Buying an upper or lower portion in Lahore usually means buying a share of a house rather than a separately titled flat, so buyers must confirm exactly what the registry or society transfer conveys, how roof, stairs, utilities and parking are divided, and whether the society allows the arrangement.
An upper or lower portion for sale in Lahore is usually one floor of a house with its own entrance, sold as a share of the property rather than as a separately titled flat. The key question is not price but paper: what exactly will your name be on, and who owns the roof, stairs and plot?
What a portion is in Lahore
Most portions are floors of 10 marla or 1 kanal houses with a separate entrance, kitchen and meters. Owners often build them to rent out one floor while living in the other.
| Portion type | Typical features | Common issues |
|---|---|---|
| Lower portion | Ground floor, lawn or car porch access | Seepage from above, parking shared |
| Upper portion | First floor, outside stair | Roof access, water pressure, heat in summer |
| Basement or annexe | Smaller unit, separate door | Approval of basement use, light |
Rent is the clearest guide to how the market values portions. Houseplot's indicative price data (Oct 2026):
| Area | Size | Upper portion rent | Lower portion rent |
|---|---|---|---|
| Allama Iqbal Town | 10 marla | Rs55,000–95,000 | Rs66,000–100,000 |
| Wapda Town | 10 marla | Rs70,000–80,000 | Rs75,000–95,000 |
| Valencia Town | 10 marla | Rs65,000–95,000 | Rs85,000–115,000 |
| Bahria Town Lahore | 10 marla | Rs64,000–85,000 | Rs65,000–85,000 |
| Johar Town | 1 kanal | Rs110,000–175,000 | data not available |
| Model Town | 1 kanal | Rs150,000–210,000 | Rs125,000–260,000 |
| DHA Lahore | 1 kanal | Rs115,000–150,000 | Rs140,000–220,000 |
What you actually buy
Houseplot's files have no sale prices for portions, so we don't publish ranges. For context, whole 10 marla houses in Wapda Town are roughly 3.8–5.8 crore and in Johar Town roughly 4–5.5 crore, per Houseplot's indicative price data (Oct 2026).
The legal point matters more. A co-owner can transfer only what they lawfully own; the Supreme Court restated this in a May 2026 ruling on jointly owned property (APP). If the seller owns the whole house, a portion sale is in practice a sale of a share, and the floor split must be written into the deed.
Societies vary on whether they record a portion or a share. Ask the society or, for revenue-record property, a lawyer how the transfer will be shown before you pay token money.
Agreement terms that protect a portion buyer
A good portion deed or side agreement settles:
- Which floor, with a plan showing rooms and sq ft.
- Ownership of the roof and right to build above.
- Stairs, entrance and car porch: shared or exclusive.
- Separate electricity, gas and water meters in your name.
- Who pays for structural repairs, seepage and water tanks.
- Right of first refusal if the other owner sells.
Without these, a dispute goes to a civil court as a co-ownership matter, which is slow.
Costs on the transfer
| Item | Rate | Source |
|---|---|---|
| Buyer's advance tax (236K) | 1.25% ATL; 10.5% non-ATL up to Rs50m | FBR rate card |
| Seller's advance tax (236C) | 2.75% ATL; 11.5% non-ATL | FBR rate card |
| Punjab stamp duty | 1%, uniform urban and rural | The News, Apr 2026 |
Taxes apply to the value of the share transferred. Confirm the valuation basis with the registrar or society.
If you plan to rent it out
A portion is often bought for rent. The Punjab Rented Premises Act 2009 requires a written tenancy agreement presented to the Rent Registrar, and bars subletting without written consent.
The tenant must also be registered with police. Lahore Police say registration is free at a police station or Khidmat Markaz, with both CNICs, the rent agreement, an affidavit and a tenant photo.
Red flags
- Seller offers a portion of a house that is still on a family member's or deceased owner's name.
- One meter for the whole house.
- No written split of roof and parking.
- An "upper portion" that is an unapproved extra floor.
- Society says it transfers whole plots only, but the seller insists it's fine.
