on 10 marla houses and has banned pillar-based construction in residential buildings, per the LDA document and Pakistan Observer. Pakistan Observer adds that plots over 10 marla need greywater tanks.
Room sizes
Start with the area budget, not the room list. Toolsfluent's 2026 guide assumes 80% ground and 60% first-floor coverage on a 2,250 sq ft plot. That gives about 1,800 sq ft on the ground floor and 1,350 sq ft upstairs, or 3,150 sq ft in total.
Avenir's 2026 guide assumes 3,000–3,400 sq ft. In DHA, the 75% first-floor cap means a larger ground floor buys a larger first floor.
How we would spend that area for a single unit:
- Ground floor (~1,800 sq ft): porch, drawing room, dining, kitchen with a small store, TV lounge, one bedroom with attached bath for elders, powder room.
- First floor (~1,350 sq ft): three bedrooms with attached baths, a family lounge, laundry space.
- Roof: mumty, water tanks, solar panels, and a covered area if allowed.
For a double unit, the first floor typically loses a bedroom to a kitchen and second lounge.
Two dimensions matter more than room counts. LDA sets a minimum clear storey height of 9 ft 6 in. And an architect quoted by The Express Tribune recommends keeping ceilings high and placing doors and windows so air and light pass through. Give up a few square feet of bedroom before you give up cross-ventilation.
Elevation styles
Modern box elevations with large glass and cladding dominate new Lahore streets. They photograph well. They also cook in June.
A 2020 UET Taxila study of four Lahore practices found architects using sun shades, brise-soleil, cavity walls, roof and wall insulation, courtyards and verandahs to keep houses cool (UET Taxila Technical Journal). These work with any style.
Our picks for 10 marla:
- Modern with deep shading. Clean lines, but recessed windows and 2 ft sunshades, which DHA permits as projections.
- Brick-and-plaster contemporary. Exposed brick bands with light plaster. The LUMS Energy Institute's director has recommended reflective paints and roof insulation against Lahore's heat, Dawn reported.
- Classic with a verandah. Arches or columns at the porch give a shaded transition from lawn to drawing room.
DHA also requires front elevation photographs at completion, so the elevation is part of your approval file.
Cost by design
Covered area drives cost. Using published 2026 rates:
| Design | Covered area | Rate basis | Approx. construction cost |
|---|---|---|---|
| Single storey | ~1,800 sq ft (Toolsfluent) | Rs7,500/sq ft standard (Avenir) | ~1.35 crore |
| Double storey, standard | ~3,150 sq ft | Toolsfluent standard | ~2.02 crore |
| Double storey, standard | 3,000–3,400 sq ft | Avenir standard | ~2.23–2.52 crore |
| Double storey, premium | ~3,150 sq ft | Toolsfluent premium | ~2.71 crore |
| Triple storey (LDA only) | ~4,275 sq ft (Toolsfluent) | Rs6,400/sq ft standard | ~2.74 crore |
Avenir puts basement grey works at Rs4,300 per sq ft and estimates 6–7 months to build a standard 10 marla house.
A double unit costs more than a single unit of the same area, because of the extra kitchen, stair and services. We did not find a sourced figure for that premium, so ask your architect to price both layouts.
For comparison, Houseplot's indicative price data (Jun–Aug 2026) puts a finished 10 marla house in Wapda Town at roughly 4.2–4.9 crore, against a 10 marla plot at roughly 2.5–2.9 crore.
What we'd do
We would design a double storey with a single-unit ground floor and a first floor plumbed for a future kitchen. That keeps the house open today and convertible later at low cost.
We would spend on shading, roof insulation and ventilation before cladding, and keep 10% of the budget aside for changes.
