Roof heatproofing in Lahore means stopping the sun's heat from soaking through a concrete slab into the top floor. In a UN-Habitat field test of 19 roof treatments, the better options kept indoor temperatures about 4°C lower on average than an untreated roof (UN-Habitat report). The same report says to fix waterproofing first, because insulation over a leaking slab fails.
Why Lahore roofs need both treatments
A bare RCC slab takes the full June sun. Lahore's hottest month routinely passes 45°C, and the record is 50.4°C (Wikipedia). Then the monsoon arrives in July and August, averaging about 189 mm and 177 mm.
That pairing is brutal on a roof. Heat cracks the slab and screed, and the monsoon pushes water into those cracks.
Extreme rain is not rare. Lahore recorded 343 mm in 24 hours in July 2026, and a house roof collapsed in DHA, injuring four (Aaj News). In July 2025, a dilapidated house roof in the Akbari Gate area collapsed during rain, killing three family members (Aaj News).
The city is also hotter than its surroundings. A study cited by Dawn found Lahore's urban area 2.41°C warmer than rural surroundings in 2020, up from 1.72°C in the 1990s.
Heatproofing methods compared
UN-Habitat tested treatments on houses in July 2010. The untreated control room reached 36.2°C at 3pm.
| Method | Room temp at 3pm (control 36.2°C) | Weight | Lifespan | 2010 cost per sq ft |
|---|---|---|---|---|
| Extruded polystyrene under screed | 32.2°C | Not stated | 10+ years | Rs76 |
| Paper board false ceiling | 32.2°C | Light | 15–20 years | Rs22 |
| Flat brick tiles | 33.1°C | Heavy | 10+ years | — |
| Mud with thermopore | 33.6°C | 26–40 lb/sq ft range for mud/brick | 10+ years | Rs52 |
| Brick tile on stabilised mud | — | Heavy | 10+ years | Rs39 |
| Stabilised mud | 35.3°C | Heavy | 10+ years | Rs32 |
| White enamel / weather-shield paint | — | None | Months | Rs8 |
| Lime wash | — | None | Months | Rs3 |

The report's findings, in plain terms:
- Insulation with mass (polystyrene, brick tile, mud) gives lasting cooling and holds warmth in winter.
- False ceilings work well but need ceiling height and ventilation.
- Reflective paint is the cheapest start but needs frequent recoating and cleaning, and suits roofs nobody walks on.
- Combining insulation with a reflective top coat improves results further.
Step-by-step: how to treat a roof properly
- Inspect in dry weather. Mark cracks, ponding spots, damp patches on the ceiling below and blocked drains.
- Get a structural check before heavy layers. UN-Habitat warns that anything over 20 lb per sq ft needs one. Mud and brick systems weigh 26–40 lb per sq ft.
- Repair and waterproof the slab. The report names bitumen or a 2-inch PCC layer as the base where leaks exist.
- Fix the slope. Water must run to the drain outlets. Ponding is the main cause of slow seepage.
- Add the insulation layer. Polystyrene boards under a protective screed, or mud and brick tile.
- Seal edges and upturns. Water gets in where the roof meets the parapet and the stair mumty.
- Finish with a reflective coat if the roof is not used as a terrace.
- Clean drains before every monsoon.
Roof cooling paint: what it costs in 2026
Reflective roof coats are the quickest fix for an existing house. Berger's 2026 price page lists several brands at about Rs3,800–4,000 for a 4-litre pack, with professional-grade products up to about Rs21,200 for 10 kg (Berger).
The same page says a 4-litre pack covers 100–150 sq ft, and a 1,000 sq ft roof needs at least 40–50 kg. It recommends two to three coats, cleaning once a year and recoating every two to three years.
Worked example: a 10-marla roof
A 10-marla plot is about 2,250 sq ft on the 225 sq ft marla (Avenir Developments). Suppose the open top roof is about 1,500 sq ft after the mumty.
| Item | Calculation | Approximate result |
|---|---|---|
| Packs needed | 1,500 ÷ 100–150 sq ft per 4 L | 10–15 packs |
| Paint cost | 10–15 × about Rs3,800–4,000 | about Rs38,000–60,000 |
| Labour, filler, cleaning | Get quotes | Not included |
Treat the manufacturer's claim of an 8–15°C drop in roof surface temperature as marketing. Berger cites no independent test. Surface temperature is also not room temperature.
Waterproofing: what to fix first
Insulation does nothing if the slab under it is wet. UN-Habitat's recommendation is to complete waterproofing first, especially on roofs with existing leaks.
| Problem | Likely cause | Typical fix |
|---|---|---|
| Damp patch under a roof corner | Failed upturn at parapet | Re-seal the joint, then coat |
| Seepage along a line | Crack in slab or screed | Open, fill, then membrane or PCC |
| Water stands after rain | Wrong slope or blocked outlet | Re-slope and clear drains |
| Leak around pipes or tank base | Unsealed penetrations | Seal collars around pipes |
| Whole-ceiling dampness | Old, porous slab | Full waterproofing layer, then insulation |
Rates for bitumen membranes, chemical coatings and PCC change with material prices. Cement was Rs1,500–1,610 per 50 kg bag in October 2026 (ARY News), which drives PCC and screed costs. We could not find a reliable official rate for complete heatproofing per sq ft in Lahore, so get itemised quotes.
Rules and codes that apply
Pakistan's Energy Conservation Building Code 2023 lists a residential roof U-value of 0.44 W/m²K, according to the World Bank's building-code tracker (World Bank). NEECA led the code's rollout in 2024 (APP). Whether it is enforced on private houses in Lahore is not clear from these sources.
LDA's amended building regulations propose insulation of roofs, outer walls and windows on houses (LDA). They also propose rooftop rainwater harvesting in Lahore and bar roof drains from connecting directly to sewers or streets.
DHA Lahore counts tanks, stair mumty and parapets in overall height. It allows a relaxation for rooftop solar panels or geysers as a temporary arrangement (cl. 58) (DHA Lahore). Plan roof treatment around solar mounting points so installers do not drill through your new waterproofing.
Green roofs: an option for larger buildings
Rooftop gardens cool a slab and help with stormwater, but they are a structural project, not a weekend job. The News on Sunday reported in July 2023 that LDA requires high-rise buildings to convert 50% of their rooftops into green space and had issued notices to buildings that did not comply (The News). The same report said LDA had not yet written detailed bylaws for rooftop gardens.
An LDA town planner quoted there said the structure must be able to bear the garden's weight, and that waterproofing, a full drainage system and protection mats are needed. For a house, a few large planters on a waterproofed, insulated roof are a safer start than a full soil bed.
Common mistakes
- Painting over cracks. Coatings bridge hairline cracks, not open ones.
- Insulating a wet slab. Moisture gets trapped and the ceiling below keeps staining.
- Piling mud without a structural check. Heavy systems add 26–40 lb per sq ft.
- Drilling for solar after waterproofing. Every bolt is a leak path unless sealed.
- Ignoring parapet joints. Most corner leaks start there.
- Walking on reflective paint. Foot traffic wears it fast; use tiles on terrace areas.
- Skipping drain cleaning before July.
