Real estate investment in Pakistan can be made through plots, built houses and flats, commercial units or PSX-listed REITs; filers now pay 1.25% advance tax on purchase and 2.75% on sale, Lahore's average gross rental yield was about 5.7% in early 2026, and the biggest risks are illegal societies, title defects and illiquidity.

Real estate investment in Pakistan comes in four main forms: open plots, built homes and flats for rent, commercial units, and REIT units traded on the Pakistan Stock Exchange. After the Finance Act 2026, a filer pays 1.25% advance tax when buying and 2.75% when selling, much lower than last year. Lahore's average gross rental yield was about 5.7% in early 2026, before costs.

This guide sets out what each asset class offers, what tax you pay, what the risks are, and how REITs fit in. We do not forecast price growth, because no reliable official index lets us.

The main asset classes

Asset class Income Typical ticket Liquidity Main risk
Open residential plot None until built or sold Low to high Medium, depends on society Illegal or delayed society, no rent
Plot file (unballoted) None Low Speculative No plot exists yet; society may fail
Built house Rent High Low to medium Tenant, maintenance, title
Apartment Rent Medium Medium Building quality, management
Shop / office Rent High Low Vacancy, market location
REIT units Dividends Very low High (PSX) Market price swings, manager

Plots

Plots are the most common investment, especially in Lahore. They are easy to hold but produce no income. Your return depends entirely on someone paying more later.

Buy only in an approved society and check the plot is actually demarcated. In July 2026 the LDA demolished infrastructure and sealed offices at 14 illegal housing schemes in Lahore.

Built houses and apartments

These earn rent and can be financed by banks. SBP's 2026 regulations let banks finance up to 90% of value over up to 30 years (SBP Housing Finance PRs), though bank policies are usually tighter.

Commercial property

Shops and offices can earn higher rent but sit empty longer if the location fails. They are rarely bank-financed for individuals.

REITs

REITs let you own a slice of a property portfolio through the stock market. See the REIT section below.

Rental yields: what the data shows

Pakistan has no official rental yield index. The most detailed regular estimate we found is Global Property Guide's Pakistan rental yields page, updated in March 2026. It compares median asking rents with median asking prices from online listings.

Lahore area / type Gross yield
DHA Lahore, 2-bed 7.69%
DHA Lahore, 3-bed 5.97%
Askari, 3-bed 4.51%
Gulberg/Iqbal Town, 2-bed 6.53%
Gulberg/Iqbal Town, 3-bed 6.11%
Lahore, all 2-bed 7.74%
Lahore, all 3-bed 4.67%
Lahore average 5.74%
Pakistan average (Q1 2026) 6.67%

Treat these with care. They are based on asking figures, not completed deals. They are also gross: the same source says net yields are typically 1.5–2 percentage points lower after maintenance, fees and tax.

Worked example

A flat bought for Rs20 million and let at Rs100,000 a month earns Rs1.2 million a year. That is a 6% gross yield. Knock off two months' vacancy, maintenance and agent fees, and the net figure can easily fall towards 4%.

Compare that with the SBP policy rate of 11.5%, held on 14 September 2026. Rent alone does not beat a bank deposit at current rates. Property investors are betting on capital growth as well.

Taxes on buying, holding and selling

Federal taxes on property transactions changed sharply in the Finance Act 2026. These rates come from FBR's withholding tax rate card, updated to 30 June 2026.

Tax Who pays Filer (ATL) Non-filer
236K advance tax on purchase Buyer 1.25% of FMV 10.5% (up to Rs50m), 14.5% (Rs50–100m), 18.5% (above Rs100m)
236C advance tax on sale Seller 2.75% 11.5%

The rate card's 236K figure shows a flat 1.25% for filers. Brandsynario's budget summary describes a tiered 0.5–1.25% rate by value band. Check the band with FBR or your tax adviser at the time of purchase.

Worked example: tax on a Rs20 million purchase

Filer Non-filer
236K on purchase Rs250,000 Rs2,100,000
236C when later sold for Rs25m Rs687,500 Rs2,875,000

The gap is about Rs4 million across one round trip. Becoming a filer is the cheapest step any property investor can take.

Other taxes and rules

  • Section 7E, the deemed income tax on unused property, was reported as omitted in the Finance Act 2026. Confirm with FBR before relying on this.
  • Source of income: buyers of property worth over Rs1 crore must declare their source of income, according to the same summary.
  • Capital gains tax applies on disposal. We could not confirm the current CGT rates from an official page; check with FBR.
  • Overseas Pakistanis: non-resident NICOP/POC holders can pay filer rates under 236C and 236K even if they are not filers, according to FBR's overseas FAQ.
  • Punjab stamp duty: the Stamp Ordinance 2026 set 1% stamp duty plus 0.1% service charges on assignable documents for 12 months. Confirm the rate on your deed with the Punjab Board of Revenue.

REITs in Pakistan

REITs are regulated by the SECP under the REIT Regulations 2022. Six REITs were listed on the PSX by August 2026, out of 29 registered REIT schemes, ProPakistani reported.

REIT Type Notes
Dolmen City REIT Rental, Shariah-compliant, perpetual Pakistan's first REIT; Dolmen Mall Clifton and The Harbour Front, Karachi; fund size Rs22.2bn
Globe Residency REIT Developmental, 48-month life 1,344 apartments at Naya Nazimabad, Karachi; listed December 2022
JS Rental REIT Rental SECP approved public offer of 53.6m units in April 2026
Naya Nazimabad Apartments REIT Developmental, closed-end 44.06m units offered; 25% to retail investors

Rental vs developmental REITs

A rental REIT owns finished, let buildings and pays out rent as dividends. A developmental REIT builds a project and returns money as units are sold. Developmental REITs carry construction and sales risk.

In October 2026 the SECP said it was revamping the REIT framework so ordinary investors can get regulated exposure to property without buying a whole plot or flat.

For a small investor, a REIT unit costs a fraction of a 5 marla file and can be sold on any trading day. That liquidity is the main advantage.

The real risks

  1. Illegal or unapproved societies. LDA regularly takes action against unapproved schemes. Check approval status yourself.
  2. Title defects. Fake fard, double sale and disputed inheritance remain common. Verify through PLRA or the society office.
  3. Files with no land. A file is a promise, not a plot. If the developer lacks land, the file may never be balloted.
  4. Illiquidity. Selling a plot can take months, especially in a slow market.
  5. Interest rates. With the policy rate at 11.5%, financed investments are expensive and price growth can stall.
  6. Policy changes. Property tax rates changed twice in two budgets. Plan for the rules to move again.
  7. Undocumented cash deals. These invite FBR scrutiny and leave you without a paper trail.

Common mistakes

  • Buying on a dealer's promise of "double in two years". No official data supports such forecasts.
  • Comparing gross rent with bank profit, without deducting costs.
  • Staying a non-filer to "save" on paperwork, then paying eight times more advance tax.
  • Ignoring the society's maintenance and transfer charges.
  • Putting everything into one society.
