In Houseplot's Oct 2026 price data the cheapest 5 marla houses in tracked Lahore societies start at roughly 72 lac, so a house under 50 lac usually means a smaller (2–4 marla) house in an older or outlying area, or buying a 5 marla plot in range and building later.
Fifty lac does not buy a 5 marla house in any Lahore society Houseplot tracks; the lowest 5 marla house range in our October 2026 data starts at roughly 72 lac. At this budget buyers are realistically choosing between a smaller, older house or a plot they build on later.
What 50 lac buys in Lahore today
Houseplot's indicative price data (Oct 2026) puts the lowest 5 marla house ranges at roughly:
| Society | 5 marla house (approx.) |
|---|---|
| Lahore Motorway City | 72 lac – 1.4 crore |
| Khayaban-e-Amin | 96 lac – 1.9 crore |
| Al Jalil Garden | 1.23 – 1.7 crore |
| Bahria Orchard | 1.4 – 2.3 crore |
| New Lahore City | 1.4 – 1.6 crore |
None of these sits below 50 lac. Houses under 50 lac are usually 2–4 marla units in older, densely built localities or on the city's edges. Our price files don't cover those sizes, so we don't quote figures for them; compare recent registered sales on the same street before you offer.
The plot route: 5 marla plots in range
Land is where 50 lac still stretches. Houseplot's indicative price data (Oct 2026) shows these 5 marla plot ranges reaching below 50 lac at their lower end:
| Society | 5 marla plot (approx.) |
|---|---|
| Lahore Motorway City | 19 – 30 lac |
| New Lahore City | 21 – 43 lac |
| Pak Arab Housing Society (Phase 2) | 26 – 43 lac |
| Bahria Orchard | 27 – 68 lac |
| Al Jalil Garden | 30 – 75 lac |
| Bahria Town Lahore | 38 – 73 lac |
| LDA City | 39 – 85 lac |
| Bahria Nasheman | 48 – 59 lac |
| Park View City | 48 – 78 lac |
Building is the catch. Avenir Developments' September 2026 guide puts a standard 5 marla house in Lahore at about Rs7,230 per sq ft on 1,800–2,100 sq ft of covered area. That alone is more than 1.3 crore, so the plot route suits buyers who can wait and build in stages.
Owners of a 5 marla urban plot may qualify for Punjab's Apni Chhat Apna Ghar loan: up to Rs1.5 million interest-free, repaid at about Rs14,000 a month, Aaj News reported in December 2024. Check current terms on the official portal.
Who this budget suits
- First-time buyers moving from rent who accept a smaller house or a longer commute.
- Families buying land now and building over several years.
- Small investors who want a plot in a developing society and can hold it.
It suits people who need to move in soon less well, unless they accept a small house in an older area.
What to check before paying
- Society approval. On 12 October 2026 the LDA demolished structures in six illegal schemes, including New Lahore City, ProPakistani reported. Check the exact phase and block against the LDA's approved list.
- No files. From 1 July 2026 the LDA ended file-based trading; plots must change hands through PLRA-issued certificates with a QR code, Pakistan Observer reported.
- Size in sq ft. Confirm whether a marla is 225 or 272.25 sq ft in that scheme.
- Possession and utilities. Gas, electricity and water connections on the ground, not on a brochure.
- Transfer costs. Budget for tax and stamp duty on top of the price.
Worked example: buying at 45 lac
| Cost | Filer | Non-filer |
|---|---|---|
| Advance tax 236K | 1.25% = Rs56,250 | 10.5% = Rs472,500 |
| Stamp duty | 1% = Rs45,000 | 1% = Rs45,000 |
Rates: FBR rate card 2026-27 (236K is charged on fair market value) and The News on Punjab's uniform 1% stamp duty. The example applies both rates to 45 lac; the actual base depends on the FBR and DC values for the property.
Red flags
- A "5 marla house" far below the ranges above with no clear reason.
- Files, allocation letters or "open forms" offered after 1 July 2026.
- Societies or phases on LDA illegal lists or recently hit by demolition.
- Houses built beyond approved plans or without a completion certificate.
- Sellers who refuse a PLRA record or registry check.
This guide is general information; confirm current rates with FBR/the bank/a lawyer before you pay.
