Villas for rent in Lahore are usually large independent houses of 1 kanal or more in DHA, Gulberg, Model Town and similar areas, renting for roughly Rs2–5.5 lakh a month in Oct 2026, under a written tenancy agreement registered with police.

What a villa means in Lahore

Developers use "villa" loosely. In some societies it names a ready-built house design. In older areas such as Model Town, Gulberg and Cantt it just means a kothi on a large plot. Tenants tend to be families, diplomats, company executives and organisations that want a guest house.

Farmhouses on the city's edge are sometimes called villas too. Be careful there. Lahore authorities identified 91 illegal farm housing schemes in Tehsil Cantt and Tehsil Shalimar in 2023, some of them close to the border (Profit, 17 Jul 2023).

Rents at the very top are higher. Profit reported in July 2026 that average house rents in Gulberg were above Rs600,000 a month on March 2026 data (Profit, 14 Jul 2026).

What drives villa rents

• Plot size and covered area. 2 kanal homes and corner plots on wide roads sit at the top.
• Location. DHA's older phases, Gulberg and Cantt cost the most, followed by Model Town and Garden Town.
• Condition and fit-out. New construction, solar, backup power, a basement and a working gas connection all add to the rent.
• Furnished or not. Furnished villas cost more, but our data doesn't track them separately.
• Lease length and advance. Longer leases and larger advances are often traded for a lower monthly rent.

The law: agreement and police registration

The Punjab Rented Premises Act 2009 says a landlord "shall not let out a premises to a tenant except by a tenancy agreement" (Punjab Rented Premises Act 2009). The landlord must present it to the Rent Registrar (s. 5). The agreement should state the term, the rent, the rate of increase, the due date, and any advance or security (s. 6). The Act sets no fixed yearly increase and no cap on the security deposit, so agree both in writing.

The tenancy must also be registered with police under the Punjab Information of Temporary Residents Act 2015. Register online or at a police station or Khidmat Markaz, with CNIC copies, photos and the rent agreement (Punjab Police TRS). Punjab has also said it will register FIRs against anyone who rents to illegal foreign nationals (APP, 28 Oct 2025). If the tenant is a foreigner, check their visa status first.

Checklist before you sign

1. Confirm the landlord owns the house. Get the title document and CNIC, or a valid power of attorney.
2. Inspect the generator, solar, water pumps, gas, ACs and roof leakage, and write down what works.
3. Put the rent, the yearly increase, the advance, the notice period and who pays for repairs in the agreement.
4. Present the agreement to the Rent Registrar and register the tenant with police.
5. For a company tenant: under section 155, prescribed tenants withhold tax from rent. For individual landlords, nothing is withheld up to Rs300,000 of rent a year, and the rate rises to 25% on rent above Rs2 million a year (FBR Withholding Tax Rates Card 2027).
